    Whole discussion about rent vs buy revolves around many factors. In today's era, no one knows when their job will need them to be mobile. So buying doesn't make sense unless you are also investor. Which is not there in the initial phases of your life. Second is that even those who are stable in location, one buys home to make sure he doesn't have to shift somewhere else because he doesn't own the place. So renting is better in today's mobile era, as long as one gets a long term house.

    In Mumbai 2.5 cr population (still under the bridge and footpath population there whcih wikipedia and google dont count ) bt only 97 lac have voting rights. Fertility rate of Mumbai is 1.4 and for Maharashtra its 1.6. In Mumbai ppl come to live in slums from outside states and bangladesh, nepal, burma like countries to live in slums. In slums rent is 4-6k and for 1rk its 15k min. population who live in leagal houses of Mumbai is actually less than thane, delhi, banglore, chennai, Kolkata. Due to slums population is high. And 83% slum population dont even have voting rights. Bollywood, businesses like retail, restaurant, construction are the reason behind slums. Cuz they want slums for cheap labour. The day u destory slums all these cheap labour based businesses will go in loss. Cuz locals don't work in cheap salaries and 10+ hrs.

    मे ज्यादा होशियार तो नही पर मे थक गया रेंट पे घर लेते हुए और बदलते हुए हार 1-2 साल मे, और खुद के घर मे रेहने का मजा रेंट वाला कभी नही समझ पायेगा चाहे हम रेंट पे हो हमेशा लागावं हो जाता है घर से और तभी वोह मलिक बोलता है 2 साल हो गये बदलो. रेंट बढ गया दुसरा मुझर 2 हजार बाधा के दे राहा है 😔 छोडना पडता है, मे शायद खुद को सॅटिसफाय कर राहा हू, EMI bhar raha hu, पर रेंट के मुकाबले काफी सुकून है, अँड also अगर मुझे कुछ हो भी गया तो इन्शुरन्स है तो घर वालो को शायद EMI ना भरणा पडे,

    Fascinating insights from Vishal! The way he broke down the real estate market, especially the parts about under-construction sales, liquidity, and the super built-up vs carpet area calculations, was truly eye-opening. The tip about checking a builder's office to gauge their reputation was pure gold! I also loved the 'toh kya' hack. Wish I had known these gems before buying my first home.     Koi bhi podcast chalu kar deta hai aaj kal?
    Guest is fabulous. Hosts are under-prepared as fuck. Ek basic research will tell you that the CAGR of capital invested in flats in MOST areas of Mumbai is under 4% p.a over the last 7-8 years. Infact, hiranandani powai has given a compounded return of less than 1% for those who purchased in the last 5/7 years.
    Ofcourse real estate is thus not an investment. It shouldn't be considered as 1. Thoda toh analysis kar lo before speaking to such a knowledgeable fellow.
