- Hi there! My name is Anatoliy Letaev, and I am the founder of Migronis. Today let us talk about real estate in Saint Kitts and Nevis! The country is located on 2 islands - this is Saint Kitts, and Nevis is behind us.
Saint Kitts is the main island. There is an international airport here that is large by Cuban standards. It accommodates flights from central hubs, including Miami and other major cities. There is also a large cruise port on Saint Kitts. Nevis is actually an island of nearly the same size, but with a more relaxed environment.
Both islands have properties that qualify for the citizenship by investment program. Now we are going to Nevis to see some of them. As to investment options for obtaining citizenship, property investment has been enjoying much greater demand over the last 2-3 years.
According to the head of the Saint Kitts and Nevis Citizenship By Investment Unit, currently, this option is chosen by more than 75% of investors. The stats is as of April 2020.

"The legislation says that in order to qualify it has to be a $400,000 investment. So that is what has driven the price of the properties. They introduced the $200,000. but the only people that are going in at the $200,000 are sort of fractionals. Nobody is selling an entire property at this price." *I don't understand why the CBI program in St. Kitts keeps getting promoted at $200,000 when you can't actually buy a property at $200,000 but must pay a minimum of $400,000. This is false advertising.* You can buy time shares at $20-$30K around the world to get the 2 week stay. I'd understand if the fractional time was 3-6 months, but 2 weeks for $200,000??!! I see that the $200,000+ "properties" are on hold for resale at 7 years, and the $400,000 properties are on hold for 5 years before resale. It seems it's a minimum of $400,000 to actually get a property. And it's $466,000 in Antigua. As valuable as a citizenship/passport is I still can't see myself spending $150,000 as a sunk cost that I'll never see again in buying just the passport. This is going to be twice as hard now. As highly touted as the St. Kitts program is, I think they should still improve upon it.
I don't think there is any false advertisement. What I think is that you maybe viewing her entire pitch as pertaining only to citizenship acquisition, when it's not. This is real estate marketing with the additional citizenship program aspect to it. The $200,000 fractional is investment purely for personal use or as rental, and does not qualify the buyer for citizenship because it falls short of the qualifying $400,000 needed. But given only certain properties are designated (by the government) for the citizenship program, your $200,000 investment in one of those properties essentially gets your foot through the door (so to speak). And in order for the $200,000 investor to get citizenship he or she would have to cough up an additional $200,000 to bring his total investment to $400,000.

@@sachaarthurton6451 I agree, it should be a minimum of something like $700,000. Nevis is where my dad comes from, so I have family with business on the island. I don't see how people should be allowed to gain citizenship so cheaply in the context of things. I'll be heading there if they decide to drop all this vaccination garbage around the world. People are sick of deliberate convid & these evil western governments trying to cut people off from other people around the world.

A time share here is stupidly expensive for a few weeks - no way.
Some of those unfinished Chinese properties might be worth another look.
I suppose only the developer could answer that one.
I am wondering if you buy into a construction project and get your citizenship and then the development falls through, do you get your money back? If you get your money back do you get to keep the citizenship?
