    Why are most of the photos of places in Stuart not PSL? I saw Pirates cove, Terra formata, Elliot museum. None of these are PSL.

    Port St Lucie is simply a gigantic housing development which was terribly planned, yet has a population of 250,000. There are barely any roads to handle the crush of traffic. One crash will bring gridlock. There are barely any bike lanes, and multiuse trails are nonexistent. There is no downtown area at all! There is no culture. The cost of living is sky high.

      It’s not mixed zoning because originally it was to be retirement, satellite housing for the larger cities nearby.

      It is torture to get from jensen beach to psl at 5pm. Worked in Jensen Beach, live in PSL. Would take 45 minutes to get home from work in snow bird season & now it's like that all year long. Only jobs in PSL are retail or food service. The pay is less than $15 per hour & nobody is paying property taxes or insurance with that hourly wage. Most new houses are owned by investors & are rented out to the tune of over $2k per month. WFH, it's a great place to live! Most retired people are working p/t in PSL. Other than that it's great.

    She really covered everything and why it was a big disaster for us to move to Port St Lucie. One thing she left out of property values are dropping like a rock, and it's very difficult getting out of Port St Lucie without taking a beating financially

      We have folk still there or sold their houses at the height of the market and moved nearby that want to leave desperately, but can’t.

    Sandpiper Bay is a great community with no HOA fees , and a voluntary community you can join for a few dollars . It is several residents that have planned events and you get to meet nice people in the community. Lots are average 1)4 to 1 acre. Has city golf course, and several ponds with the botanical gardens . Hopefully it will stay that way.

    I've lived in PSL for 20 years and the reason one has to drive all the time is zoning - no services in residential area so I one has to drive to everything. The new developments mean traffic is crazy because everyone has to drive for such simple things as groceries.

      I live off Floresta and the nearest stores are at US1 & Prima Vista, 2.75 miles away. At my other home in Europe I live in a village, the nearest grocery store is everything, the dentists, the grocery the post office, pub, even the beach is less than 400yds away.

    Much of what she said is not 100% accurate.
    $400,000 for a 3 bedroom, 2 bath, 2 car garage house on a quarter acre lot is not expensive.
    The tax rate is somewhat high because the home prices are low - so if you pay $600,000 for the same home somewhere else and the property tax is a little less per thousand but your property tax bill will be the same or more and pay additional $200,000 for the same house.
    Port St Lucie is one of the safest cities in the USA.
    The traffic is not that bad - if you want the stores and services you need people. So, if you do not want any traffic move to Alaska or Montana and drive 2 hours to the hospital or one hour to the grocery store.

    Excellent video, thank you so much. I would’ve added the exorbitant cost of CBD and HOA fees. I’ve looked at tradition and it’s astronomical fees caused me to look elsewhere.

There are other areas like St Lucie West, Sawgrass Lakes & Crosstown Commons and that have much lower monthly HOA fees - did you check any of these areas out?

      Port Saint Lucie has the HIGHEST PROPERTY TAXES in the STATE!!! On a $450k home that translates to $10,284.39 every year!!! That’s insane! HOA fees and CDD fees too! 🤦‍♂️ Oh and if you’re paying CDD fees you’re getting taxed twice, CDD fees are for infrastructure, roads, sewage etc. *Thats what your property taxes are for 🤷‍♂️.. Do your research, many other affordable areas. Don’t get duped into purchasing in PSL.

      @spinfish1434 thanks for your comment. Yes the taxes in port saint lucie are very high and should be considered before making a purchase and a move to the area. Many people come to the area thinking that they would like to buy in tradition but with the hoa and cdd fees they decide to either purchase in st lucie west that has lower hoa fees and no cdd or a home without an hoa.

    I miss the gopher tortoises, sandhill cranes, burrowing owls, hummingbirds, songbirds, assorted hawks and owls.Pine, hickory, oak, sweet gum trees the birds need. PSL used to be so vibrant in wildlife. 😢

      We still have the sandhill cranes and the birds in our yard but the bunnies are getting fewer

      @@livinginportstlucieflorida If you’re a bird person, put millet in your feeder in winter and you will likely see an endangered bird, the painted bunting, (I call them flying rainbows) a lot of citizen scientist programs tracking bandings. They like to have shrubs (like the native wild coffee)to hide in when the bigger birds come around. Also indigo buntings can appear. There’s some parks that still have scrub jay populations. Plant salvias -feeders spoil quickly and attract insects that can harm hummies (there is a red native, but if deadhead the others won’t seed more than directly underneath) and some passion vine for hummies, or shrubs-they have tiny feet and like to guard their garden-in fact when you tend your garden they will fly at face level and scold you, sounds like they’re shooting you with a mini ray gun.😂 Obviously if you’re inviting birds, (including hummies) don’t use pesticides. Birds eat bugs and they’ll die. My property used to be part of a bobcat’s territory and I have pics of him in my garden and napping in a tree. In a few years everything was gone.
      Gopher tortoises eat native plants (ie weeds), and share burrows with rattlesnakes. Much like manatees, we’re taking so much from them.
      I fear the folk moving there care more about their wallets than the nature in Florida. It is a fear with cause. I grieve my state. I have seen run over 100 year old gopher tortoises and obliterated sandhill crane families on purpose the year I left. People say why don’t they fly away, the babies don’t have flight feathers for nearly six months, although they look full grown. They can’t fly, and mama and daddy try to protect them. And yall kill the whole family. 😢They’re too slow, I reckon. Both animals are federally protected, so note license plates and report. If you have dashcam, all the better.
      What is wrong with people. 😢 That huge gopher tortoise stuck on the curb on Gatlin is only trying to go to its historical territory across 6 lanes of traffic. Running it over on purpose instead of stopping, putting it in your vehicle and either calling wildlife rescue or putting it in a wild place nearby (doesn’t exist anymore) is an @sshole move. Those animals were there long before you. Y’all that behave like that are some nasty folk. I can’t live with y’all. Hard to leave my dream home, hard to leave my home and generational state, but no choice. Y’all are disgusting. I am aghast at the deliberate abuse of nature I witnessed. It took all hope of any newcomers actually trying to protect it away. The Florida I grew up in was honestly SO beautiful, and that people willing kill what is left is heartbreaking. I can’t live there and witness the abuse. No one moves to Florida for the wildlife, they’re afraid of the wildlife (gators, snakes-grew up shore and wade fishing with gators, bit 0 times, bit 1 time by a rattlesnake-who knew after a rain their rattles don’t work, but 100% when you step on them, they bite) or only care about taxes. Florida used to be a migratory stop for birds all around the world-but there’s no Florida left.
      My husband told me over lunch at a restaurant that a major dairy company sold to developers and I literally cried. There’s more important things than money, y’all. My state used to be SO beautiful and bountiful. I reckon I’ll never have the words to describe or enough tears to cry. What y’all are doing is a literal sin.
      Genesis 2:15. Not aimed at YT creator. Everyone moving there not caring about what was already there. I know we’re all just trying to survive.
      A big change from those Chicago winters, brrr, lol.

    So far as schools, granted it’s been 8 years since I’ve had a kid in public school, they didn’t have IEPs, and they didn’t have pull outs. So if you had a gifted kid or LD kid, just nope. (I had one of both). You do all the extra at home.
    To be fair, in WPB my LD kid didn’t even have a desk or books, my gifted kid was verbally abused by her teacher.
    Don’t move to Florida for the public education.

    Yeah I was lucky to buy my house here in 2019 before everything got crazy. I grew up in west palm and would love to live down there but it's too expensive. But my property taxes keep going up every year and it just keep getting more and more crowded without the benefits of a vibrant community to make up for it. No culture, not much to do besides shopping and dining. And due to life circumstances, I didn't even buy my dream house when I bought so now I'm stuck in a house with no pool and a weird layout. At least I don't have an HOA! That's one thing I could never put up with.

      Almost everyone drives from the area. There will be a fast speed train, Brightline, coming to Stuart in the net few years.

    If you live near Tradition in Port St Lucie in a new construction home, the homeowners insurance is about $1200 to $1400 a year. Tradition square is a cute downtown area with tons of events and local restaurants. There are lots of stores across the street. The area has had many restaurants open and many more fun places are coming. Huge companies are relocating here so there are more jobs coming. It does get hot here in the summer yet it sure beats a long dreary winter. It is very easy to make new friends and be busy 24/7 if you want. Agree that taxes are high and hopefully we can vote to get them reduced. Thanks for the post.

      Unless there’s been more stores/ restaurants added, it’s not all that much. Probably not what city folk are used to. It’s nice, though. Used to be a farmer’s market on the weekends. (The Ft Pierce farmers market was better).
      Also there are contractors building frame homes, so your costs will be more. And I’ve heard that insurance companies are insisting on new roofs for anything over 5 years old.
      Good luck with the voting, when we left the population increased so quickly there wasn’t enough schools for kids and most of a year garbage pick up was janky.

      @@carolmazur8613 we left in 2022, started looking in 2019. We actually pay less with state taxes and property taxes than we did in Florida. And we have more house and land.
      I think a lot of people moving to Florida were politically motivated, and they’ll pay the price for their “freedom”.

      @@elsie412ok Kyle G’s opened 2 restaurants in PSL and is opening a third here ..near Tradition called Amore. You really missed some of the new communities here. The amenities are amazing. We have 5 pools, one indoor, indoor basketball courts, largest pickled ball courts in FL. Lot’s of stores opening and fun new people to meet. There are always free events downtown Tradition. The home prices here are half the price of Delray. The city also opened crosstown parkway to cut over to the beaches. We love it here. Where did you move to?

      Palm beach county and dade are cheaper to live in now, since those folk moved to psl and then the out of staters did, too. Check it out.

    Thanks for posting the video. While I find it quite relevant and interesting Florida is no longer the Florida that someone's grandmother lived in. It is now much like New York only the weather is better and the palm trees are nice. Yes Port St. Lucie's tax rate is high but the home values have skyrocketed. I believe there is an uprising coming and the tax rates will be adjusted. Insurance is not bad at all we are paying about 1500 a year in a 2400 square-foot new home. If you lived in Arizona the beaches are very close by relatively speaking. Hurricanes, well last year wasn't bad at all I don't believe we had anything major. Yes you definitely need a car it's very spread out. Not sure where anyone can live nowadays where it's inexpensive and perfect. Been here a year so far so good.

I lived southeast coastal for 25 years, what most people don’t understand is it doesn’t take a direct hit to ruin your car, job, ability to work because businesses were damaged. For most people in Florida not having income for 2 weeks or a month isn’t plausible.
      In buying (or renting a home) on the southeast coast I suggest people check the address on riskfactor. Check stormwater grates and ditches and fix it yourself before a storm. Don’t assume the county/state has it under control.

      @@russellbreiter4142 I approximate that I went through 20ish hurricanes, the first I remember is David, inland. We were trying to push water out of the house with brooms during the storm lol
      I’m sorry that you were affected by Sandy, it was terrible. I’m so happy to not play hurricane roulette anymore.
      ETA: we lived off of Rosser when Irma hit-the house was fine but we were within an inch of having water in the house even though we weren’t in a flood zone. Newer homes with that plastic soffits had water come in and damage the inside of their homes. The newer homes also had a lot of roof damage. Imagine my shock at my 30+ year (it was built in 1989) old frame home fairing better than the CBS new builds. We always carried flood insurance because HOI doesn’t cover water damage from storms. We lost two shingles nailed into 1 inch plywood, our neighbors lost much more shingles hammered into thinner OSB, when they lost the shingles they lost the OSB under it. New roofs for 100 mph winds. A typical summer storm has 60 mph winds.
      Spend money on your roof. I’ve been out of work because my workplace flooded, and I’ve waded in waist high water to get to work. I’ve seen PSL parents wade in waist high water to collect their children from elementary school during tropical storms. riskfactor.com/city/port-st-lucie-fl/1258715_fsid/flood Hide from the wind, run from the water.
      Be prepared for at least two weeks without services (utility, government), take every storm seriously, because they are starting to gain strength right before they hit. Don’t be afraid, just be prepared. And have chainsaws and equipment for the downed trees and vegetation. If you plant native trees they’ll fair better, I love Palm City Palms. Trust her (Sue-she’s lovely, but you’ll likely deal with people she’s trained) with your home, time, and money, she’s not gonna have you spend a lot of money on plants or trees that will harm your wallet or home. She also used to have a couple of gorgeous GSP and kitty ambassadors.
      For all that’s holy, stay away from queen palms, they do well, grow fast, but those seed pods weigh at least 50 lbs, and if you don’t cut them off before they berry it’s a big stinky slimy mess.
      Sabal palms are awesome, create nesting material and habitat for birds, self clean, literally no downside except they take time to grow.
      My other plant place was Pinders, also a family owned business. They have a lot of native plants, and chickens! 🐓 lol
      No matter where you’re from, be smart, learn your risks, and if you have half a heart at least try to provide some environment for the native flora and fauna. I know it seems impossible on such small lots, but if you can get past the Florida/Disney mindset, completely possible.
      Enjoy my home state and please try to help and protect it.

    What would you say to a person who wants to go from different country to PSL for ~1-2 mths, with 2 little kids, just to feel different environment, see America etc?

      Hey, I’m just a gal who lived in PSL for 15 years and grew up near there-you could definitely stay there, and have a great time.
      PSL is kind of central to the larger touristy places north and south within a couple hours drive, about 4 hours to straight across to the west coast.
      Every state has its own culture, and most of the people in Florida aren’t from Florida, so you wouldn’t get American culture or even Florida culture as a whole.
      You’ll be introduced to a lot of cultures, especially food wise-don’t miss Caribbean food, I miss that!
      ETA: places to visit that aren’t necessarily touristy:
      Ellie Schiller Homosassa Springs Wildlife State Park
      Morikami Museum (last I went, years ago, there was a gator in their Koi pond 😱 that they knew about-the Japanese people have a place in Fl history.
      Devil’s Den and Cedar Lakes Woods in Williston.
      Ravine Gardens in Palatka
      Florida Caverns State Park in the Panhandle
      Blowing Rock Preserve in West Palm
      Highlands Hammock in Sebring
      Just some of my favorite places. Everything is busy, but definitely worth it. Don’t tell anyone else. 🤫😂
      These places are where you find Florida and there’s a million places interspersed between-like a replica of a cracker homestead, with cracker cows and horses, but I don’t remember the name or where, I think Christmas.
      ETA: Billie Swamp I reckon it’s a bit touristy, but you’ll be face to face with the first people-the real Floridians.
      Everglades Museum in Everglades City.
      ETA you have to go to Fresh Catch in Stuart for the best ocean food on the east coast. If they have Cobia, get it, and you’ll never go wrong with blackened Mahi, trust me. It isn’t (or wasn’t) touristy, not on the water, good, fresh oysters. They seafood, in a serious way.
      There’s a million more places, take your time and research-there’s an aquarium in ft. Pierce and the navy seal museum. Yeah you probably won’t write home about them, but they’re hands on experiences.

    Do you think buying a Condo is better ?

      Are there condos in PSL? PSL doesn’t have direct ocean access. Maybe there are condos on the Indian River?
      After the collapses of the condos in Miami, I would look at the age of the condo and the association, research well.

      @@elbostonian1 I think you just need to do a very cerebral search of the areas you’re interested in-purchase costs, insurance on that purchase, property taxes, homeowner insurance, etc etc. Look up all the costs condo vs home (custom build/used home) and figure out what works for your budget. Remember that if you buy within a community or a condo, you will have costs outside of your mortgage. And a community or condo has restrictions on what you can do with your home or even the vehicles allowed on the property.
      Really, only you can decide what is right for you.

      I’d reckon that property tax and hoi/flood and car insurance makes up the difference, or close to it. Then add in HOA if you buy in a gated community.
      ETA: We moved to a state with state taxes and pay less in property taxes, hoi and car insurance, makes up for state taxes. It all evens out. And much more livable. Traffic is easy, healthcare easy, less crime, kinder people.
      Trust me, I never wanted to leave the state I was born in, raised my children in, or had a successful small business in.
      Florida is for the rich, who don’t know or care about the ecosystem-basically Disney World. JJGrey Lochloosa.
      Y’all act so abused by state taxes and then complain about the lack of services in Florida. Y’all decided to take over the state, it’s yours now.
      Change it if you don’t like it, you ruined my home, forced me to leave, don’t halfback and ruin where I live now, too. I ain’t going through this again.
      All in all we pay about $2000 less a year with acreage than we did in Florida. 🤷‍♀️
      I don’t mind seasons or winter, 100% thrilled to be back with my people and have nature again. Absolute win.

      Once you figure HOA, city and HOI plus flood insurance, you might find Florida isn’t as cheap as you originally thought.

    Please can you tell me if they’re finally going to be stopping building so many new construction homes in port st lucie? Or have they slowed down the building at least by now or where can I found out that information?

      Trust me it is never going to stop. They estimate another 300k moving here. I am moving out of this area soon.

      @levalusia4229 I'm not sure yet. Might be heading to the North of Tampa area. It's building up there too, but there is some space available still. I actually been thinking about Kentucky. Florida is great but I am a country boy

      @@markbotticello-gp9gx oh okay, I’ve been thinking about maybe the coast of Georgia or somewhere more inland -it’s still somewhat affordable in the countryside of Georgia but I’ll miss my turquoise oceans of Florida very much - love the west coast of FL btw - wish you luck wherever you go

      @@levalusia4229We moved 2 years ago, and we love our new state. I’m born and raised Floridian, my folk are buried there. It was hard to leave.
      But in our new state we have our home on acreage, nature, mountains, beaches, less stress, more friendliness. All the outdoor stuff is better, because there is wild places.
      Florida is always going to be there, we’ll go back to visit and tend graves, but to us, it’s not everyday livable anymore.

      Thank you for your comment. I will make sure to include more port saint lucie video in future videos. In this video I did show Martin County to highlight that port saint lucie was not on the beach and doesn't have a downtown like there are in Martin County.

      St. Lucie County schools are some of thé worst in the State, Martin county some of the best.

      ETA:My kids best teachers got out of the teaching field during the pandemic. You can look up schools, graduation rates and the availability of ESE services online.

      No school in Florida is good. We are a red state. That means education is not a priority. The state prefers an uneducated population because they are easier to manipulate.

      @@odeth1681You’re correct, lived there for 15 years (born and raised in an adjacent county) we loved the nature and quiet/sleepiness there. Sold two years ago with the population explosion and moved state.
      PSL isn’t what it used to be.

      @@odeth1681 PSL is boring, everything is franchised just like the rest of the USA. No culture whatsoever. Nothing unique and the traffic is hell - because you have to drive to everything. No walkable areas no downtown. I don't have high taxes because my home has been homesteaded for 20 years and its taxable value plummeted in the 2008/9 crash. Agree with you wholeheartedly. Absolutely no good employment opportunities. I'm retired - PSL - home of the newly wed and the nearly dead. The winter weather is nice but summer sucks.

      @@JohnPilling25Lawd we moved a state or two north and everything is better. I’ve only lived in Florida, so it was hard, different, but I have no regrets. I was grieving my state before I left, at least now I don’t have to watch it die. JJ Grey Lochlossa.
      Now I have birds singing the sunrise into existence again, deer, fox, bats doing their acrobatic shows. I can see stars at night again. This state loves and protects its wildlife.
      I live literally across the street from a lake I can speck/catfish, ain’t no better in my estimation.
      The beach is less than 2 hours away, but I’m a fresh water girl. Two hours to snow and waterfalls and spring fed swimming holes that are unspoiled.
      I found what Florida used to be in a snow southerner state.
      I’ll pay my state tax happily, y’all Yanks stay in Florida, please, lol Enjoy your spoiled spoils, lol No halfbacking! You don’t get to destroy a state and leave to destroy another state. Make Florida what you want it to be after you killed and Disneyfied it, chased the natives out. Commit.
      Please don’t kill my new state, too.

      @@JohnPilling25Where I live now, except for a month or so in winter the weather is comparable, and nary a snowflake in winter.
      The hardest adjustment has been elevation changes (I have Menieres) and learning the soil because I garden. I have lost all my tolerance to extreme high heat, though, that’s sad. It’s 83 today and I glistened. 😱
      I don’t give a crap about “culture”, I’m a redneck.
      My culture is the environment and books. I don’t need buildings, nor do I want them. I love museums, don’t mind driving to see them, but I don’t need to pay to go to places to be entertained.
      There used to be a culture in PSL but it has been obliterated. Not the same culture you’re talking about.
