This is how you sell a property, pure content with absolutely no sappy repetitive guitar solos and no cheesy annoying Muzak, even the drone shots had Rick talking in the background and telling us about what we're seeing, which is so much better than watching the drone fly over some random trees while Joan Baez plays her acoustic guitar. Most, if not all of Ricks videos are like this too, this man knows how to sell a property. Thirty five minutes of pure salesmanship with no BS at all. I'd be thrilled if I had Rick selling my property. And Rick always gets out there and walks these properties in the deep snow and thats appreciated too. GIVE RICK A PAY RAISE. And wow what a great property, it looks like so much fun to live there and even the fxin' up parts looks like a good time.

Log cabins always look beautiful with snow ... This is a nice home however im shocked no fireplace! That is the cornerstone of any log cabin especially on a snowy evening but that beautiful solarium certainly makes up for it! This was obviously someone's dream home and they had it built as such. It may be a little dated but very doable..... One can always add a fireplace for both downstairs and up.
Rick, This is another exceptional property that you're showing us but my tremendous fear is that 1 could not get A general contractor to come out and do the amount of work that I invision some of your properties need. Like this video right here in my opinion there's well over $200000 of renovation that needs to be done and are there people up there willing to do the work or are they eager of doing that work? @@billtex6583what’s negative? That’s a legitimate concern. My in-laws ran into that exact problem at their lake front cabin in northern Wisconsin. Couldn’t get anyone out to their property and forget about it during deer season. These were wealthy cash paying customers.
The home along the river bank has been winterized. Not currently heated, so the water lines have been drained. It has its own well and septic system. The small cabin was just used in the warmer months mostly as a painting studio for the owner. She could walk back to the main house easy enough.
It’s definitely an interesting property with a lot of potential. I think the amount of work needed has been somewhat underestimated. I’m seeing wet patches and stains in the main house on the first floor as well as the upper floors. Some of the wood needs replacing and whilst doing the work it’s time to consider the design. The basement has been flooded and needs to be resolved and the list goes on. Given all the repairs, updates and redesigning I would guesstimate that you might need in excess of $250,0000 plus to bring this property to its full potential. A cottage without any bathroom facilities is in my opinion unfit for habitation or even a rental. It’s needs to be completely gutted and bought up to date. You need a team of Amish builders to restore the properties and that’s without even seeing the land and any further potential. It’s a prime property for geothermal heating and the possibilities of hydro water utilising the power of joining the ponds and this might resolve the problem of the water and costs of all three properties. All you need is money and plenty of it. It appears to be a vacant spot and unused for some time. To be totally honest I believe the asking price is too high unless this is how you want to live. It will be interesting to see what this looks like later in the spring /summer.
