- My Best (and Worst) Real Estate Investment Decisions // If I've learned anything over the last several years from viewers of the Break Into CRE CZcams channel, students in Break Into CRE courses, and members of Break Into CRE Academy, it's that, even if people have a primary goal of landing a job in the real estate industry, that is usually directly related to a long-term goal to ultimately invest in commercial real estate in the future themselves.
This is the camp I fell into when I first started out, looking to get paid to learn from the best in the business, to ultimately use those same best practices when making my own CRE investment decisions as I built up my capital stores (i.e.. saved money).
With this year marking my tenth year in the real estate business, I’ve had some time now to see many of these decisions play out, some of which have turned out well, and others, which have turned out...not-so-well.
And through this process, I've started to see some common threads start to show up between my best and worst investment decisions I've made. And in this video, I want to share the most important lessons I've learned from a decade of experience in the industry, and how you might be able to apply these to your own real estate investments going forward.

Hey Justin! Love your content, probably the most consistently informative / high quality information out there! I'm from Maine, and I've been finding a compression in returns recently after my first couple purchases - how have you balanced staying true to your investment criteria while adapting to the market? I don't want to get over my skis, or be one of those sitting on the sidelines "waiting for the next downturn"
Thanks for the kind words, Roy! I agree - the market is the hottest I've ever seen in my career right now. With that, I'm looking for deals that are either completely off-market (meaning no bidding process whatsoever), or projects with limited downside (i.e. affordable housing with guaranteed rents or clear indication of rent adjustments 3-5 years out). Tough to find and even on deals that work, I've also seen return compression, but this is how I'm currently trying to manage the influx of capital flooding into CRE (primarily industrial and multifamily). Yes - some of which I worked on actively, others I invested in passively.

Justin is a good guy but this was a completely worthless video since no specifics of his best and worst real estate deals was shared. What was Justin insight, "I go for singles rather than home runs" or "if a deal is too good to be true then it is." How is this general advice helpful? If you watch Tarl Yarber of BiggerPockets, he gets out a whiteboard and shares the numbers of the deal. I am sure you have some good information to share but if you try to be super confidential then what is the point of having a CZcams channel? Don't be surprised on the low number of views on your video. Big thumbs down.
