亞省（Alberta）城市愛民頓（Edmonton）近年都係熱門港人移居地，皆因平均樓價比卡加利仲平，平到咩地步？一個擁有煙花景、河景、市中心景嘅千呎單位，唔使8萬加紙（約46萬港元）！
咁大隻蛤乸隨街跳當然有原因。呢個位於愛民頓市中心優質地段嘅condo，1973年落成，設計上充滿70年代風格，但你咪理，千呎2房間隔，外望靚景；廚房家電一應俱全，儲物空間又多；客房同主人房都係煙花景，係個套廁怪啲，冇得沖涼？除此之外，管理費都幾乸脷……？
跟住睇愛民頓嘅屏風樓，同樣位處市中心、1968年落成嘅1房戶，9樓已經係一望無際城市景、公園景，兼遠眺亞省大學；呢個單位向北，分分鐘有機會睇到極光！話明1房戶，所以客飯廳、廚房都係基本配置，但房間夠大，放King Size床都得。樓價方面，比之前嗰個貴1倍有多，但管理費就平一半。
睇完市中心，去西南區Windermere睇銀主盤。呢間過千呎2房2廁1 den單位新淨好多，2014年落成，收納空間亦足，但部分設計比較離奇，click入嚟睇吓條片先。而管理費就係3間之中最平。
嗱，1條片睇3個單位，由平到貴、由市中心睇到西南區，有冇啱心水？有咩要注意？呢個時候梗係有請Jennifer講解。
仲有樓價同管理費之間應該點樣取捨，都要聽佢意見。

For investment, $1200 management fee + $100 Property Tax + renovation (after rented out for few years) + rented condo Insurance + new appliance (after few years), your return at most $3 k/years. Put your $80,000 into 1yr fix GIC = you have about $5K in return. No good for investment!
My husband said the same thing but the fact is that we look at the appreciation value of a property when we invest in real estate, not so much on the rental income. If the market value of this condo increase by say 10% annually, there is a $8000 capital gain already. Most real estate investors will not put 100% for the downpayment. Just enough to cover all the expenses from their rental income. So it really depends on the amount of rent you can collect and the potential increase of the property. The market in Edmonton may be slow. I know a few investors in Toronto bought condos 4-5 years ago with less than 30% in downpayment. The rent they collected was enough to break even with all the expenses. Now the value of the condos has been doubled. No GICs can get us a yield of $200 - $300k in a few years.

咁多平價垃圾都冇人買 就話畀你知呢個城市有幾好啦 嗰個景望出去係一片死值一片悲涼
只是個别地區而已，Edmonton西南纯住宅如Rutherford很不錯，環境清静，鄰居以白人為主，非常友善，值得考慮。前天下午第一次坐輕軌来回downtown除了downtown輕軌入口處稍為污糟外，月台及車内也很乾淨，去到University of Albert的站更有很多學生乘搭，感覺很安全，没有其他人講得那麼死氣沉沉及恐怖啦！若主要是来给孩子諗書及想過悠閒點的生活，我覺得Edmonton是一個不错的選擇。
calgary升值太快，轉左諗上黎，有興趣想問下西南方既house/townhome, 貼地啲既盤😂

Who cares about condo fees when housing price so high now adays. Lol 100k mortgage interest is over $6000 a year . Utilities is really high now adays like $300 a month. Just pretend its 170k with no condo fee instead of 74k.
Also low condo fee not always a good thing. Maybe reserve fund is not enough maybe developers are hiding something to lower the fees and raise it later on. There could be trouble later on. You have to see where the money go

i swear yeg is not for everyone. i dont care if you proclaim it's much better in comparison to hong kong, the crime rate is inconceivably high on top of severe homeless issues. with every moment during my stay alone in that city there was never a single moment when i wasn't scared of being tailgated nor stabbed to death on the streets. it's just as sketchy as it is. y'all being so politically paranoid thinking edmonton is much better than hkg to settle your feet without staying there there long enough - just being too naive. i swear worse comes worse with hong kong you won't feel sketched out on the streets like you're in edmonton. so move to somewhere else in canada for your citizenship if you desire, at least not yeg. Period.
