Sandwiched between KLCC and TRX, Aria is a luxury project located along one of the main street of Kuala Lumpur City Centre, Jalan Tun Razak. This road is well known for having the highest density of embassies and MNC offices, which results in having a high income population around.
What I really enjoy would be the common areas, especially from the carpark lift lobby up to the residence. Next to the concierge, you'll walk through somewhat like an art gallery space before reaching your main lobby. Then you'll take the lift up to a corridor which has only access to two units of apartments. Then the view from the roof top is also a main selling point where you get to enjoy the Royal Selangor Golf Club as well as the KLCC view.
However, located next to the main road will always be noisy with the super busy traffic. That greatly affects the mood of users for the common areas, especially the facilities deck. Another concern would be the neighbouring lots of new buildings that are coming up, which will have over looking issues along with shadows casting on the lower floors of the building.

I got an eye on this project a year ago. Now, after your introduction, I like this project even more as the whole ensemble is up-down and the neighbourhood is at the centre of KL/embassy areas. The view from the rooftop garden is amazing. The only downside is noise. But no complaint la given the location and quality of units. Thanks again for your first-hand introduction. I like your down-to-earth approach.

I was very close to buying this off plan. For a place to so close to KLCC/JTR Exchange For around 1.5m for 3 bed was well priced and good spec. What put me off was JTR and the extremely close new condos that will block the “golf view”. Apart from that it was a very nice concept and good amenities with a fair Maintaince price.

I would personally rate this a 9.5/10 quality handover. Developer deserve an applause. Nowadays very hard to find good finishing contractors. Deserve to be rated as LUXURY project.. 8 Units / floor with 8 Lifts.. I don't know where u can get such Luxury in KL city, its so rare..
BUT, i will never buy such condo. 1) Beside the main road. 2) access itself might tilt me everytime i go to work / comes back from work.. Hari Hari jam, weekend go out also jam...

This property has so many nice touches. The Zen-like rock garden is a great idea; virtually no maintenance required and none of the myriad problems incurred with keeping healthy-looking plants. It's such a simple and inexpensive idea, yet it contributes a sense of refinement and elegance. As with the interesting sunken room near the pool, it just goes to show that appealing design need not be necessarily expensive when it is done cleverly. It's unfortunate that the sunken room amplifies traffic noise, but it still seems like it would be a very welcoming space when it isn't rush hour. Or you could enjoy it while listening to your ipod during rush hour and not hear any of the traffic noise. Thanks for another very interesting video, Sean!!

Anyway, hope u might be able to do a vid on swiss garden residences. Yes. Its a 10yrs old service residences but the prices seems pretty all right.
My wife whos a Malaysian is kinda interested to invest into 1 or 2 properties in kl soon.. And we might be looking at this one and maybe in klcc like stonor 3, St Mary residences. Aria residences.
We aim to start small first. To get a feel into kl market hence the interest in a 2 bedder one on swiss garden residences.

Another great video. Although it’s a very nice facility that price seems very high for a 1 br, 621 sq ft place. I wish you could have gained access to one of the bigger units - I saw on a website there are 6 sizes - the one just under 1000 sq ft is intriguing.
If anyone is wondering it appears the complex was completed in late 2019 - so still very new.
One suggestion: show a map to present the location. And when one the observation level/roof, SLOWLY pan to show the surrounding skyline - I got a brief glimpse of the Petronas Towers but they were gone before I could get my bearings.

Lovely building. Can’t say the same about the kitchen and living room tiles’ quality. Also, a stove with 2 burners in a development like this sounds like disrespectful to potential buyers.
Sean, do u think of buying a unit in kl which cost higher or buy a unit a bit far ( petaling, Seri Kembangan, puchong) which cost a bit lower??
Like example, buying a studio unit in kl which cost 1-2 million ++, or buying a studio unit in puchong which cost maybe 200k ?

2) swimming pool MUST have sunlight. Nobody swim in cold water.

Unfortunately no, the rental excludes the utilities because the landlord cannot really control your usage right? However, for maintenance it's a debate and most of the time it's negotiable.
As your usage of the utilities are uncertain, there won't be a fixed cost of renting a condo.

Nice video as always... i am not a fan of the style of the makeover guys and especially in this luxury condo i thought the style was such a mismatch
ikr. the difference between their own show unit and this unit by the bakeover guys is like night and day.
Hahaha. Unfortunately developer's show unit ID cost will easily be RM 200k-300k for one unit. And this unit cost is only 20-30% of that amount.
I think the bare unit with their show unit difference is even more surprising, hahaa.
