Lot prices at 45-50k is insane for Florida. I reside in the Northern Va area which has a way higher median income than Florida and I have always purchase new construction. The max lot price I ever seen was 25k. Checkout Potomac Shores in NoVA to compare the community. These home prices in FL in my eyes is getting ridiculous when the job market in Florida doesnât pay wages to support those prices.

Westlake doesn't have its' own police department or fire department, the PBSO and PBCFR takes care of Westlake.
Thanks for your comment. I think I misunderstood what they meant. I think they meant the actual fire and police stations(PBCFR & PBSO) are there, not their "own" police and fire departments, as you pointed out :)

@@gautamvishwanatham7512 the middle school for Westlake students right now is Oceola Middle School. It was built in 2004 and is A rated. I believe they are building one in Westlake, but I don't have the info on start/end date.

How much would be if you wanna add a pool to any of those model please ?
I will be there today with my buyers. I know all of the construction prices have gone up and some builders are not even adding pool packages because of the demand being so high. Normally, I would say starting at $25,000-30,000(basic) and up

o and shall I add that the color choices are limited to each home and they have this system in place that if someone else has or chose a similar color across from u or next to u cant have the color. Seems a bit controlling. Who wants to buy a home and be limited to a certain color because the guy next to me chose blue and I want blue lmfao. If im paying more that 450 for a home you best believe I want it to be the cor I WANT, not trying to have my home limited because west lake has specific color sequence through a Street (Block) another silly aspect of this community. We started to fell as it was a compound and its being controlled by like a general. almost felt like the show Walking dead. Lmfao

@@TalytaB OK so to clarify your comment, HOA is restrictive. Having rules which I totally get, to prevent You and or your nieghbors from doing certain things but its mostly to maintain a "Clean Community." such as landscaping, amenities, garbage etc.
