- I had the opportunity to buy a property in Puerto Rico a couple of months ago. As you might know, I'm a real estate agent in Puerto Rico so buying a house in puerto rico or buying a condo in puerto rico was in the cards for me sooner rather than later.
In this video, I get to explain my journey, how much I paid for my real estate property in Puerto Rico and talk about things I would do differently.

1:26 @Josh how do you go about it? Is it the same as in US? If I live in Massachusetts for example, do I get approved and a loan here ad then go buy over there. Or. Do I have to. Go the island to get na loaninng there and then buy
Hey 👋🏽 not at all! You can do all that online these days. But you will need a lender who has the license to give out a mortgage in PR. I just talked about this on my last video :) check it out

I have seen prices online for property, as far as fees go what is to be expected??
Are you referring to closing costs ? People say they’re a bit higher than the states but I will say to have 2-5% of the purchase price in hand. Depends on the situation.
Hey Josh, congrats 🎉🎊🍾🎈 I think the price is ok for a 3/2 condo but 6% is too high. But like you said, he don’t know if it’s going to come down or if it’s going to stay the same, so if you can buy now, why not? I’m still watching videos and see if I can move back to PR but I’m going to buy cash. I don’t have the patience to go through all that process. Good luck and God bless your new place ❤

I just recently sold my parent's home in Puerto Rico I did not use a real estate professional since I've purchased and sold several homes before in the US mainland, I was comfortable with the negotiation and contract process....(make sure you get a home appraisal before selling the home). the deal was 100% cash and the process was overall rather easy when both the sellers and buyers are serious in their intentions. Puerto Rico process or system of buying and selling is 100% reliant on Attorneys unlike on the US mainland were a closing agent (Title company) and the bank do most of the work. As the seller, you need to get yourself a GOOD attorney in the city/town where the house is located, it makes things a little easier in my view. Expect to pay (at closing) approximately 1% sometimes a little more of the selling price as one of the fees to the attorney, other service fees and other filing fees may apply. What lender did you use? Trying to figure out which banks in the states offer mortgages, or which banks on the island offer mortgages to people from the states. Thanks!

Just know that the home buying purchase especially if you don’t get paid with a W-2 is also super tedious in the US and they will want letters of explanation for things too. I had to take 1 full day faxing, scanning and explaining the about a week of sending more documents here and there.

For all the people who are about to become suckers. Not everything that glitters is gold. Many homes are not registered and dont have clean title. They owe county fines and back due utilities. You will not get help with repairs and home supplies are limited. You've been warned

Yes you can. I suggest you speak with a notary for legal requirements.

Hello there, and congratulations on your purchase. I reside in NY looking to purchase a home in PR. Currently, I have a pre-qualification letter. However, the house I am interested in got an offer, so it’s off limits, unless the deal falls through. Can you guide me with the rest of the process, since I’ve read that in PR, home sales often side more with the seller than the buyer. In addition, although I’d like to buy now (looking into fixer uppers), I won’t be able to move out there till I retire (7 years). Can I purchase now, and make partial renovations till then?

If your caucasian, buy a condo. If you are a Rican you can live in a house) neighborhood without hatred. If you buy and plan to flip expect to get stuck with your home for a long time, possibly years

What are the Condo fees in PR?
Depends on the community. This one is around 200’s / monthly.
I was looking at places in Dorado but the real estate companies never answer their Zillow messages. How am I supposed to see what they have available and set up a remote viewing?

Every single case is different. It just depends how much traffic the property is generating and how fast the seller wants to sell.

yes, it is. Something else is happening with your case. Usually cash deals close in a week.

I'm buying it with my partner and we are young low income, so I guess making that so called much money must be dirty money even though we have sacrifice days and nights outs to get to this point for straight 5-6 years. Like they have no problem cashing the earnest money, and we are under contract. And it's being three weeks since then.
No criminal records or bankruptcies from our part. We neither have debts. Cause we have never taken anything on credit.
The fact that you don’t have credit history could be cause for delay!
