Most important From
●Personal & Local Country security concern
● local weather like floods or heatwave
●house & transportation convenience + traffic
●Local government rules & regulations apply + prices + tax, etc
●FOR SGPOREAN KEEP RE-CHOP PASSPORTS EVERY 30DAYS 😂😅

Weather is more or less same la like s'pore. As for chop passport you can apply long term visa if you work or have business etc. House n transport usually u need a car. For local ruling you need to know like singapore too
I want to buy MY property. Entry is easy but exit is very difficult. Local pricing for condo and landed is ard 400000 rm. But foreignor u need 1 million to purchase. Already as a foreignor we lose 600k if we sell. No local will buy at 1mil rm. Which is why is really really think hard before purchase.

@@ZackWinnieChannel do note of one thing the over supply of new condos and landed are a lot. Which means I won’t make a profit, second , unwilling 100% lose money due to oversupply and u pay at over price, 3rd, sing dollar will appreciate against the ringgit. That itself u will lose quite abit. I have a friend who bought forest city at 1.2 million. Now worthless. Malaysian property = high risk Low return. If u think as a singaporean.
要等到State Consent approved 才能够买到房子。最好买来自己住比较安全，如投资就做成Airbnb 而不是买多多的那种。

Even for own stay as retirement, Singaporeans will highly likely run into visa issue as the Malaysia immigration may place you on a blacklist if your stay is too long & frequent beyond the reasonable stay for the 30 days visa as deemed fit by them. If you fulfil the stringent requirements for MM2H, I don't think you will want to stay in Malaysia

Usually not the issue unless you travel very frequently so far my wife sporean travels three days per week also ok
JB property due to the foreigner State levy, RGPT for foreigners and exchange rate is not ideal for investment for Singaporeans in the near foreseeable future. However for own stay as retirement or weekend home, JB is a good choices due to its proximity to Singapore.

Last time I even think of buying JB property but too much risk involved. Weakening ringgit and capital appreciation of JB property makes me feel not too good to buy JB properties. Maybe buy KL properties is better option.

Needless to say , properties within walking distance to RTS is the most ideal property to invest in Malaysia now. But landed properties near RTs are quite rare now. Now even very old landed terrace houses near RTS would cost more than a million ringgits.

For Malaysia PR related please refer Malaysia Immigration official website🌹
Own a property in Malaysia does not grant you a PR or citizenship. If you apply SMM2H type retire do not require applicant to buy property. New version west MM2H not sure (I think no need also)but old version also do not require to buy property.
Investment type of visa only entitle for PR(if I am not mistaken) but no citizenship. Authority of MM2h do not consider how many property the applicant own as long meet the requirements.
It is almost impossible to get Malaysia citizenship or permanent resident, unless your spouse is a Malaysian which I don't think you will even consider MM2H.

你们有想过对岸新加坡为什么控制房产这么严格吗？只有新加坡人和PR 比较容易入场，外国人直接60%印花税。新加坡有考量过原因是要为本国人房产保值。如果外国人随随便便就可以买，得益只有发展商和银行。到时你们要出租房子和以后你要卖房子，市场就一大堆房产，over supply 本地房产就会贬值，本地人收租金，简直滥价。
