I like it. Even with the construction next door, they are pretty reasonably priced. I particularly like the higher-than-average safety barriers on the balconies. Probably would have been a good idea to discuss building amenities.
Sounds like all of the current penthouse owners are trying to sell now to get top dollar. Once that high-rise gets built, I suspect it will devalue those units due to an obstructed view.

What are the HOA prices like
For the location, the price is within reason. The HOA is what will get cha, especially with everything that is going on with some of the ins co. I looked at the Santa Maria when it was being built. The comp back then was 4.5M 2 car spaces and the HOA was $2,700 a month.
That view will diminish greatly once the building next door is completed…value will take a hit for sure.
3.75 - 4.25 ml max. Fridge door opens into the only entrance to the living rm. Living room tv up against the main bedroom wall so unless its soundproof good luck sleeping not to mention getting frisky without the living room knowing what you're doing. But the bad part is the main bedroom opens right into the small living rm.
Fridge doors can be swapped, or the entire fridge if needed. These units are massively soundproof, literally thick solid concrete walls.

Can you really call 682 sqf a penthouse? There's a bad overall layout. For $3.5 total, it might be worth the investment.
To whoever buys it, lose the plunge pool. It does nothing for the property and it will give you a bigger rooftop terrace to use.

That makes no sense. It's not taking up that much space, and the plunge pool is perhaps the biggest selling point to an otherwise mediocre condo.
Agreed. The community pool is more than enough.
A person who has this kind of money is searching for exclusivity. They’re not interested in sharing a community pool, and they’re sure as not looking to double their outdoor space for simply more sitting chairs. If they want that, they can move to Texas. Lol.
People buying penthouses do not require nor care about the same thing as people buying land. A rooftop pool is a selling point.
