The Top REIT Stocks Compared: Which REIT is Best?

    In this video we're going to compare some of the most popular real estate investment trusts and determine which one might be the best for dividend investors based on a variety of different metrics. We'll be looking at a bunch of different data and award points based on which REIT comes in first, second, and third. For each category, the stock in first place will receive three points, the stock in second place will get two points, and third place will receive one point. I'll also give bonus points where I think a stock might deserve it for having an impressive feature. All of this information was gathered from each company's website as well as from other financial websites, including Seeking Alpha, Google, and Yahoo Finance, and is up-to-date as of the making of this video.
    When it came down to picking what REITs to include in this video I knew I'd have to set some guidelines. According to NAREIT, there are more than 225 REITs trading on U.S. stock exchanges. And taking the time to calculate metrics and compare all of them would be too time-intensive. So I decided to compare the top 8 REITs, which I picked based on four qualifications. First, all of these REITs are U.S.-based, which is where I'm located and is the largest REIT market. I also did not include mortgage REITs for this comparison, only equity REITs. mREITs are so different and have their own unique metrics that it would've been impossible to fairly compare them to the equity REITs.
    It was also my goal to only include REITs that I consider to be well diversified. Within the real estate investment trust realm, you have very sector specific REITs, like data storage REITs and even a post office REIT. But then you also have REITs that own a wide variety of different property types, like anchored grocery stores, restaurants, offices, gyms, convenience stores, and so on. I felt like these REITs would be the best because they're so diversified in what they hold. It's my opinion that if you could hold one REIT, then one of these would be the best type to consider. Then finally, I chose REITs based on a mixture of total market cap and how popular they are based on Google searches and Seeking Alpha follows.

      Thats when you hire someone to manage your money. You need a (CFP) straight up! personally, I would invest in ETF's and also love investing in individual stocks.

    My dividend journey began when I realized that two particular expenses in my budget were always going to go up and never go down. The two expenses were taxes and insurance. I realized that the dramatic rise in both will need some added income. So, I started buying shares paying dividends. I can now see that this will be the path I need to take to make sure those two expenses will not overtake my future income.

It’s a good idea to diversify your portfolio across different stocks and sectors to minimize risk.     To be honest I have no fucking clue who this guy is and I don't run any dividend strategy at all. But I am under the impression that he's one of the very few financial CZcamsrs who isn't talking bullshit or who wants to sell me something.
    These are a good enough reasons for me watching his stuff, even though dividends haven't any meaning for my portfolio.

    I may be wrong but check ADC again. I don’t think they had a dividend cut I think it just looks like that when they switched from quarterly dividend to monthly dividends.

    Good video. I arrived at the same conclusion for diverse REIT top spot and opted to own O. I like VICI, but the single focus of their properties worries me a bit, especially if the economy continues to cool and customers (retail and commercial) start pulling back optional spending.

      He mentioned it at the beginning of the video that he was looking for diversity. VICI is mostly gaming/hospitality. They have other buildings, but most of their business is in Vegas. I own shares of VICI, so it would have been nice to see. However, I understand why he didn’t include it based on his criteria.

    I don't know if the data is available but I think it would be good to compare cost of capital for each REIT since interest rates have increased so fast. If some of them have debt coming up for renewal their cost of capital will jump and lower profitability.

    Awesome idea for the video. However, these are mostly RETAIL REITs. If someone wants to build a SENSIBLE REIT portfolio, they shouldn’t pick too many of these.
    From the ones listed here I only have NNN, Essential Properties and WPC (the last one being quasi-industrial type). Yet, my entire REIT portfolio consists of about 15 different REITs.
    The REITs from this list aren’t that big either (market cap wise). Only O and SPG are in Top10… far, far from the Global Titans like Prologis and American Tower.

    Thanks for the efforts of putting this together. But the criteria almost look backward engineered for O to come out on top. Slow growth, and why would monthly distributions even matter? I'd go for growth for best returns going forward. EPRT!!

    another metric that would be good to know... the number or per cent of stock issuance each reit has done each year... many reits issue more shares to get investment money.. which dilute the share price and value to existing shareholders.

    When are you going to talk about how great NLOP is doing? I was ready to drop my holding like you said. But after my $1000 wpc stock position split I only got $10 in nlop. I'm not sure how bad that really is affecting wpc vs they hype machine. But NLOP I decided not to sell for tax reasons. But now NLOP has doubled. So I don't see how it was in such bad properties to do that well or need to be severed from wpc.

    It’s actually more costly for a company to pay monthly and it offers less adjustability (since they only file QUARTERLY reports).

      It always comes down to price. Any stock is valuable at some price and REITs are very nicely priced if you believe interest rates will level off (not increase) and begin to drop in a few years.

    Very disappointed you ignore price action. It does matter, because Yield on Cost. Especially for anyone looking to add a position, entry is really important, and I do not understand why you don’t talk at all about premium or discount to NAV on any of these.
