    Absolutely amazing, you have added a lot of value to the house. We have seen so many houses for sale that are "extended" yet it feels like they have got it wrong. I loved the trilogy and thank you for sharing your extension journey. Time to get started on ours.

    Superb episode! Great point about having to sort the garden too, so many forget this. They say allow 10% for the garden on rear extensions so you were bang on. It looks great, I particularly like the side windows.

      This is an excellent example to anyone thinking of an extension (particularly those who possess limited construction experience). Everyone who supplied a quote for the works carried out (even if it was a single contractor) factored in a 10% allowance to cover themselves. You absolutely have to do the same as principal contractor. In a commercial setting you would be well within budget. The house looks incredible and the decision to make better use of the double garage will 100% serve you financially independent of market conditions in the short term

    Wow!!! The like ability of you is off the scale. We are just embarking on our renovation (fingers crossed work starts in 3-4 weeks) This has been enjoyable and informative. I wont lie … I’m so nervous about it all and having a limited /tight budget is playing heavy on my mind. I don’t want to drop the ball regarding documenting every Penny we spend .

    Lovely series. That's money very well spent in my book. We undertook a similar project in 2021 with very similar costings.
    One thing is you don't mention is if you did any of the work yourselves.

    Loved your glass mime at the beginning, great intro! (Still week 9! 🤦‍♂️) That really is a gorgeous kitchen, I would definitely say this was worth going over budget for, a fantastic space that you will all be chuffed with for many years to come!

      Haha! When you come for a beer it’ll feel like home.
      Yes, it was an instruction to the plasterers where the plumber wanted the ‘dab’ (stuff that sticks the boards to the walls) which they duly ignored and everyone hated them. Me included.

    Mate!! Firstly, the completed work looks absolutely stunning! Honestly, I really liked your style choices I think if you're going to do something at this scale, just go all out. There's just so much I love .. the lattern, bi-fold doors, kitchen design, flooring choice and how you've continued it through to the playroom. Then outside the rendering and tiled flooring is the cherry on the cake. If that was my yard and it had that level of finish i'd be delighted. Also, fair play on the logic behind financing this project. That completely made sense to me, if you're only paying 2.5% to lend someone else's money yet yours is making say 7% in investments, then it's a no brainer. Really enjoyed watching this, the way you shoot and edit your videos is quality. Enjoy your lovely new kitchen and garden! :)

    Great series of videos! Going through a similar extension now. Are you able to say where your kitchen/lighting was from to get an idea of the grade of the pricing? Also, in 2024..what would be your best estimate as to what this would cost?

    The numbers are pretty scarey though but that's more to do with inflation ( my first house cost 48k for a brand new 3 bed detached in 1987. )

      I have enough room on the side for a full house if needed but could make the house we are in which is already big into a palace with the kind of design work you put into yours.

One thing that really concerns me at this stage , which you did not touch on, is the ‘hiring a builder’ part of the process and how that came about for you. Or did you find individual trades and manage the project yourself?

      It’s Amtico flooring. I forget the figures for the flooring alone but it wasn’t cheap. We are very happy with it though.

      @@ThatFinanceShow On the drawing in episode 1 the plans for rear extension was 3m out and 5.6 m wide. Just wondered if you stuck to that original plan or if you went bigger. Your extension is exactly what I want to achieve but I can’t go out more than 3m. So your videos were brilliant to help me visualise space. Roof lantern Looks fab too

    Great way to format the videos. Really enjoyed this. May I ask, where did you get your kitchen from? And what estimate on m2 did you use for the building of the extension?

      Hi Martin, thanks for watching and the comment. The kitchen is from Howdens, we’ve used them a few times and I like the quality of the units. Not sure what you mean on the estimate on m2?

I’ve read that to estimate the cost of a new extension building you typically take the size of the extension in m2 and then multiply it by a figure eg £1500 to give you an estimate. Did you use another method to get a lob estimate for the cost prior to actually getting proper quotes? Or did you just go straight to getting quotes when you had the drawings done?

      @@martinlowe8508 ah I see! The problem with this (especially when it’s kitchens) is that you really can spend what you like depending on the finish. Also build costs have gone up so much recently. We just got quotes.

      @@martinlowe8508 no problem Martin, glad to help. We had one main contractor that got us 80% of the way. We then had to arrange all the 3rd fix products ourselves, kitchen, flooring etc.

    May I know only if you could share.. for curiosity.. what is the cost/sq ft for construction, cost/sq ft flooring, excluding the big kitchen interiors, lantern, sliding doors. . Which county or city as the cost varies with place. Thanks in advance. Cheers!

    Hi, I followed you through the build in the three videos, I must say how lovely it all looks now. I would like to ask a question if I may. The project costs got amalgamated into the whole building process of the other rooms in the house, what I would like to know is, how much the actual extension cost or the cost per square metre please as I'm looking at a rear extension of 23.1 square metres in brick and with a pitched roof with 3 skylights. I have had a quote from the Travis Perkins quoting system and they priced it at £14,045.39 for labour and £32,960.75 for materials ( all broken down into their various groups ie groundwork etc) then VAT was to be added so 47,006.15 + VAT = £56,407.38.       Thank you so much. I don’t have a separate cost for just the extension element I’m afraid. I’d say get at least 3 quotes, we did and they were tens of thousands apart! We ended up going for the middle (I’ve learned the hard way that cheapest isn’t always best).

      Hi Chris thank you so much, I’m so glad you enjoyed watching. Due to covid I struggled to get someone out to value but I have had conversations with valuers that say it’s certainly over £500k now, maybe even pushing £550k in this high market. We spent a lot on a high finish in reality because it’s for us to enjoy so the value was a secondary factor. Good luck with yours, when’s it starting?

      Hi thank you! Yes we did live here, with 2 young children too. No kitchen for many weeks wasn’t easy I must say. We had ‘dustcovers’ for the doors into the rest of the house which worked well, kept the most dust out of the rest of the house as we lived in it.

    How did you manage to get so much glass authorised by the local authority? I had to get a guy to come and argue the toss for a few hundred quid to be allowed a window, 3m bifolds and a couple of large velux windows.

Is your £75 k included all kitchen units, and internal decoration material, light, socket, switch, internal door? I know material and labour cost went up last year, but still feel the quote price crazy

    Really great videos, thank you for doing this, I’m planning an extension on my own home, smaller than yours though, and I’m in the process of saving the money to pay for it as I want to pay cash rather than top up the mortgage. One thing you didn’t mention which I think you said you would? was if you would get back the money spent if you sold the house. Has the value gone up more than the cost of the build?

      Yes, you’re right. I’ve struggled to get it officially valued. House prices have gone a little bonkers (thank you stamp duty holiday) so the house should be conservatively worth £500k, maybe a touch more.
      So with the overspend, I may be out of pocket short term. But given we’ll stay here for many years it will tip in my favour over time and we will enjoy it whilst we are here.

      Bedrooms are the main way to add value. When possible, it will always work out more cost effective to do a 2 storey extension with bedroom & en suite.
