After following your videos each week, I find beside the house price, the tax and HOA are another two factors for housing hunting. I am glad you always include them in your video. For myself I also consider climate in each area. I have impressions, Menifee is hotter than Murrieta and Temecula, is it right? Thanks again to make this wonderful video.
Hua, thanks for the great feedback. We heard someone else, just yesterday actually, that said something similar about the HOA and Tax info. We definitely will keep doing that. As for climate, you are right on by saying Menifee is hotter than Murrieta and Temecula. We usually say 5-10 degrees. It might be a few degrees hotter in Murrieta than Temecula, perhaps just certain areas though. Menifee for sure though. Thanks again for the feedback.
I have two questions 1) Is the special assessment fee charged per house, no matter how much house price is? 2) Is 1% property tax for new construction as well in Morgan Hill?
Hi Hua. We missed this follow up question to your thread a month ago. We actually have a property tax video in the works that will help. The short version is the base tax of about 1.1% is on the value. The Special Assessments can be based on the value (ad valorem) or a static amount. Each line by line Special Assessment can be analyzed, but as a rule of thumb, we say around 2% for new construction in our area. Sometimes less but that is a rare exception.
Morgan Hills is beautiful, I also like Chardonnay Hills. My in laws live in Wolf Creek and they Have very high tax assessments 😬
