Base sa experience ko is location is no 1. Im in apartment business for over 12 years now, transitioned into warehouse. Marketing is simple as fb marketplace, carousell, lamudi or for rent sign. Konte ang demand ng tenant if malayo sa sakayan, or binabaha (or you have to lower your price).
Ang no 1 secret ng isang apartment ay maayos na kausap na tenant na maayos mag bayad. Maraming apartment puno daw ng tenant pero hindi lahat nagbabayad ng maayos. Based on my experience, I would go commercial or warehouse, half price ang construction since bare lang ibibgay sa tenant. Most commercial tenants have money as well so less head ache and madaling kausap compare sa 20 tenants.
I wouldn't go over the headaches with the apartment business but its more work.
You are correct sir but if commercial it should be in front of the road. Some apartments are few away from the main road

Usually ang problem s appartment ung drainage.. Lalo n pag nag babara.. Kaya advice ko pag nag appartment kau.. Lakihan nyo drainage

Yan po business ko so far ok namn po since 2012 nag simula sa sanla Tira paupahan .. at ngayon nakabili na ako ng sarili ko paupahan. At age of32 thanks po

As an apartment owner since 2012, I recommend not to handle the apartment to your parents who has no experience in managing real estate. Until now subsidised expenses that can’t be paid by my mom who managed it. So many fights until such time she said PERA KO ITO. Yes the apartment was built when we monetised the other properties that is just raw lands and since dad died I hardly able to pay the amelyars that’s crept going up by the LGU. Kaso mga dating labandera and her friends took advantage of my mom. I found out she gives money, buy tricycles and even a house na di ko alam. I’ve threatened to stop paying the amortisation and have it repossess if she continuously give money to people. Since the apartment was my source to pay kidz expenses in school as a plan. Yesterday I found out she forgot to pay meralco bill. Imagine puno ang apartment and yet walang pam bayad sa business permit at amelyar. Pero I agree apartment business is the best passive source of income lalo na sa mga cities mo itinayo.
We have to be hands on po talaga.
That's a case of mismanagement. Always monitor expenses and compare it with your total rental collection. You can end up in bankruptcy if you are not careful.

Very small units here as is in the US are registered as dorms even if these have their own kitchen. Simple to succeed, demand should be higher than supply and prevailing rental rates occupancy rates tells you this info. Your market determines the products you need.

Magandang araw Sir Ed! Magtatanong lang po. Sobra po kasing mainit sa aming mezzanine, 3-storey po ang tirahan namin. Mezzanine po ang ika- 3rd floor, ano po ang dapat namin gawing kisame para mabawasan ang init lalo na po kapag summer. Hindi po kami makatagal sa itaas sa sobrang init. Maraming salamat po!
