It looks interesting when you c the profit margins they earn in Airbnb unlike giving house for Rent traditionally.
But with great profit comes great responsibility.
The first guy has rightly said that the society people will object to the air bnb business in their buildings, then how are people listing their apartments in air bnb ??
Apartments are in high demand in the Airbnb business. But RWAs are not allowed in most of the society. It is better to have an independent Builder floor building to run as an Airbnb.
I was just planning to book a 1bhk for something similar in a Prestige society. But good to know society can object such commercial activities.

You should not run commercial activity in residential building. It is the most basic rule.
When you are renting to a tenant it is not really classified as commercial activity but if you run an airbnb it becomes comercial
@@amitsuju well our’s is a 2500 flats apartment from a tier-1 builder and we have atleast 3-4 service apartments. If the rule was that basic, not sure how they are ruining

rule is universal and same in most of the other countries too.
@@SD_003 it is basic, just not followed strictly in India but if violation caught, you end up with heavy fines and stuff.
For commercial property municipal tax is different plus extra overheads and lot of other regulations as well on health and safety which has to be complied.
Don't want to do this business but knowledge is always welcome this channel rocks.

For the couple that didn’t own the property, why would the landlord allow them to run it as an airbnb? They’re probably sharing profits or paying a hefty run. If they are not, it seems extremely unfair for the landlord, like they’re scamming him.
All fake justification, do we think the landlord are fools!

The Whitefield is the most polluted, worst traffic with worst infrastructure, in upcoming month office will be full remote and these places will be deserted. Not making any sense to invest here as 100% water will be wiped out completely.

please explain in more detail. 1) wht are the expenses, how much commission airbnb takes. 2)occupancy rate for 2x rental yields 3) any guarantee on damages to property etc. 4) any objection from socities/rwa. 5) can manatince be outsourced, name those comapnies.
1. Airbnb charges are around 3 % from the host. 2, Depends on the geography and demand. 3. Airbnb provides $ 3 million in damage protections 4. It is one of the major issue.
@@thehomestayacademyi was referring to the interviews they did. They could ask more questions to the person claiming 2x yields, like occupancy rates not generic statement. Also 3 million compensation is a joke, airbnb will do nothing for damages and indians are worse travellers so expecting major damages is very likely. On top of it the legal system will do nothing to help you.

For passive income purposes you can take up normal residential properties. Although the couple in the video had a commercially rented property, though not mandatory.
If you plan to make it a large scale business then a commercial licence may be required.

5 cr revenue .. 118 listing and profit is 20% percent i.e approx 1 crore… lets do the math… revenue per listing= approx 4.23 lakh and per month basis it is approx 35k … now if we consider profit as the pure rental earning… it is approx 7k per month per listing… wtf… its too low… either i am doing bad math or not able to understand whatever he is saying
This will be the case . Because he must have leveraged it to the hilt. Ie how much of that is interest cost is what we don’t know . The truth always lies in the cap structure . If he has funded all of them with debt almost entirely then 7k per listing isn’t bad
If people are objecting in the apartments then where are these people renting house on Airbnb I don’t think Bangalore has many individual houses for rent even if it is it is very costly .

the problem with this is a single point of failure that is airbnb since there are no strong substittute to it. So if something happen to airbnb which can happen overnight these ppl will face hell of time . Also this video could just a indirect promo of Airbnb
