    ** Say NO to high FSI projects for better future **
    Typically, a lower Floor Space Index (FSI) indicates less density, leading to a more peaceful and private living environment. To determine the FSI for this project, we can use the formula:
    FSI = Total Built-up Area / Total Plot Area
    For this project, the calculation is:
    Total Built-up area = 3780(Total Apartments) × 1900(Average Size of Apartments)
    Total Plot area = 25 Acreas ×43560(sft per area)
    FSI = Total Built-up area / Total Plot area ≈ 6.6
    An FSI of 6.6 is quite high for residential projects. In comparison, major cities in India other than Hyderabad typically have an FSI ranging from 2 to 3.5.
    Now, it’s up to you to decide whether this project aligns with your criteria for a good investment or living space.

      with low fsi we see no setbacks. high rise has 80+ % open space. i am not saying its good or bad, just different perspective

      @@deveshmishra1234580% open space is bullshit. Builders hide hard reality to the customers and just say 80% open space. This is not a measure of density of a project. Imagine you are waiting at the lift for 20-30mins to go to home after one hour hard-traffic in Hyderabad!!

    Aparna new lands is 1200rs psft higher than Akrida. 800rs psft infra charges in Akrida includes amenities and registration charges. Registration chargs of 7.6% translates to 600rs psft!!. Add corner,east facing and view charges of 300psft in New lands. So, Aparna New lands is very very expensive compared to Akrida. No wonder 1000plus flats are sold in Akrida in 1 week. The Akrida price is very competitive for the product they are offering.

    Worst Plans & not good even for end use as well as for investmentalso. Tellapur has lot of supply now and over all it will easily come close to 9K per sqft and for next 5 years atleast, the price will not go more than 10k per sft. Investors has to be careful. Density is also very high and its surrounded by high rise apartments. Do your research carefully.

      Tellapur reached to 8200 per sqft for new launch apartments😢! No surprise that Kondapur, narsingi and kokapet are priced >10k

      Funny thing is govt is not taking registration fee. It should be passed to customer but myhome increased the amenities cost from 250 to 800 per sft and collecting that money..so basically customer gets zero benefit. They are charging 13Lacs on 2.5 bhk as amenities...lol

      Don't think so. When I was searching for flats, my home sayuk final price was 7300 sft.
      Ppl will keep buying when there's reputed builder, even though they doesn't provide good quality.

      No myhome sayuk was 6850 launching price now akrida is 7200 launching price ..now the inventory is very high only from.myhome in that area it is 8500 +units..so the demand will be less..after appreciation will.also be very less
