A Chick-Fil-A Franchise Costs only $10,000 and Makes 4.5 Million - What's the Catch?

  • To become a franchise owner of a Chick-fil-A restaurant only costs $10,000. Compare that to a McDonalds which will cost you between $1,314,500 to $2,313,295 to open a location, a Burger King costs up to 3 million to buy a location, and a Subway as much as $470,000.
    So why doesn't everyone just buy a Chick-Fil-A, and why do people even consider other franchises. Well the Chick-Fil-A franchise model is different from other franchises for a number of reasons.
    1. Most franchises allow you to own and run other businesses as long as they are not in direct competition. Chick-fil-A wants you to be an active owner/operator and work directly in your location. You wont ever see a celebrity invest in a franchise like Chick-Fil-A as they wont allow you to install a remote manager to run your location. Now obviously this strategy has worked as their locations are highly successful. But if you want a passive or semi passive franchise, Chick-Fil-A is not a good option.
    2. You won't build any equity in the business. So in a traditional franchise agreement yes, you have to invest more money, but you can build that business up and eventually sell it, potentially for millions of dollars. With Chick-Fil-A, because they are providing most of the money for the stores, which is likely millions of dollars, they retain the equity and ownership. So if you decide to leave the business, you just walk away and do not receive and equity share.
    3. Chick-Fil-A has received a lot of flak for their allegedly anti LGBTQ stance. Based on that the company has actually been rejected from opening stores in airport locations like San Antonio and Buffalo. As our world seems to be becoming more polarized, political pushback could increase in the future.
    4. Owners do not get paid like a typical franchise owner. So in most cases a franchise owner will receive 100% of the revenues, then pay royalties of around 6-8%. So if you make a million dollars you will typically pay $60-$80,000 to the franchise. There are other fees and expenses of course. But Chick-Fil-A corporate, because they are the actual owners of the store, kind of switch those numbers around. How much do Chick-Fil-A franchise owners make? It's hard to get exact numbers but it is estimated owners receive between 5%-7% of the gross. So instead of you paying the franchise a small royalty, you get paid a small royalty. So at 5% if your store does 1 million you get $50,000, 2 million you get $100,000 3 million $150,000 and 4 million you get $200,000. So that would put the average store owner Chick-fil-A earnings at $225,000 per year at 5% and $270,000 per year at 6%. Not a bad return on $10,000.
    5. Does it really only cost $10,000? Well yes and no, because beyond the franchise fee you will also need to carry your business until it reaches profitability. The initial franchise fee is only $10,000 yes, and that's all you need to get started - here again from the FDD, "the $10,000 initial franchise fee is the
    only initial out-of-pocket investment you will be required to make to begin operation of your
    franchised Chick-fil-A Restaurant business" and take note the money cant be borrowed, it must be cash in hand. But you will also need to pay opening inventory, to pay for the rental equipment, pay for your lease and insurance, utilities, employee payroll and more. The actual estimate taken from the Chick-Fil-A disclosure documents it will cost between $295,412 to $2,431,608 to open your Chick-Fil-A. Now remember - the lower number is likely representing a smaller location. Now as per Chick-Fil-A's documents those expenses will come from your revenue, so you do not need that amount to actually open the store as it will be deducted from your revenues.
    If you are fine with the politics, with the equity and revenue arrangement, you have $10,000 and want to open a restaurant. Keep in mind Chick-Fil-A receives thousands of applications every year, some suggest up to 20,000, and they only open around 100 restaurants. In 2018 they opened 102, in 2019 149, and in 2020 only 74 new franchisee owned restaurants opened across the country. Some applicants had to wait over a decade before they were accepted, and of course thousands of people are never accepted at all. This makes Chick-Fil-A the most difficult franchise to acquire. It may not be for everyone, but most Chick-Fil-A owners are very happy with their decision, and their franchisee and employee satisfaction rates are some of the highest in the country.       It's not just 10K. Many of those owners also worked at Chick-fil-A for about 10 years before they were able to run their own store. I've been to their headquarters, they don't just accept anyone and they don't need the money. $10K is one day breakfast for one location.

    My daughter worked at Chick-fil-A for 2 years. Even though it was extremely busy all the time, she loved working there. She said that the working atmosphere was great and that everyone worked as a team. She said that she also heard from friends who worked at other locations that they had the same working experience. My personal favorite is their breakfast sandwich!😊

      Maybe some people...don't want to run a restaurant? Life isn't about the money you make, it's about enjoying what you do. I'd much rather go to college and earn $50k/year doing something I really enjoy than making $400k doing something I don't want to do. You can't think about these things through such a dichotomous lens, there's context and nuance behind every decision.

    About 20-30 thousand people apply each year to get into the program to "Owner Operate" a CFA. Around 60 people get a restaurant each year. While in the program, if you don't get a store in 2 years, you have to reapply for the program, normally meaning you won't get a store. You also have to have to have a current Owner Operator as a reference when you apply for the program. Lastly, you more than likely won't get a new store. Your first store will be in a mall somewhere, and you better take the one they offer. Then you can bid around to get in another store that is new or where an Owner Operator is retiring. I started this process and realized I did not want all of that mess since I was a little older, married and starting a family.

    A Chic-fil-A franchise is nearing impossible to obtain . I went to a 3 hour meeting 2 states over and there were over 100 people and only one franchise available . Expect to write a lengthy dissertation describing your ethics , values and morality .

    I ran a Chick-fil-A for years and worked in corporate as well, and all political stuff aside... Chick-fil-A is great with their branding! Their service and the quality of their food is ALMOST always consistent. That's what brings people back over and over! When you go to Chik-fil-A, you know what to expect, and you can count on it.

    Out of all of the hourly jobs I worked, chick-fil-a was by fast the best. Our owner and his managerial staff was the only boss I’ve had that I could say was a total stand-up guy. Took the entire staff to holiday dinner at a great steakhouse and didn’t have a cap on how much you could get on break, when I think most locations made you pay for anything over 4 or 5 bucks. The company wrote me a check for a little over 2k for the community college I was going to at that time after working there a few years. Damn, now I want CFA… and it’s Sunday.

    Actually, Chic Fil A never had an Anti LGBTQ stance. They said they promote Traditional Family Values. The mainstream news twisted the story. LGBTQ people protested outside their stores, but it actually increased sales in Chic Fil A.

    I saw a Chick-Fil-A in Belview Washington that had a line wrapped around the street from start to finish. There was also a pedestrian line out the door for most the day. I would find it hard to believe that's not one of the top locations.
    The reason I know is I stayed at the hotel for a few days with the window facing it. Everytime I look out the window I was in awe of it.

      I've been to that location and it's true. They even have cops come and direct traffic at times. Most all chick FA are awesome. Only came across one bad one, it was off highway 99 north of Seattle. Aurora area. Shifty service and they refused to customize my order. I filed a complaint and said I won't be back.

    An average person can't get a CFA franchise. They take thousands of apps a year for "ownership" and they only select a few. 99.9% of the time it is employees who want to grow up owning a franchise. I know a few of them. CFA owns the building and the land and they select the location. You have no control. You are basically their store manager with the benefit being a career job if that's what you want and a good salary. If you want a better option, get a UPS store. It was around $100k. No advertising, no nothing. Just open the doors and people will come flooding in because they have to have UPS.

      When I worked at one the owner was there every morning filling in catering orders and doing deliveries, very few times he was not there in doing the first shift.

      As an employee for Chick-fil-A our owner is there at the store maybe 30 to 40% (rough estimate) of days. Keep in mind though that our owner is actually a rare operator of TWO franchises, so she really is probably in store a good 70% of days. (Not 24 hr days but comes in for some amount of time.) I really don't know if they ever do step back like you suggest, could be but not ours I guess.

    Chick-Fil-A and Popeye's chicken are gold mines around me. Cars are waiting around the building and the street = 25-50 vehicle back-ups. Chic-Fil-A is pretty smart since they have 2-4 drive thru order areas.
    -If you do want to become a GM for one of these -I would prepare myself. Not for everybody.
    Anytime you come out with a new chicken sandwich or product there are going to be "the hater." -Cater to your customers and not your haters.

    So which franchise is it that you do not have to work? Most franchise owners will work FULL TIME at their franchise. I owned two McDonalds franchises. Made about 45k a year (each store) take home. Worked crazy hours and you don't really own anything. Sold those franchises and opened a car dealership. Sold that 3 years later! Research, research, research! Find something you like to do and put your time and $$ into that! Very hard to get ahead with the franchise model!

    I had never seen your franchise channel before. Very well done description (Chick-fil-A) in this case, and excellent work laying out the pros and cons of starting a Chick-fil-A franchise. Keep them coming.
    As for the vitriol and insane comments that's the dark side of the court of public opinions that lives on the internet. Chick-fil-A has endorsed strong Christian values which has put them at odds with the LGBTQ community and everyone has an opinion.

Don't know why I wasn't selected - but I feel it was the religious piece; I'm religious but I don't belong to a church and they are big on that and church involvement. I just choose not too - it's all good. My business now is thriving and I have more freedom.

    The catch is that you're not really a franchisee (in practice), you're a glorified Above-Unit Manager (and ultimately an just an employee), but you had to pay to be one. In abstract, there's nothing wrong with it. It's all the illusions that come with the idea of being a franchisee, when in reality you're just another drone.
    You don't even get to pick where your store is going to be.

    Actually 10,000 is only the application fee. If it's denied you lose that 10,000 and have to reapply. And yes its another 10,000 fee.

      WRONG!!! You only pay the fee if you're selected. I applied twice and went through the entire process on the second try (but wasn't selected); Meaning I made it to the interview phase and didn't lose a dime.

      @@jsp2568 its not just throw 10k at it and it works. You only have the rights to use the namesake. If a machine breaks, the OWNER PAYS out of his/her monthly gross. Property taxes, OWNER PAYS. If you look at a franchise business more like a real estate business, you'll be better prepared! Its not about the business, its about the real estate, thats the real franchise!

      @David Wang I’m not business smart or anything ive never owned a business but I’m confused as to why you pay initially for everything to open even if it does come out of the stores revenues aren’t you still paying for it one way or another while at the same time not gaining a single share of equity in the company better yet the building the business is ran out of? I’m sure theres an explanation one way or another I just don’t see it from the outside looking in

      That is what the Truett Cathy did when he opened the first store, called the Dwarf House, as it was very small. He never had any big goals. Like many owners of successful restaurant chains Truett Cathy had a youth of poverty.

    Looks like I won't be opening a Chick-fil-A ..I'm already a small business owner and base on this, (no equity) my growth potential is better than opening a Chick-fil-A, but I wanted to create another revenue stream, like opening a franchise but not giving up on my current revenue to basically become a glorified store manager

    The way you explain it, a "franchisee" for "Chjic-Fil-A" is not a franchisee at all. The franchisee pays $ 10,000.00 to become an employee of "Chic-Fil-A". You also said that the franchisee is paid a % of the gross sales. That makes the franchisee a salesman. A salesman on commission usually gets 10% to 15% of his sales.
