Govt should issued list of approved colony on the wall of tehsil time I to time and also in web sites so that public is not confused by corrupt land holders. Govt loan is also criteria for its approval govt should affixed board for govt land so that everyone can read it
RERA registration is not compulsory for piloting out of land and sell of residential plots.-
Rera registration is necessary when houses are to be built on the plots of more than 500 meters. No restriction on plots.
Rera is not compulsory I agree , but if rera is not there it means that land is not approved for building flats .. so either you can do farming on this or there is no option...

So what about the plots sold out before RERA came into existence?
Isme defence Empire colony tilapta dikhai hai jo free hold colony hai ye colony ko hi dekh lijiye itni badi ho gayi hai area wise itne ghar ban gaye hain freehold colony hai.....
Ye leasehold nahi hai authority ke according illegal hai but ye na sarkari jameen , green zone pe kabja karke bani hai ....na hi aquisition ke liye notified hai
Is colony ko coloniser ne kisan se jameen kharid ke devloped kiya hai jo authority ne acquired nahi kari thi....ab kaun in coloniyon ko tod sakta hai we are living in democracy jisme votebank matters itni badi population ko koi beghar nahi kar sakta....or authority mein dum hi nahi hai.....ncr noida mein un freehold property pe buldozer chale jo authority ke notified area mein aare thee jinka aquisition pehle se declared tha jispe koi project aana tha ya jo sarkari jameen pe kabja karke bane thee....mere lucknow dehradun dono jagah ghar hain dono jagah 80% plotting aise hi hui hai freehold..
.govt railway ki jammen se to kabja karne waalon ko hata nahi paati usme bhi district ,highcourt, supreme court tak fight ladne par decision aane pe koi action hota hai wo bhi isliye kyonki wo railway ke exapansion ke liye land chahiye......ncr mein freehold property mein risk to hai but agar wahan basawat jada hai to koi ni hata sakta ....calculated risk liya ja sakta hai.......agar illegal colonype action hota to aaj delhi mein 70% colony tod di jaati....votebank bahut badi cheez hai likh ke deta hun kuch ni hone wala in coloniyon ka...bas problem in freehold coloniyon mein hai yahan aapko kuch cheezon mein compromise karna padta hai...ba sevage system hota hai ,na nali , na park ,na pani ki pipeline khud ka summer sabek lagwao.....or aas paas ki gentry loge sahi nahi milenge ...iske opposite approved leasehold plot , flat mein aapko ye sab milega...but leasehold property price wise aam admi ki pahunch se dur hai.....
