Is there a deshi daru outlet right next to this tower? Plus there is a ladies bar a lil further named Tarzan I guess. Anyway, Sobo or even Bandra would be an obvious choice when you are going above 3.5cr for a 2bhk. A contact of mine declined when he heard 5cr for a 1000+sq.ft. 3bhk between City light and Shivaji park.

I live in Mahim and can agree this in not worth 5 cr. More like 2-3 cr and 2 cr for Mr Merchant... For 5 cr you can buy it near Shivaji Park which is more upscale area.
