    I stay next road to this house so I know this area. Plot cost 1.5 crore and construction 1.5 to max 2 crore. I am not sure how they can quote 4.5 crore.

    Excellent house but wasted opportunity with over the top camera angles and music, Could have done with a decent explanation and walkthrough along. This is just constructive criticism.

      First of all, it is "modern", not "modren".
      I know real estate prices increases every year @10~12%. I don't need to look at the house. It's just a simple math.
      Here is the breakdown.
      Plot value: 40*60=2400 sq ft
      It would be 1.32Cr @₹5,500/sq ft.
      Building cost: This can vary anywhere from $₹2200/sq ft to ₹3500/sq ft depending on materials and architecture. Let's assume the worst case of ₹3500/sq ft with 4500 feet built up area. Construction cost would come to 1.57Cr.
      Throw in another 30L for lavish interior design and elevator. Total would come upto 3.2Cr. The qouted price in the video is 4.5Cr. Even with negotiation of 10%, price comes to be close to 4Cr. If that isn't overpriced, what is it?
      All these real estate agents are artifically inflating the price of real estate. In few years everything would be unaffordable like Bangalore.

      @RANDOM CONTENT Yeah😄. I guess he doesn't have any valid counter justification for his extravagant price. As long as there are naive people who are willing to pay a fortune, these sort of unrealistic asking price will continue to exist.
