    Hi Rino I think this a great purchase for a rental or Airbnb 👍😃 my thought is the bathroom looks great it looks pretty new I wouldn't do anything to the bathroom and I would not move the bathroom to another area I think that's what you said. You wanted to move it somewhere else ?! anyway, that just seems like so much work when it's already there and it looks great. I understand the kitchen cabinets do need to be renovated and get some new kitchen cabinets. That's a good idea and the floor looks okay but I understand if you want to pick up the tiles and use the ones that are underneath. They are more natural to the building some of this work.. If you have the time you can do yourself and save a lot of money!!! I think it's a very nice property 👋👍

      Hi!! I actually wanted to chance the tiles in the existing one and build a new one so I can have two separate apartments!

    You know we love a good rooftop terrace 😂. I think this is a great idea. Would love to see videos on the process of renovating and renting if you decide to buy.

      I'm thinking to not buy it! With the 70k (including renovation) + extra stuff that would come up I could buy something that doesn't need any work, like the one in Lettomanoppello!

    Would you need to do everything at once? If not, you might consider doing what's necessary to make it nice for short term rentals and do the rest in off season.

      Yeah, once I start I don't want to postpone things, I want to have construction workers once and not go through the hassle multiple times!

    Rino it is great that you have shared the costs of the renovations with us because it hard to imagine the costs of renovations when you’re looking for properties. I like this apartment and the imagination of how it can look like after everything is done. If I would be in your shoes and live in Chieti I think I would go for it. ❤️

    Much useful information in this video, grazie Rino! Really interesting to see the estimates for all these various projects. I very much agree about getting rid of the modern bathroom and kitchen tile, they're not in keeping with the style of architecture. Not sure I'd spend so much on removing plaster...anyway, I remember liking this property, maybe I'll have a look this summer? Could co-invest AND buy another house, too!

      Plaster in that house it's a waste, definitely uncovering the bricks is the right thing to do here. Thanks for commenting :) coinvesting in this property would reduce the revenues each month, but surely smaller risk!

    I think the renovation cost is too high, u should ask your friend to cut it by half by removing less important items. Also new kitchen cost is not yet included, right? Plus u will need to furnish it as well.

      @@OneStopAbruzzo Yes, you are right about that. But what I meant was not to do certain less important works in the budget at all and reduce the total cost that way. E.g. the new electrical system may be good to have but perhaps it isn't critical at this stage etc.

    Hi Rino - I can understand your interest in this property - it is sensibly priced and in a good location with the bonus of a terrace thrown in. But what is your main motivation for possibly buying it? If it is to make money and recover your investment asap then spending €30k sounds a lot for an apartment costing €45k. People renting an AirBnB don't necessarily want or appreciate high end finishes - they do want clean and comfortable in a convenient location. Do they need exposed vaulted ceilings for a short city break? I would hope to get the essentials done for half of what you have been quoted. On the other hand if you wanted to realise the full potential of the apartment in terms of its layout and finish then the cost of works makes more sense - but it would take a lot longer to recover your investment. It's getting the right balance between head and heart! I hope you will keep us posted about your decision - and if you go ahead it will make a fascinating subject to cover in your videos as we see the property being improved.

      I agree with you. If you were going to live there then making the cosmetic changes might make sense. I think the bathroom is fine as it is and the ceilings. As a short term rental I agree that it doesn't need to be fancy. Making the kitchen cuter is a bonus. Then making the rest of the apartment cute comes down to interior decorating.

      Hi Steve! Nice to see you commenting again. The thing with Airbnb in a city which is not the ultimate tourist destination is that you have to distinguish yourself so guests can pick you over the competitors and that's why I belive the sandblasting is a must!
