Born and brought up in Mumbai- I hate Mumbai properties for how ridiculously small they are and how insanely expensive they are. But this one is the first property which is refreshingly spacious and reasonably priced (by Mumbai standards). Wayyyy outside my budget, but this could be someone's dream home in Mumbai (for 18cr only !) .
Chefs and cooks?? Bungalows are in Demand??18 crore for 2500 carpet, amounting to 70k per sqft as rera clearly states that you can only charge for carpet area now. How many Mumbaikars even making 70k per month🤷♂️
they will charge according to land because if this goes into redevelopment then you wont get the usual 30% more sqft might end up 2-5 times your plot size.
@@ManOfSteel1 it all depends mate on legal square footage. Redevelopment is also a possibility but not guaranteed. People tried playing hardball with mhadha row houses in Lokhandwala. In the end builder paid bmc to break down everything that was built without permission by them.

This Bungalow is part of the Sheffield Tower Building Society going for redevelopment. Lot of issues with conveyance.... and Court cases in progress. Bungalow owners don't want to exchange their Bungalows for a Flat in the redeveloped Building... Why would they? However, the Builders need the large land parcel (that includes the Bungalow land) Hence there are many people selling Bungalows in Sheffield, Magnum, Brighton and Stellar Tower. Just keep this in mind before you buy. The local Brokers will lie through their teeth and deny this.... Do your own due diligence.
