    Net operating income doesn’t take into consideration numerous things. If you code something to special projects- leasing office furniture, new fitness equipment, parking lot repair, new irrigation system, etc. this does not take away from your NOI. Anything coded to special projects is generally an expense of 5k+. This adds up quickly. NOI doesn’t mean a lot in numerous circumstances.

      It really depends on the interest in the loan/ how much interest you can get from your investments. If you can get a 5% loan and your investment make you 10% than yes definitely get a loan. But I it's a high interest loan then maybe you just pay it in cash

    Great video! AP has always been fun to watch on the field. But kinda painful to watch off the field. My opinion is his talent got him too much leeway too early. My theory on his fumble-tude is that when his HS coach told him to carry a ball at school, and other players would try to get it (a standard response to fumbling), AP said "I ain't doing that, I'm AP!" Coach backed down, AP fumbles to this day!! And the TIMING of the fumbles!

      @@SpencerCornelia i used to live on voss and Westheimer and north post and i10. So I used to see Adrian Peterson at both gyms. The 24 on San Felipe and voss and the galleria one too. Ive seen little Boosie work out at the galleria location before

    Spencer made such a great point. If you were such a star player and had some of these small restaurant bars or fast food places why wouldn't you do a once a month jersey and autograph signing. Or have multiple players come for lunch. Imagine how much beer and liquor you would sell. Instead of appearance fees just tell each patron to buy a drink at the bar and you can meet the players. I can think of several really big name players like Johnny Unitas who tried owning bowling alleys and small businesses and failed because of having bad managers people he trusted but didn't know how to run a business. So you do need the right people to run those operations. If they cash flow was positive for all these business I think you would just want to be the land lord and let the people running the place continue to operate as business as usual. If it ain't broke don't fix it just promote like Spencer said. Loved this video.
