Just came over from another video, 3 bedroom was 30 mill. But the kitchen appliances comes with the house, shower was huge, his and hers sink. I could say it was worth it

The house looks good but the location is risky. That community is somewhat remote it's between old harbour and Spanish Town not really close to any supermarkets, gas stations etc. We call it the BUSHLANDS
These ridiculous prices and no AC and appliances . Thats just not acceptable .

This is a comment I can agree with.
The realtor presentation was great. Truly the house is tiny. Bedrooms tiny! Kitch and bathroom fixtures are dated. House has potential but I feel some nicer more modern fixtures would help. Maybe if it was staged with furniture it would help tremendously! Other wise the property has potential. as someone else stated these can not fit a king bed. Rooms looks suited for full size beds. Closet spaces extremely small. Theirs no way I’ll believe that’s 1200+ living space. But big ups and keep the properties rolling sir.

Nobody trying to do commercial real estate near these properties, try build a little shopping center with barbershops, nails shop, restaurants etc. Everybody doing residential next to a residential thats next to a residential scheme. Soon the Jamaican Real Estate market gonna fall, because of too much inventory on the market and some of these prices are ridiculous

The outlets that are under the window do you have an idea if they are waterproof protected and what are the restrictions for an addition
It as no dishwasher, storage space,and mop closets etc it need more amenities for that price. No way I would have to make so much adjustments. Face basin is so tiny, kitchen need more cupboards, pantry.
The price is crazy (⊙_◎) the bathroom could've been full tiled out 4 corners to the roof and more modern I hate the cupboards 🤦♀️ the home is nice I can't afford it ❤

We could complain, but all these developers cost for housing are similar. In other words, they charge on average 7mil per room and 2 mil per bathroom, and additional cost is attributed to land space at approximately 100k per 100 sqr feet of land. If you dont believe, look at the developments. This is 8000 sq ft of land. Check Phoenix Park 2 it being sold for 15.5 million land space is 2500 sqr ft, and the house is considerably tiny. It's all the same to me. You just have to find something that can meet your budget.

These housing prices are a reflection of the deliberate play on supply and demand…. Keep housing stock low so that sellers can keep their prices high.

Right??? Every time I hear "only/just" and keep looking at the numbers with zero cant done. Which regular person can really afford this? Walk in closet and bathroom are basically the same size. Nothing master about the master bath. House is barely elevated off the ground. Car port not even covered or have a pergola 🤦♀️no mesh in window., no wash tub outside or in 🤷🏿♀️... people should pay all this money because it used granite countertop, maple cabinets and fancy rooofing..roofing... this is not for regular folks
Save and invest, buy income generating assets, borrow, multiple different ways of getting the financing the key is choosing a strategy and stick to it. A house is a long term investment hence it won’t be easy to come by. Do some short course and upskill yourself so you can get a second job or a better laying first job. Everybody wants to own a house now, plus foreigners love jamaica more than ever so it will be harder to own a home

How many persons in government jobs can find time to go get another job? Investments take time to mature and if you gonna get big money out of it you would have needed to put down a big money initially. Let's say NHT gives you 7 mil, you still have 20+ to somehow find on your own. You say borrow from other institutions, so it's loan upon loan upon loan, work 2 or 3 jobs, sell your vehicle and start walking just to afford a house you will be paying for til u 💀💀⚰️. It's harsh but true. Most will be bought by persons from overseas and then rented out. Because locals just can't afford it. Developers will keep doing this because they get bought eventually.. as a business venture for many abroad.. not as a forever home from locals 😢🚶♀️ I'm done ranting

Still doesn't change anything. the housing market is inflated in Jamaica, been building for 30 years and I can tell you exactly what it would cost to build that exact house and still have extremely good margins. That said, still over priced, simply because not everyone wants to go through the trouble of building themselves.

Most persons who are buying homes now want more space inside, not less. Developers need to work on this. Better they just put a studio unit on a big lot and tell you it's the land you're paying for. It doesn't make sense to be creating multiple smaller spaces on a unit, charge an exorbitant fee then tell folks "you can always expand for your comfort". There's no comfort to be had after they done sold a kidney and left eye in order to afford the property in the first place. 🤣🤣🤣🤣

That's not realistic. The government is not a housing development and developers builds and sells house like these to make a profit. The day the government start giving away house like these I would leave my job and claim to living below the poverty line just to get a house like that.
