    In my recently purchased house, I had my home warranty company's plumber refuse to cover a fauct repair/replacement because of excessive water pressure (90 psi). He said I needed a pressure regulator. To save $500 I put one in myself. It didn't work consistently so the company sent me another one, which also doesn't work. Now I learn that I've created a closed system requiring an expansion tank. Neither the plumber who told me I'd need the prv nor the prv company mentioned that I'd need an expansion tank.
    I also wonder if the closed system was created by the water company meter, installed 2017, and if I had just installed an expansion tank I could have forgone the PRV completely.

      Unfortunately, you'll still need both. The pressure reducing valve (PRV) reduces the pressure of water coming into your home. The expansion tank allows thermal energy to go somewhere so it doesn't break water lines.

    1:50 why top part is warm but bottom is room temperature? I thought the top part is air only and bottom is hot water maybe?

      depends on which way tank is mounted most are put under the air Seperator scoop with replacement cold water line running in. it is facing up the opening to tank there is a rubber divider inside so tank has water on side with pipe from system going in. unless your system is cold, and you are starting it for first time it won't get hot water expanding into tank it will be cold from sitting in line to tank or diluted by cold water sitting in tank.

    I replaced my pressure relief valve after it had a slow leak. It now has an occasional, very small leak after hot water use. The pressure on my expansion tank matches the 80psi for my water pressure. Any thoughts on what could be the problem and what to do next?

      There are several possible reasons why your reliet valve could be opening the valve. Here are some possible causes:
      1. Water pressure too high: If the water pressure in your home is too high, it can cause the safety valve of the water heater to open to release the excess pressure.
      2. Overheating: If your water heater is overheating or if the water temperature is set too high, you can cause the safety valve to open to prevent the tank from exploding.
      3. Lack of maintenance: If the water heater has not been properly maintained, there may be an accumulation of sediment or minerals in the tank, which can cause problems in the safety valve.
      4. Problems with the safety valve: The safety valve of the water heater itself may be defective or malfunctioning, which can cause it to open frequently.

      if you open a pressure relief valve a lot of times minerals get in the valve and cause leaking what is the pressure relief valve set to? maybe tank is full of water and the air has leaked out so not much room for expansion

      Rep7the pressure valve, when it opened, the minerals in the water ( sediment) dried around the cylinder wall ( where the o ring n seal inside the valve) dried after is released pressure.

    Fills with (Hot) water if the tank fails? Installed on the cold side?

      If the rubber inside the tank rips, the tank fills up completely with water. Hot water expans into cold water pipe. Touch your cold water pipe by tank, it's hot when the water heater is on heating the water.
