Rotten Toy Hauler Rubber RV Roof Replacement

  • Today I am back at Cassone's RV in Mesa, AZ. I had a local viewer reach out to me about replacing the roof on their 2006 NRG Toy Hauler due to tearing from branches and was also concerned about some possible rot at the front. I was too booked up to be able to commit to doing the whole job. The crew at Casssone's offer to make room and time to get it done in their busy schedule too. I was able to help quite a bit, along with the other 5 roofs this month.
    Unfortunately, there was some wood rot at the front and we had to stablize the area as best as we could. Otherwise, this was a pretty standard EPDM/Rubber roof replacement.

    2:14 Lol! I was actually doing roof maintenance on my 2010 Keystone roof, so I took the molding off and put the rubber on top of the front cap because you’ve been right all a long. Can’t wait to see the next roofing video, very interesting content.

    I enjoy watching you guy's fix these RV's, when I do a repair I never put back that crappy Insulation I replace it with R-Max foam Insulation it doesn't hold water or moisture.

    Yes RV are good for holidays and good for something to do when at home, when you have to fix them. I have had four RV and a few delamination problems, now I have a 7.3m Iverco van . all steel body so no more rubber, wood or fibre glass issues. It might rust away.I do enjoy your vidoes.

    I have the exact same toy hauler with the exact situation. However the rot extends down the front of the trailer, not sure how far, but at least to the exterior service light.
    After watching your videos (I can't count how many), I feel I could tackle this project.
    I wish the manufacturers would take the time and do the little extras that would make all the difference. The rubber membrane over the metal is a no brainer!

    My front right corner is soft too. 2011 KZ Durango fifth wheel. Caulking was cracked. Didn't see it last summer so I hope the roof deck will last 3 more years. I'll get it fixed when the rubber gets replaced.

    Mr. Bassette, RV ownership is no different than home ownership, maintenance is required to keep them in living condition. True an RV will not appreciate as a sticks and brick home, but the family and friends enjoyment we have had more than makes up for that!

      By no means am I defending RV manufactures by saying the following. That’s a good statement you make @ Ross Bassette. However I would submit to you that the same could be said for cars. Taken care of they last a long time. Ignored, even a car in its warranty period could be problematic. James has said it in many of his videos, “check your roof”.

      @@vettepicking no one said an rv is an investment that appreciates, you want appreciation buy real estate. As far as an rv it’s a rolling home that hits winds of 50-75 mph often and yes it requires upkeep.

      @@vettepicking this is also a neglect of the seals I understand the rubber roof was put under the front cap however if someone had used dicor on those seams regularly it would have not failed

    Thank you! The best look yet for the details on the front molding. I know you did it just for me. Is the rubber roof the best choice merely because it lays flat on roofs that have contour? Oh, two part question: On my travel trailer the darn Geocel Proflex keeps coming loose at the belly molding on the front filon where it meets the fake diamond plate protection . I think I need to use something different or clean and prime it somehow. Suggestion? This will be the 3rd season I've had to reseal it.

    While I do sympathize for you having one roof after another, I do enjoy watching the videos. Is that mean or sadistic when we enjoy watching you suffer? lol Another fun and educational video.     Great video. Very detailed.
    So I Just picked up a 2007 NRG. And it has the exact same issue. So I’ve torn the bedroom apart and fixing the framing to discover the roof plywood has rotten away.
    Looking to replace the roof now, I’ve found the membrane from “recpro”. Question I had, are you using all the old moulding, any reason to replace it, if so, where can I buy it?
    Also, out of curiosity what is an average cost that a contractor might charge for a job like this?

    Do you ever run the roof membrane down the front, to like the middle of the radius section then screw the trim bar down so the roof membrane completely come down over the front cap radius

    I have a 1988 37 ft Overland that I bought 5 yrs ago and I have replaced transmission, brakes, radiator, tires, AC units, painted it, one new windshield, been on the roof every 6 months but now have a leak I can't find the source of and learned a new roof should be installed every 10 or so yrs. This is probably the original roof! How much can I expect to pay and where should I take it? I live in Oregon.

    Quick question, I needed to replace the roof on my 2010 Denali by Dutchmen. So I got everything remove on top and them got the rubber membrane removed. The roof is in fair shape, just a few places thank need repair. The wooden base is made out of 1/2 inch chipper board, not my favorite but I suspect cost was the reason. My problem is that the old glue is still very present, to the point of removing the soles of my old running shoes. Is there a product that can be used to remove it? Or is it just best to recover the roof with a thin plywood. If this is the case, what thickness would you recommend. Thank you for your time and all your great videos.     I'm fixing my 1970s EMPIRE, It has water damaged roof etc. I'm gutting the whole thing. It's an old camper/trailer and that's why I'm bringing it back to life, I'm old-school and like vintage.. I'm going retro on this bad boy....It's a fun little job and the best part I can make it exactly how I want it....Everything works so I'm going to sell whats good and put the money towards the new stuff....You Only Live Once People So Get Out And Camp....💯 🍀🙏🇺🇸💪‼️

    You show the profile of that metal strip at 23:46...is this the proper way to install the strip with the short side towards the front...or does it matter? I just pulled this same strip off my 2005 Jayco (Class C) because I suspected some water intrusion. Every (1.5") screw was severely rusted all the way down to the bottom. Some were so rusted, the heads broke off or were impossible to remove.

    I just realized in a couple of your re-roofing videos, you cut the vent pipes off, which probably makes it easier to lay the new material down, but how do you put new vent pipes up when done?

      it's 1.5" ABS so a coupler/union just glues the vent pipe back together.

    rationale for cap over membrane is for driving rain diversion, as you know. have you found that the membrane over cap is holding up just as well? is there anything in particular that one needs to pay closer attention to when doing it this way????

      IT holds up perfectly and works the same way as the sidewall joint which has wind and rain driving against it at 70mph winds too

    Thank you James! This is the exact fix I need to do on my 2006 Fleetwood Mallard, from a water intrusion in the same passenger front corner of the roof/metal seam. Before I watched this, I was pretty intimidated to try to take that apart, but I'm going to give it a shot. Question: The roof had been replaced in 2016, so the membrane itself is only about 5-6 years old. Can I roll something like Heng's on it to help protect it, or is that unnecessary? What would you reccomend? Thank you!

    Seems like a little thinking on the manufacturer's part would prevent a lot of these situations. I do think a smart owner should keep an eye on those roofs too.

      Why would they? People are willing to pay 80k for cardboard junk....if they have a 2 year warranty and rot out in 3 years what motivation does a builder have to do a better job?

    I just scored a couple 40 footers with tipouts that need roof work, one moreso than the other.
    Parked one lining up its sliding glass door next to my house kitchen that i can create a simple redneck hallway as a home addition.
    The other might go behind the giant shop metal barn, and could rent it out to people who by property leasing contract agreement signedm must play drums or bass or keys reasonably well.

I just had a quick question that may be obvious but in the beginning of the video when you got up on the roof you pointed in the corner and talked about noticing that water was pooling there. Just wanted to ask is that one way to know you need a new roof or that what's underneath is probably rotted?

    I didn't read ALL the comments but browsed them pretty well. I wonder about the damaged ceiling. It looks rotted too. Is that rot just going to stop now that it's been dried out and the roof repaired?

      the panel is dry, tearing into the ceiling would have totaled the RV for comestic reasons only, ceilings are very difficult to replace well, this should last another 15 years if cared for

    Probably more expensive to heat weld instead of sealer but heat welds hold up longer. Everything for a price though

    AZ expert I have a Question!! I have a 1997 37' Newmar Dutchstar Motorhome , 65k miles stored inside 8 months a year its whole life , how can i tell if I should replace the rubber roof , the roof looks great and has never had a leak , I've at times scraped off old sealant and replace it with Dicor self leveling sealant any suggestions ? this motorhome is like new inside ! with the best Steele seats I've ever sat in

      if the roof looks good, not cracked and showing the black rubber layer, there is no reason to change it.

    So do have a question of sorts I bought a used 2006 Jayco and have a few soft spots in the roof I need to repair. Question was since I'm sure it's costly to replace the entire roof would I be able to pull up some sections and repair the needed spots till I can get the funds to redo the entire trailer front to back?

      to put some light on the situation. we have been living in it and dealing with persistent water coming in no mater what we do to stop it. it'll need some real work. and I would only trust a pro like you on it

    Hi James , Manufacturer got the tpo adhesive on my front fiberglass cap . Slung by the roller or over spray I guess Tried mineral spirits , denatured alcohol both no . It's a trues gel coat , any suggestions for a cleaner ? Thanks 👍

    What's the cost drifrent between the rubber roof and one that's white on both sides. Can't recall the name of it?
