Buying Property in Portugal - Part 3: The One That Got Away?

  • When you come from somewhere where land and property are very expensive it can be easy to get excited - and perhaps a little carried away - when you view property with incredible views and tens of thousands of square meters of fields, forrest, vineyards, fruit trees and olive groves.
    We were swept away by a 4 hectare farm in central Portugal with two old buildings to be recovered for the price of just under €100k. The buildings were in a terrible state but the views, vines and woodland walks were stunning.
    In this third part of our four part series about buying a farm in Portugal, we'll take you on a tour of a place that we fell in love with and offered on three times before we had to walk away. Was this a blessing in disguise? Maybe. But it brings up an important conversation about how much land is too much land and how much land do you need for the projects you want to take on.

    Personally, having grown up in a farming community, the 4 hectare property would have spun my head around. Another consideration...The size and scope of equipment needed to operate a property of this size. No medium size strimmers, no donkey mower/tiller. That land would have required moderate sized equipment...Tractor, chainsaws, strimmers and implements/attachments for the tractor. Maintaining the forested area to minimize fire danger. Heavy or light commercial equipment isn't cheap. Initial clean up of the land would have required hiring some one to direct the forest prep. Big big up front costs with that property, all before considering the renovations!!! Thanks again. Really liking these videos. All I need to do now...Convince the Mrs., Portugal would be a nice place to retire!!

    my first thought when i saw the vines & olive trees on that BIG property was 'Wow that will be an enormous amount of work on their own, never mind everything else'. you took the sensible decision.

    This is just fascinating. Looks like you made a wise choice. You would have spent so much time on the land at that bigger place, you would have no time to really enjoy it, it just would have been backbreaking labour for years before you would see a pay off. This is the wisest course, with less land.

    You don't have to worry about having too little land on your property bc there are probably other plots of land for sale in that area for decent prices. In Portugal you can find really cheap land, it's more important to know what to do with it and find the equipment you need to work the land.

    The farm with the two houses looked amazing.
    The trouble is you need lot of money to set everything up properly. It`s a lifetime of hard work so you need a good plan of what you want to do.

    If your dream was being a full time farmer this one is beautiful and you also would need to buy machinery. We can;t even buy a building lot for 90000 euros in Ontario Canada let alone a farm

    I really like this land and potential. I thought about this one since the other channel. But you’re so right, this simply is too much to manage. And also the fire risks. A forrest is great but it’s also scary these times.
    And then, one fruit tree each is more than you need. So what more do you need.

    Howdy Guy & Kylie!! I've seen that property before, I think that The Indie Projects may have viewed it. I hope that the summer fires that destroyed The Indie Projects recently purchased 25 acre forest property didn't effect your area. I guess that Bea & Theo were on vacation in Canada when they found out that nearly the entire property was burning. Like I said, hope it did come near you place.

    I think you were right how much land is too much.One can get carried away especially when the properties are so cheap. In relation to growing food I have had an allotment for over 30 years and have discovered the more space you have the more you use for the same amount of veg. With imagination you can grow a lot in a small space, but you will discover this yourself in time. Good luck guys.

    You can never have enough land but you definitely don't need much, depending on the surroundig I would say 3000 to 5000m2 minimum.
    The house was horrible, you got a better place.

    I think you made the right decision, with the help of the rejected offers. The big farm is beautiful but overwhelming in terms of maintenance. The one you bought is so much more manageable yet still spacious.

    About the first one, you would have probably have to let the olive trees field to a local farmer, maybe in exchange of some oil. But you could have used the wood you get from pruning the forest trees for heating.
    Don't know about the budget, but the price of €98k was more than right.
    But you got the right choice for your needs. Congratulations.

    Super video and I really understand your thoughts. We can "see" how important it is really to take a deep breath and think of all the work it would have been for you two. Ok if you employ people then it is another matter but that wasn't you idea. You managed to buy another wonderful place with all the space you needed to be happy in Portugal. All the best to you.

    That large farm had tons of potential, and the two of you wouldn't be able to turn your back on any of it. You couldn't just let most of it go, and it would have sucked you dry. You wisely chose a property that is within your physical and financial means to develop its potential, and it's going to be a perfect Forever Home.

    I'm a firm believer in "things happen the way they are supposed to happen" (for the most part that is.) Having purchased my property 24 years ago at the age of 50, I have discovered that time truly does fly by, and much faster than you could imagine. I still have not lost my desire to take on projects or challenges, however, they are not as easy now as they once were. That being said, perhaps the "one that got away" might have become too much to manage later on. All the hard work takes a toll on the body over the years. I know.

    Greetings from France! :) I think you made the right decision, not because of the land, but more because of the house. I think the property you chose has so much more character and potential. The land is also lovely with your house, as you say, it is all usable land right at your doorstep. The only thing I would add is that as you renovate and build...and plans grow- you could always purchase more land locally, in walkable/bikeable distance from your house. We purchased a beautiful character house in a rural village and it has a small garden (1000m2) right on the river. However, since then (4 years), we have purchased almost 2 hectares of land nearby (2 different parcels, a short walk away) that we keep most of our chickens on (especially the rooster) as well as our donkeys and sheep. This works extremely well for us. Add on land as you need it, and as things become available.

    Good choice you made...the vineyard/olive farm requires A LOT OF WORK, which you probably had to hire seasonal workers for (or gather the whole town to do it), plus pruning/trimming bushes, keeping the paths clear and the forrest/brambles at bay...which is an ongoing project really. So much less time to renovate the house etc. The one that got away, is a fully active farm, which requires a different life style you guys explained you wanted :D

    I think more land wouldn't hurt as long it is not a forest of hills. I believe you have a big mower so you could manage the grass. I personally would have gone for bigger vineyard and olive grove as you could sell the surplus.
    Although climate change most certainly will be a problem as it gets hotter and hotter in this part of the world. I was considering moving to Portugal but now I'm not so sure because of that.

    I recognize the carried away part when I was checking properties in Hungary in 2021, that big property for 98K was a steal, in Netherlands an 95 square meter apartment sells for 230K... But big properties need big maintenance which is only feasible with big expensive farming equipment. I ended up with a property of 2200 square meter which like you I determined was more than enough for my plans. I spend almost 6 months cleaning it up after being not used for 1.5 years, and just started with the renovations. Doing most of the work myself it's a slow process, also because the prices of building materials have skyrocketed.

    I think you made the right choice! I can definately see why the first place was so enchanting. However, for two people (who aren't true farmers), 40,000m2 is simply too much to manage. It is beautiful, but your life would entail working the land without time for other things.

    You may be able to plant something between the fruit trees among the orchards, like berries or mushrooms(doubt the shrooms would succeed)

    It's a very small farm having 200 acres of land in Canada. A real family farm in Saskatchewan has 3500 acres of land. Hobby farms have about 30 - 100 aces of land.

    Definately a blessing in disguise. You'd have had to buy a lot of machinery to manage that large a plot, possibly also employing others to help with harvest and management of the forrest, as well as doing up 2 properties, installing all the services etc... that would take some serious time and finances! You would have been slaves to the land, with no time to stop and think and enjoy where you are.

    Even though you thought wow that amount of land and a those crops to collect is a big ask....
    I think that the owners did right in refusing your offers, that was a god send....
    Just thinking about the amount of work required it is too much and hired help would be required to help maintain those olive trees etc......

    Very interesting I feel you would have regreted the large plot you would have been working around the clock.
    Your property is much more doable and will not be a yoke around your necks

    I live on just over 3000sm and it is well and truly enough. If you don't have a ride on mower you become a slave to the lawns and are always busy. It becomes a noose around your neck if you don't have the right machinery to manage it.

      They found it too hard to make a decent living on a small farm, so they moved to places with more opportunities for employment - big cities in Portugal and in many different countries around the world.

      @@Linnet09 Yes, my parents moved to Lisbon when they were kids... We still have our lands in Castelo Branco area, but they are semi abandoned... My parents just visit the place once a year to collect the olives and that's it... When they can't take care of that... Another abandoned place...

      @@pedropinheiro7320 You have first hand experience! In my part of Canada, rural depopulation is a fact too. My grandparents moved from their tiny fishing villages to a small industrial town; their children all eventually left for bigger cities and more opportunities, and none of the grandchildren have the slightest interest in farming and fishing in a small village; they are all city dwellers.

    I see most people are speaking English. Is it common? I've heard young generation in Portugal speaks English well but older people usually don't understand English. Definitely not in rural areas
