  • Buying or investing in real property is an important decision that involves looking at many factors. And one of the factors is the brand you choose to buy a lot, a house, and a lot or a condominium unit from.
    A reputable real estate developer is a safe bet if you are a first-time buyer because it has a history of experience and performance in terms of good construction quality, timely delivery of projects, ease of bank loan approval due to the name it has built, well-thought-out amenities, and/or the possibility of getting a high return on investment.

    The problem with those developers you mentioned are the prices of their property are way over priced. They used western standards as their benchmark for pricing considering the poor infrastructure oustide of their development. Also, their profit of margin is through the roof considering also that labor are very cheap there and when they bought the land that they're developing, I guarantee you, they were bought at a very low price. Also, they are the reason why prices of real estate there are sooooooo expensive and are unaffordable to locals. I just hope they don't enter the province. If so, a lot of locals will be displaced because of the greediness of these Oligarchs.

      I am aware of how some of the prices of their projects have become quite speculative because of Chinese demand. But it is what it is they are the ones regarded as the top and they have the market capitalization to complete their projects which is important when buying a pre-selling property.
      I think what immensely adds to the cost of the properties is red tape. There are usually unnecessary delays in getting permits from the government. And while our labor may be regarded as cheaper compared to other countries, we have a shortage of skilled construction workers. This means more people need to be hired for a job that could be done with fewer people. Additional costs are incurred with training people as well as for materials wasted when a worker makes a mistake. It's saddening that this is happening but our skilled construction workers really have to go abroad for better pay.
      So locals won't be displaced just because of the oligarchs but because of the government and the inherent problems of urbanization.

      Since there would be an MRT-4 set to be completed by 2025, I think it's okay for end users with a hybrid work-arrangement. If for investment purposes, it's less ideal because there is a high supply of units 😊

    I do worry about the overall standard of construction with these high rise condos in the philippines. Will they still be in good condition beyond 10-15 years? The philippines weather is brutal along with high pollution, that makes upkeep a real issue, unless taken seriously by management.That will vary considerably with the developer.
    My highly experienced advisor suggests only buying from ayala. The problem with that is, you are paying western prices or higher! Then you have to decide, how much room there is for real appreciation over the next 10 years, after tripling in the past 10 years.
    Also, how many potential buyers are there in the secondary market, who are able to afford to purchase real estate without pre-construction payment terms? I think that area of the market is somewhat limited and not anywhere near as developed as in the west.

      Yes, there are still in good condition. My client sold a house and lot and moved to a more than 35 year old condominium building. It is still in good condition so it's very important to have not only good property management but neighbors who are also proactive. If most of the owners are investors and they don't care about the upkeep of the building then it would really contribute to the depreciation of the building value.
      Is your advisor a licensed real estate consultant? I'm just curious. Anyway, since Ayala is already reputable, it is considered a safer investment compared to other properties. But since the risk is lower, the reward for capital appreciation won't also be that high.
      I agree that potential buyers who can afford to pay in cash are limited. So you really have to study the project you'll invest in 😊

    Buti di nabanggit ang Century Properties. Pinag peperahan lang ang mga unit owners kahit after turn over. So many structural and maintenance issues. PMO is worst.

    What do you think of Empire East? I know madami silang issues previously pero some of their recent projects and their preselling developments are looking good.       My thoughts regarding Empire East is that they offer affordable rates but if you’re considering it for investment, you need to think about the economic characteristics that create real estate value. Bawat project nila maraming supply for example, yung kakilala ko recently bumili at nag-move in sa Kasara Urban which is a 6-tower condominium development dahil maraming supply, hindi ganun kataas ang value. Idagdag pa natin na for their target market, mababa ang purchasing power ng buyers. Mas gusto ng buyers ay affordable payment terms. With that alone (hindi pa na take account yung desire sa location and utility), I think mas suitable siya bilang halfway home.
      I think hindi maganda magbank on sa premise na dahil subsidiary ni Megaworld. In terms of quality ni Megaworld, medyo hit or miss sila sa projects. May projects sila na hindi ganun kaganda ang build quality as experienced by people I’ve met. Given that, mas magandang tignan ang recent projects nila. Yung Kasara Urban, nag-improve talaga considering that they hired a quadruple A builder to construct it but I wonder about the material used. Kasi dapat makapal enough ang door para hindi mo talaga maririnig ang kapitbahay. Yan lang so far ang thoughts ko 😅 Don’t take my feedback as is. Study as well. Hindi pa ako licensed real estate consultant eh 😆

    Thanks for this. Kukuha dapat kami sa Empire East Highland City but because of the reviews na nabasa/napanuod namin, nagback out nalang kami. We're still checking for other options, thinking of Victoria Arts and Towers, Symfoni Kamias or River Park Place. Do you have any comments with the mentioned condos po? Hindi kasi ganun ka well known mga developers kaya napapaisip pa kami. Thank you.

      Maganda sa empire east. Kahit di kasama sa top10 sana nagresearch ka on your own. Listed sila before sa top condo 7yrs ago i think. Just that yubg nasa top10 i think built kasi sila sa mga famous places with sosyal amenities. Kaso the more sosyal the amenities the higher your monthly condo dues plus reak property tax sa nga top10 na yan tiyak magugulat ka. Name lang din binayaran i think kagaya ng puregold vs robinsons.

      Hi, I didn’t miss 😊 While Ortigas Land caters to mid and upper market, that isn’t the basis for being a top developer. Geographic reach, market capitalization etc. are taken into consideration. Its residential developments are concentrated only within Metro Manila. And if we compare it against other real estate developers like Shang properties or Rockwell Land, they offer a distinctive lifestyle. That is why if you check the usual list of top real estate developers, Ortigas Land isn’t also mentioned. What would be mentioned instead is Century Properties or another real estate developer 😊

      Most of their projects are in prime locations. It’s close to different universities and hospitals. And their upcoming projects have great design and amenities. But if you’re buying for investment, computation still needs to be done.

    You said that many of your clients feedback is that they aren’t happy with the build quality of their unit from SMDC and it’s overpriced so I can conclude that I must avoid them and buy from Ayala instead?
    I was deciding if Glade Residences in Jaro, Iloilo City a good investment and retirement.

      You need not conclude that you must avoid SMDC and buy from Ayala instead because developer reputation and track record is only one of the key factors for consideration. Each person has a specific investment goal and risk tolerance so financial aspects of the investment should also be considered as well 😊

      It is in a prime location since it’s connected to MRT Boni and it’s along a major thoroughfare. It’s also near the Ortigas business district. It has level up amenities if I’m not mistaken and of course, residents don’t have to go far for their needs as their is a Light Annex mall at its podium. So if you are going to live in it, it’s very convenient.

      Para sa kin maganda po yung Allegra Garden Place and very near Rizal Medical Center. Ang pinaka-issue lang ay malapit po sa fault line pero kaya naman ma-withstand ng DMCI Home structure ang maximum recorded magnitude and all of their structures have passed all structural design codes and parameters to ensure its stability to withstand disasters like earthquakes 😊 It depends sa person kung ok lng yan. I’ve had clients na hindi naman issue po sa kanila 😁

    I have a feeling the condo market will get hit badly with the recent developpment about the plan to ban POGO in the country. For one, they are the largest market whether rental or ownership within the vicinity of their place of work.
    Secondly, now that BPO's can legally WFH that would also be a big factor since one will not need to stay near their place of work.
    Any comment?

      The condo market already got hit but it's already recovering. Even if the POGOs leave the country and there isn't a need to live within the city because of WFH arrangements, many of the younger individuals who want to move out from their parent's homes need to rent. There will also be ex-pats and tourists who stay long in the PH. So condominium market won't run out more so that home construction costs and the value of land are soaring. Even the provinces right now have condominium developments in order for lands to be maximized and for the young professionals to have a place they call their own 😊

      8990 Holdings Inc. is a real estate developer focused on low-cost mass housing. Thus, their units are very affordable but you have to adjust your expectations when comparing Urban Deca Homes Ortigas to the projects of the real estate developers I have mentioned in this video.

      Hi, it depends if you have the time to personally lease it po (tatagal ang ROI lalo kapag may iba pang mgpapaupa on your behalf) and you have cash reserves for vacancies, late or unpaid rents 😊

    Hi, we are considering on getting a condo from DMCI but I was told from someone I know that the Assoc dues has increased twice during the pandemic. She learned it from her friend who were a tenant of dmci condo in pasig. That friend flipped the condo unit because of higher dues at around 15k monthly. Just wondering if this is standard?

      Whoa! It's my first time hearing about the association dues of DMCI doubling amidst pandemic. If that happened, I'm sure I would have heard news from my clients. Also, if let us say the condominium unit of your friend is a 3 BR with 81.5 sq m, the assoc dues would be around P 184/ sq m and I can't believe that price for now since that costs more than the association dues of condominium buildings in BGC.

      Hello po, while having a triple ISO certification can demonstrate a developer's commitment to quality, environmental sustainability, and occupational health and safety, there are other factors that can determine a real estate developer’s standing in the industry.
      Hindi pa po naabot ni Phinma Properties yung level ng scale of operations, market presence, brand recognition, etc. ng mga top real estate developers na nabanggit ko po sa list. Kaya kung maghahanap kayo ng lists ng top real estate developers sa Philippines, hindi po kasama si Phinma properties.
      Despite that, it does not diminish the company's achievements or its positive reputation and financial strength in the Philippine real estate industry 😊

Isa na dun yung sa Las Pinas as in pinakamagandang mid-rise condo na nila yun resort&type plus they're also starting nature-friendly subdivisions na sa Batangas. Ang ganda ng presentation nila lately. Truly attractive and very modern na. Pero let's see pa din sa turnover this coming December.

      They have the funds to be able to complete their projects. However, so far, I’ve been hearing a lot of complaints about some of their projects and one of our friends has experienced living there by renting before buying his own unit. Materials used are substandard. PMO doesn’t maintain the areas well. And based on my experience when I checked out their projects, they have unresponsive staff.

      Hello, ma’m, condominiums near schools are good investments if the school requires face to face classes only, there are no better accommodation options, demand is more than supply and the parents have the capacity to pay for your expected rent. Since hindi ako aware sa Cavite real estate market, hindi ko po masasabi pero pwede niyong i-assess based sa sinabi ko. As for the 18 sqm cuts, I’ve lived in one before when I was a college student and it’s enough and livable 😊

      Each real estate developer has their own different payment term which depends on their partnership with the bank and access to funding. And it’s condominium projects which usually have easier and stretched payment terms e.g. 15% over 60 months then 85% bank financing.
      As for discount, the highest discount that could be given is 10% if a project has just been launched and a buyer is willing to pay in cash.

    WORST DEVELOPER- NEW SAN JOSE BUILDERS INC - ang pangit ng cuts, ang pangit ng building, ang bulok ng after sales, ang bulok ng management, super delayed projects - mga 5yrs or more delayed.. i’m not exaggerating

Given that, ang recognition niya ay based lang sa affordability ng project unlike sa ibang real estate developers na internationally recognized sila, may “best real estate developer” award at maganda ang track record 😊

Tpos tinanong ko yun Sales Manager nya kung meron wala din daw, pero sabi niya Legit naman daw sila.. Under training sila , sabi daw niya marami na daw siya nabenta na house n Lot s Cavite..     Pinapakuha nya na ako reqmts pero nun tnnong ku kung may Prc siya o un Broker. ang sabi daw niya ay Training pa daw siya as Sales Agent kaya daw wala pa pero Legit daw siya at marami na daw nabenta ..

      Anung brand ng Ayala po yan? Baka mamaya yung sales agent binebentahan kayo ng property na lagpas sa financial capacity niyo.
      Also, nakakapagtaka na wala siyang update mula sa sales manager. Lahat merong sales manager po kasi lalo na kung “trainee” siya. Medyo skeptical lang din ako na trainee siya at bago tapos marami na raw nabenta 😅 Kahit ako mahirapan magtiwala.
      Hanap ka nalang po ng ibang sales agent na mukhang mas legal po 😊

    SMDC never again. Poor After Sales services, self-serving Greenmist Property management, now Im sceptic about this top developer list.

      Even if SMDC has a poor after sales as you claim, compared to other real estate developers in the Philippines, it is still better than others not on the list as it has the financial capability to finish its projects and what I observed is that when they deliver a pre selling project, it is very close if not exactly the same as the rendering.
      Some of my viewers and subscribers who approached me have experienced worse than SMDC. Worse real estate developers not only has poorer after sales but also the project couldn’t be completed on time, their title isn’t given to them even after being fully paid for three years and more, unit has been turned over to them but the amenities and walkways are still under construction and many other various problems.
      I think you just have to adjust your expectations on what is a top real estate developer in the Philippines as even if they are considered to be on top, they will still have a flaw but at least their flaw is more tolerable.

      Yung friend mo po ay legal real estate service practitioner? Kasi kung oo, protektado siya ng batas at hindi niya po kailangang magmakaawa.
      Also, nabanggit niyo po na CLOAS ang hawak ng friend niyo po. So pwede lang ibenta ng friend ko ang CLOA niya sa ibang qualified beneficiary pagkatapos ng 10 years. Tapos wala dapat commission po kasi in-award lang ang lupa

      Hi, I never said in my video that DMCI Homes has a higher density than SMDC 😊 I simply mentioned that DMCI has a high density because it’s for end users. On the other hand, for SMDC while it has more units, most of the buyers purchase a unit for investment purposes so many are left vacant when there are no tenants or Airbnb guests.
      If I nitpick each real estate developer, this video will take hours 😅

      Hello, I can't use reviews based on those websites since I don't personally know those people. I will get a case of cyber libel. I don't have the time for such more especially that the Philippine justice system is slow and costly.
      I can only share based on my experience and the experiences of everyone around me. It also doesn't make sense for me to go through all the complaints for each developer since there isn't a perfect developer.
      I placed a warning in the video but it seems you only watched what you wanted. There are also worse developers so, at least, my audience would be able to minimize their risks with developers who have a good track record. But of course, real estate investors should carefully study each project and arm themselves with knowledge before taking the plunge.
      I'm also aware that I am required by YT terms to inform my viewers when a video contains paid advertising. Thus, you'll see in my video if it's a paid promotion.
