Such beautiful house for $200k, SUPERB . In Canada these type of houses start at 700k - 900k CA$ (Especially in Ontario)
200k price tag used to be in 2014-15, now it might be well over 450-500k
@@rohitb405 that guy said he bought it in 2018 with 200k usd if this same house would have been close to 600k cad atleast in canada real estate is so damn expensive in canada

You are very true, I live in gta Brampton ,canada just 4 months ago I bought a house for 750k which is almost like this property.....I must say House market in Canada is crazy ....but you get good appreciation too, as in 4 month its self its prize went up to 100k which unbelievable and surprised for us ......so totally agree what you said.

Just wanted to know if all guys from NIT Bhopal are so calm and gentle.
Closing cost, property tax, HOA (if applicable), initial repairs (if required) & maintenance cost - These are some of the other costs you need to cover through renting or capital appreciation. I suggest to live in shared accommodation after College for 5yrs - save money and then buy with all cash. This avoids pressure of mortgage and you can take great risks.
Markets go down or don't increase at all for years. That happens too. We paid 75K in EMI for 5 years and added 9k in improvements.
We had to move. Had we rented the same place we would have paid 90 K in 4.5 years. But we got only 10 k in appreciation. Luckily the agent was a friend of ours so she she charged just 3k for brokerage fee and our title insurance & real estate lawyer was a friend so he waived off his $1800 fee.
In the end we paid 91K for mortgage in 4.5 years .
This was 10 years back.
Imagine paying 45% of value of house in 5 years.
Real profits start only after 5 years. If the prices go up slightly about 2.5% per year.
Less years in US gives you higher interest rate. More years of credit history is better. Plus less down payment means more interest rates.
Best is to scrounge for 4-5 years don't buy fancy cars.
Then buy a house only size you need for one kid.
I know so many desis buy huge homes and big fancy cars and do nothing. They don't even furnish their homes properly or even use the car much.
Put aside 250k-500K for a rainy day in secure and disteibuted investment or businesses. Because layoffs are a fact of life as are health problems etc.
You will not think of it when you are young. If husband and wife are earning don't spend on fancy things and fancy life style. Secure your future be modest in spending. By the time you are 40-50 you will have a couple of million. With investments business you can enjoy your next 30-40 years well.
Harnoor please do a MS in Mechanical Engg with him. What he studied in MS and post MS job options in mechanical. It would be very helpful please.....

Calculation of financial benefit of owning a home is incorrect.
He fails to account for the mortgage interest paid out as well as property taxes and home insurance which are similar to rent give away. Additionally there are increased maintenance costs like lawn cut and snow removal which are not present in apartment renting.
Also now a days people seems to have forgotten what happened in 2008.
The home value does not always appreciate.
