- Ayala Cloverleaf Estate New Megaproject in Balintawak
Cloverleaf Estate is a masterplanned community with residential towers, office complexes, and retail establishments, designed for sustainable urban lifestyles amidst the bustle of the city. Cloverleaf has signature Ayala Land amenities - landscaped promenades, green open spaces with outdoor seating, and a pedestrian park.
Ayala Land’s first pocket urban development in the Balintawak area is a milestone worth celebrating. It opens a new chapter in the rich history of Balintawak.
Ayala Malls Cloverleaf is a four-storey shopping mall provides a diverse retail experience, with its wide selection of leisure establishments. Stay on trend and shop local and foreign fashion brands, and score bargains at the fashion and gadget bazaars.
The mall is named after the cloverleaf interchange, built in the 1960s in response to increasing traffic activity in NLEX and neighboring cities, as well as the eponymous Cloverleaf Estate, where the mall sits on. The 11-hectare (27-acre) land is hailed as one of the green-oriented developments of Ayala Corporation. Previously a vast market and factory complex of Central Textile Mills, it features high-rise residential condominiums from Avida Towers, and a future hospital facility. It is aimed to be a mixed-use area in the heart of the city.
New Developments at Cloverleaf is Rising with Sentrove and Avida Tower 3.

exactly! I don't think we have the same rules in South Korea. Kung wala man sana gayahin..
Mula sa buwis na nakolekta from these establishments, doon sila kukuha ng pondo for road widening at pagpapatayo ng infrastracture like overpass, flyover, etc.
Eh di boom may regular customer.
