Living in Arizona is quite a unique experience because of the vastness that the state offers. From the Sonoran Desert in the south to the high country in the north all the way up towards the Four Corners east and the Grand Canyon in the west. Known as the Grand Canyon state, Arizona is diverse in many ways. The state tree is the Palo Verde, the state cactus is the Saguaro, the state bird is the Cactus wren. True but some places are like A Kid playing Simcity..or sims.. Grandma here, farmer here, youtuber country guy over there...

maybe they should have parties where ghosts are and tell them their death wasn't in vain (tortured natives, staff dying from accidents while building train tracks, Wild West crimes, etc). I just watched a Weird Earth episode, the 1 with the ghost roaming the abandoned train track line as a floating ball of fire who the mayor's seen 50-60X in the wilderness. But watch out for evil, angry, violent, trickster ghosts
Hi there. I've come over all the way from London, England and I'm in Cave Creek Frontier Town now with my family. It would be great to meet you in person. We'll be checking out the sites now if you're around. 😊
When you discuss cheap living options in Arizona, RV/Van life has to be a part of it. People aren't necessarily "squatting" in their RVs, many are in places designated exactly for that. You can pay $180 and get 7 month's access to water, trash, and a dump station at one of several LTVAs in Arizona/California. I bought a summer only lot in Pinetop-Lakeside and camp for free in the desert the rest of the year.
There are so many options besides living in an apartment or house, and Arizona is a great place to figure it out for cheap.
Yes, not everyone wants to buy a house for $500k when you need $150k income to be approved.
Correct!
We’re over here in Tyson wash LTVA for 4 months
RV full time and in the process of looking for land in AZ
May go up to Apache county
Or
Yavapai county
Great post to share 👍
even the lots are expensive in that area
That is exactly what I would like info on @schmonsequences and @LivinginArizona
It's too dam hot in the summer ☀️
Bought a 3 bedroom house on 21/3 acres in Golden Valley, Az. 2023 for $112,000.
That’s incredible what company did you use
Your definition of "cheapest" is vastly different from my own!
Prescott Valley probably has the best climate in all of Arizona. Not too hot, not too cold. We have 4 seasons. It just needs larger industries, more jobs and better infrastructure.
There are enough areas in AZ with industry and infrastructure. Why replicate it? If that’s what you’re looking for relocate. We have enough urban sprawl.
@@thequ33n94 Spoken like a nimby.
More traffic, more smog, less nature.
@@philkearny5587 Jobs and infrastructure are more important.
We’re very happy in PV for 10+ years
I had just bought a house in Bisbee, Arizona. I moved here month ago from New Jersey. I love it.
@@liberals_destroy_everythin2497 that's true but I'm gonna live here and I'm gonna encourage more people like me to move here and we'll make it a better place
@johnny I'm from South Jersey. Sewell to be exact. Been in Az since 1980.
Crime is super high in Bisbee. Probobly not as shitty as Jersey I guess though.
congrats!

In Bullhead their so much to do. Water sports in the summer months off roading in the cooler months. Great fishing all seasons. Right over the river a lot of night life. Concerts good dining and so much more. Let’s not forget you don’t have to sit in traffic to enjoy all the things Bullhead has to offer
Why is Bullhead so cheap ? Is it a safe place to live? I'm looking into Bullhead , but haven't made it there yet. Love the location of it
Bullhead area has inexpensive areas. It’s mainly a retirement city and vacation spot. There’s some homeless and like all towns nowadays a drug problem. I think it’s nice because of all the outdoor things to do. Be prepared to deal with some extreme heat in the peak summers months.
Really appreciate you responding. Trying to do as much research as I can, but knowing local always helps, so thank you
@@fredandmollyit's not all that cheap anymore
Yeah we also have all the meth heads.
Az is having significant water issues related to the shrinking Colorado River. Nice video.
This is false news. There is technology available to get clean water all over Arizona. Do some research. The so called water shortage is some propaganda.
Oh no 😮
Yeah buying in Phx area not wise move IMO due to this basic fact
Once again Jeff, job well done on this video. I would like to see a video on the best mountain communities in Arizona and best Mexican & burger restaurants. Thank you for all you do.
Awesome video! Great information.
"If you can't stand the heat, stay tf out of Yuma." - Yumans
I like Yuma, but not the annual 5 months of blaze !
I've been here since 1959. My parents brought me here. I'm to old to leave at this point. Long story short all the masses that moved here in the last 65 years have turned the weather here a totally different beast. Let me out.... with no where to go. Jim BCC AZ
I'll take the 5 months of blaze over the cold months of the Midwest any day. Source: a former Midwestern
Yuma is too close to an open border.
Remember to ask a Realtor about water rights.
Coolidge and Glendale is awesome. Thank you for the detailed info on all these places. Well said. :)
Great video my guy!
Beautiful Arizona ❤️ thx for the video
Tucson has definitely moderated the house prices after the insanity of 2020-2022. The house I bought in 2021 increased in value for a bit but has plateaued in the past year (according to the Redfin and Zillow estimates). I really do like it here for a variety of reasons including the food options, proximity to lots of neat nature things and the general vibe of the city. It's big enough to have touring bands play at the Rialto or Hotel Congress, but not an overly hectic feel like Seattle or Denver.
I'm miss Tucson. Been in Phoenix the last few years.
Wassup man been a min hope you had a great thanksgiving, thanks for this update
Yuma is a better place to live than most people think it would be. Not that hotter than
Phoenix or even Palm Springs CA. Plus it's relatively clean, safe and affordable.
At the very least, people should get off the freeway and visit the old downtown area. I've had some very tasty meals there (usually stop at the Prison Hill Brewery, hopefully remembering the name right). There aren't going to be many options heading either way on I-8 that will be as good as downtown Yuma.
@@johnchedsey1306 I like Old DT Yuma and also Lute's Casino (grill)
Very true Yuman here, it’s definitely a beautiful town to live here
Moved to yuma this past year best choice ever!!!
I enjoy your videos Jeff.
Helpful video. Bribenflation is hurting just about everyone.
Yes please do a video with potential investment real estate locations! I was looking at buying a fixer upper somewhere there. Wickenburg looked interesting to me. Thanks
Your videos are awesome!! We would love to hear about areas for ‘investment’ we are on a 5 yr plan to get to AZ when our children graduate high school 😊
I have lived in Douglas AZ my whole life and last year my wife and I just bought a brand new built home, 2000 sqft modern features on a corner lot for $260k. Beautiful climate and friendly people here, a lot of history, recommend for your next video.
Good niegth, Blessings 🙏🏻
Exactly Casa grande is retired people place
Nogales AZ the best border town, plus it has good infrastructure
and some some character (charm) to it.
Goodyear, Litchfield park, are great places.
You fail to mention Surprise,AZ again. It’s very affordable and they still have a lot of 1 acre lots that people can buy and build there dream home for wayyyy cheaper then market right now. Not to mention clean and traffic free!
No public transportation and your living next to tweaker City USA.
Surprise is defiantly overlooked. and as far as tweaker city as @mikesuch9021 mentioned. well that due to Surprise's growth is weeding out on its own. not just north of Surprise but El Mirage is piggyback riding on its growth. been here for 20 years and it is defiantly changing fast.
I remember spending summers in Kingman with my great grandparents and my cousins im glad to see it made this list would love to get back out that way
A good cheap place to live. Cheap taxes. Cheap land or homes. Downside is poor shopping other than home improvement or groceries. Lots of fast food and a few decent restaurants/coffee shops. Recreation is decent and yes, the town is a reasonable drive to Lake Havasu, the Colorado River, Bullhead City/Laughlin, Lake Mead, Las Vegas, Flagstaff, and the Grand Canyon and there is a nice forested county park about 20 miles up the mountain from Kingman. Kingman even has a pretty good bus system! There are golf courses (fee), tennis, pickle ball, softball/baseball, archery and rifle/pistol range (just out of town in the desert at the Sportsmen's Associaton park designed for shooting sports), movie theater complex, bowling, and a public pool. There are at least three fee-based fitness gyms too.
I always enjoy your videos, thank you. I just retired from the Military and the wife and I bought some land down in the Wilcox area. Could you do a video about the Cochise county area when You get a chance. Thanks again for all your information.
I literally just rented a 3 bedroom townhouse with 2 car garage in surprise for $2000 and it’s a brand new construction. The apartments are also down in the 1400.
Forgot about that one
Love it
Sierra Vista!! Nice place to raise families ❤
Yes that is true
SHHHH! We are hiding from people! Lol
Thanks for the video. I hadn't given any thought to San Louise. Sounds like a nice little town.
It's San Luis, dear.
😂 LOL
Slow paced and quiet like you said.
New subscriber, and I enjoy your videos. Have you ever done any research on local health care in the areas? If you lived in Kingman and had a heart attack do you need to go to Phoenix? Just curious. Thanks.
Las Vegas is probably the better option since its closer to Kingman than Phoenix is.
2 grocery stores in Springerville/Eager. (Basha and Safeway) which is pretty good for an population that little
Yes, please make a video about where to invest in Arizona.
Would love to see a review of best investment areas
You should make a video about a new mountian coaster being built in Greer
I understand that it was just a slip of the tongue. 👅 For those that don’t know… Kingman is in NW Arizona not NE. 🤪🤣 I love your channel. Thank you so much for the awesome content.
You ROCK!!!
🤘😎🤘
Yes slip of tongue thinking too fast and talking too fast. Definitely North West Az
Yes, please make a video on homes for real estate investments that are affordable and safe. Tks
Yuma has beautiful weather about 6 months out of the year with lots of activities for the snow birds, but about only a 1/3 of the people are there in the summer and part of the spring and fall because it gets so excruciatingly hot and humid in the summer!!! Sure people were able to use their AC, but it's impossible to enjoy the great outdoors during the summer and it gets boring because most of the people are gone, there's not very many activities, and your cooped up inside that entire time!!! The only way to survive during the hottest months is with an AC, but there will be no way to survive there if they start shutting off the electric by having blackouts like they're doing in some other states!!!
And thank you for your opinion, but you don't have to be so rude just because you didn't read my intire comment. I said only in the summer the weather is too hot and is beautiful about 6 months of the year. Also I never said I don't like Yuma at all. Please reply and tell me all the exciting things to do in the summer of 118 degree weather!!!
Bty you say Yumans are friendly. Then why are you so rude!!? It's true that many are friendly unlike the miserable person as yourself who loves to judge people and accuse them of what you are.
Bty I can agree with you there that most Yumans are friendly, unlike your miserable self, who accuses others of what you are.
@@gaoneal02 Bty you set a great example of how happy and friendly You are just by your narcissistic comment. Now more than ever everyone will have a really good impression of how friendly Yumans are because of your kind words!!!
@@gaoneal02 Just like I said, Narcissistic😊
I live on the west side of the white tank mountains in Buckeye. The Trevalis development on the old Douglas ranch, is a great investment opportunity. Planned for 50 million sq ft of commercial and 50,000 + new homes.
I'm a little surprised at the rents in Yuma and Goodyear.
What is the rent in a one bedroom place in YUMA ?
I lived in Yuma from 1995 to 2005. Up to freshman year in Yuma high! Then my dad got a job transfer to the Bay Area !
Want to move to AZ from Sacramento. This is good info.
same here
Me too,YC
Just don't. Please.
We don't need any more people here. Stay home.
Don’t
Kingman is safe and crime has not risen because the PD there actually patrols and takes crime seriously. The people there actually look out for each other and pay attention to any illegal or any activity and report it to the PD and they respond quickly.
I just moved from Kingman due to all the crime and drugs. Police would race down our street chasing crime. I have seen swat surround homes. Helicopters flying around with spot lights. Hearing telling you to stay in doors and keep them locked. PD has there hands full in Kingman. I am so happy I moved away and now living in Meadview. Retirement is good now
How about Nogales? That's a quaint quiet border town.
It would be nice if you would mention the kind of rents you would look at or purchasing mobile homes other than houses
Please do a video on best places to invest in Arizona.
How about Arizona city or Rio Rico please? I saw some new houses there for cheap
Aloha from Hawaii!!🤙🏼
🐕💚🍕 dogs like pizza 🤠 Hola from Arizona 🖕 dogs like pizza 🐕💚🍕
Inflation has leveled off-as you said later in the video…
Don't do Kingman LOL I lived there. People live there by circumstance, not desire. It's a very depressing place to live. Lots of poverty and a city government that doesn't want to develop for the growing population. The general population is uneducated with little to no prospect for job growth. It attracts low income retirees who are subsisting on less than $2000 a month on social security. Also the climate is terrible - too hot in the summer up to 110 and too cold in the winter it can get below freezing and its always windy!
Weather sounds okay, the govt sounds bad....
You can live in Kingman on social security if you pay in cash for your home.
I think casa grande will become a local food farm to table small farming community.
Casa Grande will become a suburb of Phoenix.
Bullhead, nice place to visit but too hot 🎉
It's great this time of year.
Wuss
I live here in bullhead
Please best places to invest.. maybe a forclosure live action
Hi Jeff
The bubble will burst soon ! Historically as the Oracle recently noted, there is no warning. As venture capitolist day trade real estate and see no more gain they'll pull out. Prices will drop.
OLD Bullhead, straight across the Colorado River from the casinos, is the Best Buy for your buck. Still homes less than $250. How can you beat that.
I was surprised that nothing in North Central AZ fit the bill like Cottonwood, Cornville or even Jerome.
Does it get too hot for 6+ months in Cottonwood?
@@Pookiefree not compared to the Phoenix valley. When we lived there is averaged 12-15° cooler.
Rentals are nearly impossible to find in Springerville/Eagar area. The real estate values of homes have risen dramatically in the last 3 years. A home that would have cost 75,000 3-4 years ago now sells for about 200,000 now. Jobs are hard to find too.
Tervalis is coming to buckeye and take 30-50 years to develop
What about Quartzsite it's the cheapest place to live in the whole state of Arizona, you forgot to add that city, it is the cheapest rents in the entire state
Quartzsite is cheap if you have an RV right? 👍
Yucca in the winter
How about up and coming Florence
Casa Grande im omw!!! Im going to buy my first house there and reset my life!! its going to be peaceful this time 🙏🏼💯🎯
@LivinginArizona wats your genuine opinion on safety and pest lol in casa grande?
If you want a cheaply built 1500sq ft house 8 feet from your neighbors 1500sq ft house with cars parked up and down the street because they won't fit in the undersized garages, Casa Grande is for you!
@jdwalker865 thnx doesn't sound like a deal breaker lol but wat about pest specifically scorpions in this area and crime?
@@timmygdbe You will likely see a few scorpions but you can spray for them. Termites are a bigger problem but you can also spray for them and must stay on top of it. Crime is not that bad overall and definitely better than what is typical in bigger cities.
@jdwalker865 thnx bro I feel more confident 🙏🏼 💯 👌🏼
I know you’re talking in. The video was just kind of playing, but if you went to all these places to fill your own video and then tell us about them, that’s awesome.
Make sure to budget for the warm and warmer months. The can be 400. And up a month
Get solar panels. We did and pay less than $150 a year to APS.
Not in Payson or half the state, dam people are really stupid
Lots of these places also show up in the least safe places to live video... so the real gems would be the cheapest but safest towns.
Springerville is a nice quiet and safe town to live in, people there are nice , friendly and great place to raise a family. Crime is very very low and not a lot of jobs there.
The Mormons don't hire anyone who hasn't bought into the joe smith hoax, they're crazy up there in Jerry Springerville.
Globe crime has risen there too over the years and not a good place to raise a family but might be ok for retirees.

I inherited a house in Bullhead city and got it up for sale , 3 bed 2 bath 2000 sqft for $199,000 , you can live cheap in bullhead , I don't want to live there because there's no work for my occupation and I got a long way till retirement
crime..
@@jimshoe402 what about crime ?
I was born in that county, grew up there, and worked in 6 of the casinos in Laughlin, and a lot of the stores at the mall. I wish I inherited a house there, even considering the bad, it's home. I just wish there was more job opportunities
@@paige-vt8fn can't keep it my brother equally inherited it and he won't agree to do anything with it and yet doesn't pay for anything therefore the only recourse according to lawyers is sue to force the sale in my case the house becomes a burden because of family unless I sell
@@ronniedio7152 i understand. My mom had a boyfriend who lived in a nice house on the Laughlin side that was in a trust. He didn't pay for anything, took money from my mom to pay his car insurance and gas, and finally his brothers sold the house from under him and obviously he had to move. It's a shame to me that people don't cherish, and take care of things they inherit, especially houses. My grandfather had a beautiful four bedroom, split level house in Las Vegas that I grew up in and always dreamed would live in too someday with my mom and kids but unfortunately my greedy, selfish aunt sold it when he died. 😢

The only thing worse than an out of stater moving to Arizona is an out of stater encouraging other out of staters to move here. A hex on this content provider.
Love that comment
I’m in Casa Grande as I write this. My wife and I have a winter home here in a 55+ community. We’re close to I10. Everything we need is close by. We could walk to them if need be. We never venture up to Phoenix. It’s just a shit show up that way. About as far as we go is to Gilbert or Chandler. I have a sister in Tucson so we get down there. It’s not as bad but getting too crowded. But I could never live here full time. Casa Grande is a nothing burger town. There are a lot of abandoned/closed businesses. A short distance down I10 there is a 100% abandoned shopping center sitting rotting. During Covid, they thought the place would boom. If it did, it didn’t stick. Just across I10 from us is the Promenade. A shopping area that is very quiet and has a lot of abandoned big box retailer buildings. There are plenty of restaurants. If you want to get fat, you can do it here. There are a few golf courses close by that are decent. EV maker Lucid rolled into town a few years ago and was going to save the day. They built a massive assembly plant and employed a lot of people early on. Their parking lots are full of grossly overpriced, ugly and unsold EV’s that nobody either wants nor can they afford. So, last year, before the plant was even 100% finished, they laid off 1,200 people. Health care options here are limited. The life-flight helicopter that operates about 1/4 mile away from Banner Medical is always shuttling people up to Phoenix. I hear other snowbirds constantly complaining that it takes weeks to months to see a specialist. This is a blue collar working class town. Nothing fancy. Like I said, we’re happy snowbirds but we’d never live here full time.
move
