The house has some incredible features and view. It’s elegant. I prefer consistency with the counters and cabinets. This will probably sell soon as it’s the only upgraded custom in Spanish Trail (not “trails” 😅). Nice video Brian.

Beautiful property. I love the charcoal kitchen cabinets , spiral staircase (what bigger flex than a spiral staircase) , linear drains in the bathrooms and garage lift kitchen window (who wants to walk all the way around to serve drinks). I don't like that the great room fireplace is off center, I don't like the black porcelain toilets (look cool but water-ring-ville USA). I don't like the cream decora plug in the kitchen island. Add to that the decora plugs are not screwless - at this price point I need ALL my decora face plates to be screwless. Lastly, I don't like the color temperature in the recessed lighting - I'm chilling at home, not performing open heart surgery - how about toning it down to 2700k or maybe 3000k.
Hahahaha.. Great breakdown. As for the lighting, thats pretty simple and a matter of "personal preference". My home looks like a surgery center during the day with insane amounts of Lumens and 5000K color temperature. Walk outside my kitchen and it's the same brightness! Hahahaha... So to each their own. Many of the newer recessed lights have the ability to choose the color temperature. So thats an easy fix!
I know it is not the most pleasing look wise, but could people just go all pool and put in a traditional removable hot tub as to not count against the 600 sq ft pool surface, or does that not matter?
Well, yes... You could certainly maximize your sq ft with the pool and then add a hot tub / sunken hot tub. However, at a certain price point, the concept of "hot tubs" becomes a blight on the property. What we may begin to see are "enclosed" areas for waterscaping / jacuzzi / hot tub. That 600 sq ft only applies when outdoors (I believe). So we may start seeing more "wellness" areas with built in jacuzzi / hot tubs with an indoor / outdoor slider system adjacent to the pool.
