    Located within the hidden side, or I would say the kampung side of Bandar Utama, there is a wave where low rise apartments are being developed among low rise kampung houses. That has always been the main challenge for the project where the experience to the project is limited by the infrastructure. Roads are narrow, the housing typologies around are untidy, but that all changed immediately when we get into the project.
    It all starts from the sidewalks around the project, into the carpark, lobby, corridor, unit and facilities area. The entire experience felt almost like a resort, which immediately took me away from the external impression. This is heavily contributed by the architectural treatments around the central void area, which is very Japanese Garden inspired. The interplay between sunlight and natural materials is very tasteful.
    In the unit, everything is well designed but I wished the structural elements could be muted just a bit more. Their sizes are borderline intimidating, which is weird since the project is so low in density. The only part I'm a bit clueless would be the study area in the center, which led to door direction being opened in a unconventional direction.
    A common hindrance from horizontal high rise projects would be the distance to the facilities area for residents. Since different facilities are located at different blocks, the residents will need to walk and travel slightly before getting to enjoy them. However, due to the restricted building height, the views throughout the project is also limited.
    Overall, a very solid project in a location that's rapidly developing.

    Am I crazy or am I just the only one who thinks the kampung house view is absolutely beautiful? So gorgeous and peaceful feeling. And based on 20 years experience living in BU2 you won't find many rempits in kayu ara, just loads of foot traffic. Just go slow la.

      kampung view is definitely beautiful but it's the squatter area that's an eyesore...

    Kampung is not issue. Main issue is you have to jam at least 15 mins or more to reach main road during peak hour.

    I used to live in Kayu ara and had to endure low class drivers and rempits all the time. Good luck to buyers

    I've spent the majority of my adult life in Malaysia here. Without a doubt, living and working in Damansara area is superb, even compared to other parts of the developed world. That being said, I've seen the development of the local region for the past 40 years and construction has not stopped at all lol. I used to see the rows of squatters along the LDP and the funny towers and towers of smoke from garbage burning the whole day everyday. I've also lived INSIDE kampung kampungs in in laws place. The kampung area today, let's just say you'll enjoy BBQ plastic every other day as well as narcissistic rempits every 8 minutes... until the end of time. It never ends, they never sleep, they breed like crazy. There are still many many syndicates hiding inside this very particular kampung as well as a gateway to all the robberies around the area. The only reason you want to spend 1.2 mil for this property is for the location as well as having the lack luster facilities.
    Remember. Sleeping on a golden throne beside a public toilet, you're still sleeping beside a public toilet.
    The upcoming project blocking the view however, you should explore instead of this UTAMARA. Many units have private pools that goes into the living hall leh.
    PS: I just can't help but wonder about that giant ass dome tent in the middle of the kampung.

      I view the upcoming project CK One East as another "golden throne", to use your analogy. Eventually that area will be full of thrones. The dome you mentioned actually houses the sales office for One East, and yes do check them out. Very luxurious and intriguing.

    Went to look at the One East Project last week, shared all the same feelings. The kampung setting still is my biggest barrier to moving forward with purchasing (own stay), but the low density and proximity to everything else in Damansara is great and impossible find this sort of price in those very built up areas.

      Love the atypical layout and large balcony. I actually enjoy the kampung setting. I am looking for low-density as well (less 100 units). Indeed hard to find

    Sean do have a take onto why houses in this format are so hard to find. In particular the low rise style below 10 storey. Im so tired of living in towers. It really make u feel disconnected to earth and low key felt like living in an office building. The unit u show on the other hand was EVERYWHERE in Australia. They called it FLAT even. But in msia good lord 40 storey tower stacked on 10 storey carpark everywhere. INSANITY.

      Yeah. I miss those low density low rise apartments in other cuntries. I guess it's because of the population density and cost to build the facilities and ROI of that in the major cities.

      Mainly it’s due to the increasing land cost. When developers buy the land, they will need to at least make back the cost of acquisition. Another element will be town planning. When a particular area is zoned as high density, the price of land would immediately skyrocket compared to a piece of land that can only build landed homes.
      Well in Malaysia, we still have lots of choices to pick from. Just that they might not always be in our range of affordability 😅

      @@iherng growing up in Ampang where it next to embassy houses. I do see this kind of low density apartment everyday. Always wonder how it looks like from the inside, thanks Sean for showing this project so that I somewhat have an idea of it. And yes, as you mentioned, there're a lot of these in that area just that it's so expensiveee for a 15-20yearsold houses.😅

    Just buy subsale 1.2M to 1.7M freehold five stones/ameera and drive to centrepoint for the BKT, manicure etc at centrepoint

    I would value this more than 3 million, very low dense, surrounding is serene and not dirty like other damansara

    micro-location considerations aside, ~800 psf for something so near to BU and so low density, seems attractive

    Love the effort the developer hai put in. But this can only be a self stay property but not an investment i think. With the maturity of the surrounding areas there isn't much scope for prices to go up much. But it is quite a good place to stay and the size of every room seems good.

    This middle of no where 😂 mostly is Kampung area and the traffic is pretty bad when heading out to damansara utama direction

      I don't think it's the middle of no where lah. The project is literally one street behind Bandar Utama and one street away from Damansara Uptown. Just that the surrounding is currently still in a kampung setting.

      The narrow road seems like really a disadvantage, but I can see that a bicycle can be a good alternative here, since many common places are available nearby (grocery shopping maybe still is a headache 😂)

    Sean, is it going to be a new trend in kl and greater kl in the foreseeable future to build more low rise apartment complexes that are less than 10 stories high and on smaller plots?
    Even in a high rise city like Bangkok, there are many 7 to 8 stories high condos built besides narrower roads.

      I believe every apartment around the world are low rises. I don’t understand why are we racing with Hong Kong in building towering flats

      @@huzafah_ Most probably because of the value of the plot and cheaper. All types of apartments are actually a smart way to reorganise sustainable urban planning. Plus I believe with Malaysia geolocation, it is a bless for high rise building.

      @@huzafah_ Tokyo got earthquake Malaysia dont has earthquake that why we can become like Hong Kong. Even now 2000 units per condo is a normal norm, 10 years back a condo with 500 units already consider as high density.

      @@huzafah_ Yes we have huge land but with poor city planning bro. Big pieces of land but only few major cities for employment and leisure hence why we're squeezing every households into those cities. And apparently the market are still buying it therefore demand is there and that explain why developers are still building it. 🥲

    How is this 5 storey project allowed to be built a few ft away from existing landed houses?

      Not far away (behind DJ school), you should see the high rise being constructed on a very thin piece of land right by the sungai K. Ara.
      Totally mind boggling how this was approved.
