    We acquired an old mobile home for free 4 years ago, moved it to our property and began remodeling it. Including the cost of set up and a total remodel, we have under 20k invested in it, we replaced flooring, and upgraded plumbing including fixtures to house style stuff, increased the living room size to a 18x22, our property pmt is 500 a month, we live on fixed incomes so this was a wonderful move for us. I keep telling the kids to do the same thing. If anyone can, find the property and then look for the mobile, out here where I am there are free and very low cost old ones given up for no good all the time. And yes, they are for the most part very easy to work on , we made ours very roomy for 2 people, we ended up with about 1300 sq ft, put a pellet stove in it and live very cheaply. We plan on adding a garage and adding a vaulted ceiling in the near future. No permit needed unless you are adding exterior rooms, and in our county no permit for electricity if you do your own, it just has to meet code which the electric company checks.

    I love this topic! I have a 1981 double wide and I bought it for $10k in 2011. They were asking $15k, but they were very anxious to sell, so it worked out well for me, to say the least! I live in a 55+ park and real estate has exploded here in this area. These old mobile homes, ones older than mine, are bought nearly the moment they are on the market. One of my neighbors just sold theirs for $119k! Its crazy, you almost cant lose. Ive put so much into my home, and its just me, a 65 year old woman, and you wouldn't recognize this place from when I bought it! It was in good shape, considering its age, but things were wearing out like the water piles for instance. But if I can do it, anyone can!! For instance, it has paneling throughout, and since I dont know how to do sheetrock, I painted! It turned out beautifully, and totally changed the entire look. My daughter and I painted the outside, just the 2 of us, in 3 days (she did most of it!). I found a deal on paint, the store was closing out that brand and had drastically reduced the price, so I paid under $100 to paint my house!! You really can do a lot without spending a fortune. Im on disability and very little income, and Ive made it work!! Theres a woman with a YT channel that fiund their singlewide on Facebook Marketplace for $500! And it was by no means terrible!! She & her husband have made it beautiful. It can be done!! 👍 Some things Ive had to hire out, like plumbing, but for the most part its just been me.

    12 years ago I bought a 1972, 12x65 long house in a managed park one hour north of Toronto for $50,000, I have not spent a dime on it, and would not sell it for any less than $150,000. PS, Van life sucks! Stay where you are Marty.

      @@MDC2020 Seriously, Marty. I spend 4-6 months living out of my van working in Toronto in the summertime and it sucks! If the van life channels on CZcams said van life sucks they wouldn't have any followers, that's why they won't tell you that it sucks. Your channel is different, you tell us your channel sucks, but we already know that, we love your honesty and that's why we keep coming back. Plus, you're a new father of two beautiful children, do you really want to raise them in a van.

      It have pontoons if I had money but I just can't seem to have extra money ever. The Tornado bunker is #1 on my priority list. Looks like I won't be able to continue that till spring.

    I paid $55K and put about $15K into it a year ago and now it's worth $145,000 in my area! However, I am not willing to sell! The rent in Eastern PA is $1500 for a one bedroom and $2500 for a three bedroom! AND you then have to make triple the monthly rent per month! I LOVE my place, I am in a park in a nice one and my HOA is $500 a month...super affordable! Those that made fun of us now wish they had the opportunity to live in one as NO ONE IS SELLING THEM!

    They aren't cheap any more! They're in line with what a "standard" home used to be a few years ago!
    A local mobile home store sells a 765 square foot one for $55000 new .. that's crazy to me. But that's the way things are now.
    We bought a doublewide on an acre parcel. Ran a LOT of calculations -- lower taxes, $100k less on a mortgage over 30 years --- what we spend in interest and taxes are way more than the difference between what we'd spend on a "standard" house. And a "standard" house isn't going to go up in value enough to justify what we spend additionally.
    Before we bought ours, I checked EVERY mobile home sale on a parcel of land for the last 5 years. In EVERY case, where the house was maintained, it gained value almost in line with "standard" homes. Of course, just like a "standard" home ... if it was trashed it went down in value.

    Got an older mobile home and a lot that is 90 feet by 70 feet and it's valued at 187000! I paid 80,00 0 for the lot and 14,000 for the mobile home. It is near the beach so that's a plus.

    I grew up in 1963 brand new mobile. In 1994 my Dad died and my mom sold it. It was on a acres of land. The new owner torn it down.

    Bought mine cash, in rougher than rough shape for $30K on a half acre, which was a steal for my area. I'll be into it around $25K more when I'm done, and you know, minus the 4 plus years of labor. But when I'm done, even though it has to be a cash only sale, it will be worth around $200K,. But yeah, I'm debating just selling it and coasting on that money living in my campervan on a grand a month for the next 20 years. However, more likely I'll just try and find a good roommate so I can keep it, gain a small cash flow so I can at least snowbird in my campervan for the winter months. The new ones are def priced high but to defend that, they are def built a lot better than when our models were made.

    i got 81 redman 1.1k sq ft and 2 acres for 1 dollar from my grandma before she went into the nursing home at 94 no debt nothing owed and its now worth 140k and i wont take the offers sadly most of other ppl decdied to sell and i have a loves truck stop 250yrds from my front door but they still not gonna push me out lol

      i get not wanting to sell but if you hit a $150k might want to consider that. Then use that money to pay cash for land and maybe buy something that makes you more money.

      Oh yea. All I need to do is paint the exterior with some kind of exterior paint or water proof membrane. When it rains heavy you will see it get a little wet.

    start a demo and salvage company you will have enough stuff to build a nice house in a few month - and way better than a mobile

    where i live they are selling 30+ year old mobile homes in trailer parks for over $180,000 canadian
