I like the simpleness of the design with the furnitures and appliances already included too, for a lot of 100sqm. But what does it look like if the master BR is the one at the ground floor and the size if the lot is only 90sqm? I am trying to imagine if we can maintain the spaces you alloted for the living/dining area still the same as in this..

Design request: MUJI-inspired, of course :)
Size: 8x10 floor area, 2 storey with balcony, single carport
1st floor: double swing door for entrance with foyer or genkan, high ceiling living room, dining + kitchen with center island (doorway to carport), 1 small guest room, 1 powder room, dirty kitchen and laundry outside.
2nd floor: master bedroom with walk-in closet and bathroom, 1 bedroom, 1 common bathroom, 1 small lounge or family area, pathway/walkway to the balcony where you can see the living room below.

Great designs for sure, but made for men for sure---kitchens are always small or outdated,
I didnt know that designs are gender-based, but you can always have a design that has a bigger kitchen, we're sorry that our kitchens are "small" or "outdated"

For 3M I think its only materials. The fence construction is not included, also the manpower. I think kapusin ka sa 3M considering with roof deck na ganyan kalaki.

7x10=70 x 2 = 140 floor area x 25k = 3.5m di pa kasama lot price vary depende sa material na ginamit.
