    I think it is good to mention that with divvy if you decide not to buy in three years you get 85% of your money back that you put into down payment. And they make cash offers on the houses for you

    a lease to own program with home partners, saved my butt from not getting kicked out of the home during the pandemic when everyone was selling homes...I think it's a great thing. you don't have to worry about them kicking you out.

    I was recently approved for divvy but the budget they are allowing is making it impossible to find a move in ready home. They said my score wants great but so have the income. It’s causing me such a headache. My assigned real estate agent has horrible communication as well. I don’t think divvy will be able to help me.

      Update: After putting my pride to the side and adding a co buyer I am closing on my home in a week. I also changed real estate agents too. The process has been smooth ever since.

    It's been my experience that when looking at your annual gross income, they don't look at what you make now but what was made on average over the last 2 years. Realtors tend to omit the real criteria when promoting these programs for reasons I don't know considering they waste both your time and theirs. As a mortgage underwriter, it seems that these programs say they help you to become mortgage ready, but you actually have to be mortgage ready when it comes to income and assets. So, you need more than a fico score of 550 or better, more than $5k in the bank and your last two years tax returns are requested to average your income, not what you make now this year. Oh, and you better not have any collections on your credit report from a past landlord. As I stated they don't' help you get ready, you already have to be mortgage ready. In my opinion, its a full underwrite. The only difference is the credit score can be a 550 instead of 580 for FHA or 640 for conv.

    Hi Im currently in the Home Partners of America Program and we ahve been llooking at homes however I feel like the properties ive been getting shown are at the highest of my budget. and iM NOT SURE IF i WANT TO GO THROUGH WITH IT.

      I was actually going through Divvy, I do like the program. I pulled out because this is such a sellers market and I'm at a crunch time with my lease ending soon. I can say Divvy was willing to make some nice offers on some of the homes, I was choosing but the problem is the people from other states coming here willing to be 50 to 60 plus thousands over the asking price which knocks us people that lives here Texas out the Ball park. I mean it waz like 40-40 people on one home. Not a good time right now. Divvy was definitely willing to go up and I was too, to a certain extent but I'm like nay I'll stop right now. Great interest rates but man you better coming to the table ready. Oh and these people wanting lease back options that's selling the home its crazy out here. I know that happens but I nope I can't do that one. Oh that had nothing to do with Divvy. I couldn't get some homes because of it. I agree with Divvy. Divvy yes you will pay more but if your not dedicated enough to save that equity money on your own and not touch it then Divvy is definitely Idea. Oh I got my earnest money back in less than two days!!!

      Hi Lisa. Thanks for watching! I’ve been a Realtor for 9 years. For many years I did not promote lease purchase as an option because the standard traditional lease purchase option benefited the landlord/seller. I have either worked with these companies personally (see my other videos) and/or I work closely with agents that’s have. Option 1 is buying out right. Option 2 - Lease purchase option. These are all reputable companies worth looking into to see if it fits your needs/ long term goals.

      Hi Douminique. If you're in GA, remove TRIO from the list. They are still not accepting new applications. They are only offering the few homes they already have in their inventory. Home Partners and Divvy are comparable depending on your situation. Dream America is a solution for special scenarios. If you have further questions, my contact info is in the description box.       There is a mark up on the homes when you purchase. All that is disclosed up front. Every year it increases. You can see examples on their website. Look for a payment calculator.

    Even if you get approved for a home now, within 3 years you still will have to get a mortgage with your bank

      Trio just started back in GA. See their video in the description box. In general with any lease purchase, I would say start 2 months before your lease is up. Most of these companies close within 2 weeks to 30 days. Trio may require longer (that I have looked back into yet). You'll need to allow closing time and time for the home search. AND KEEP IN MIND... The market is competitive and you're competing in the buyer market.
