Final Walkthrough Checklist - Everything You Need To Know
Congratulations You finally got a house finalized inspection, the house got apprised and you have a closing date .
What is the next ???
The final step before the closing is the walk through in todays video ill share with you everything you need to know about the walk through .

First of all when do you actually do the walkthrough ???
I always recommend doing the walkthrough at the same day of the closing because we want to minimize the time in between the walk through to the closing so we can be almost 100% sure that the house will be at the same condition that we saw at the walk through .
Damages to the house can always happen even in a few hours, however I rather take the risk for a few hours VS few days .
Ok so we scheduled the the walk through a few hours prior the closing , now we will talk about what exactly do we need to check during the walk through.
Lets start:
1)Make sure that the property is vacant and in at broom clean condition, according to the contract the seller has to provide the house vacant and clean 😊
2)make sure all the repairs were done according to the inspection report .
Usually when there are big issues in the inspection stuff that requires big repairs most sellers are not going to fix them and instead they will give credit to buyers .
If there issues that are not big and require small fix up the seller will take care of them before closing .
Usually the seller’s will provide the invoices of the repairs to the buyers attorney .
You have to check that everything was done and everything is in working order .
For example, If you had some plumbing issues go and check it .
If you had a crack window go and check that it was fixed.
3)turn on kitchen appliances and washer and dryer
As soon as you enter to the home turn on the oven, dish washer and washer and dryer and let them run for a full cycle so in case there is any issue you will be able to see it during the walk through
4)Turn on the lights throughout the whole home
Turn on all the lights at the house and check that all is working well
5)Turn on the heating system or AC
You want to make sure that in the heating season the heat is working and in the cooling season the AC is working
6)open and close all the windows
We want to make sure when you open the windows that they actually stays open.
7)Plumbing Items
You want to turn on all the showers fosets , sinks fosets to check them all out and that water are running well and that there are hot water running .
It always good to fill up the sing half way and then relies the stoper and to check underneath that there are no leacking
That is it the wrap up of everything you need to check during the walk through .
