    FYI for everyone the fairy ring and spirit tree do not use a saw to build so you you’ll need 90 construction to build the fairy ring and tree combo

      @@daxdawg1 you don't need farming for the ring, just the tree. The fairy ring by itself can be made at 80 construction with a +5 stew boost.

    I had near perfection for this video... but I messed up on the layout for two of the rooms.
    The correct rotation for the "Achievement Galley" is rotating the room where the ornate jewelry box is closest to your exit/entrance portal. Rotate your "Nexus Chamber" room where the Xeric's teleport and Digsite pendant are closest to your Superior Garden #1

      @@ShankAMuffin The last room is supposed to be for the altar because you need 90 for the fairy ring/tree space

      The only thing I'd add to that (especially if you're worried about 1 tick differences) is that your rejuvenation pool would probably be better if it was rotated to being on the side closest to your teleports

    Anyone who has a giant grass field issue that wont go away, just go into your viewer and click on dungeons/upstairs and make sure you delete rooms if you have them.

    i agree with everything in the video except with how you rearranged the achievement gallery. In my opinion the jewelry box should be closer to the ornate pool for max efficiency. you have the box on the far end of the room.

      I disagree, I think his orientation is fine, but only if you're mounting a Crafting cape of Max cape for the fastest banking in the game. If you don't have access to the Crafting guild teleport via one of those two capes, then I would agree with you. But as soon as you can, you should always mount a Crafting cape, and reposition the room to get you to that Crafting cape quicker.

    layout of the rooms is correct, but some of the rooms need to be rotated differently, this house defeats the purpose of having a 3x3 house because you are wasting ticks running from pool to jewelry box etc etc, may as well have a 4x4 house

    Pro tip, you don't need 92 if you don't wanna do the stews. You only need 86, you can make a cup of tea (gold) that gives you +3, and the saw gives you +3 too. just saved whoever was gonna listen to that in the video 30m+ no problem.

      You do need 92 to tea boost for the fairy ring spirit tree, because it doesn’t require a saw. You can do 90 with a stew boost. For a truly maxed house you need at least 90.

      You need 92 for max nexus so if you're going for that, would recommend stew at 84

    the achievement gallery should be in the spot where the "anything room" is in your layout, because the jewellery box is the most important thing in it and would that way be way closer to the pool

      You can upsize to a 4x4 layout, it barely changes the load time. As long as you have just one floor, a 3x3 and 4x4 house load almost the same.

    Kinda weird this failed for me. Moved the garden all the way SW and surrounded it later in a 3x3 the same way but there's still a shit ton of grass and in the Viewer it shows a 7x7 grid instead of a 5x5

      literally have it the same as you - 7x7 with everything in the corner and move a room into the top right and it doesnt snap to a 3x3 like it did for you

      ​@@commentcomedy894 Had the same issue and after 3 hours of trying to rearrange I found the issue was I had rooms in upstairs/dungeon that I didnt know about (even tho i had no upstairs/dungeon). Go to house viewer and you'll see that "Ground" is selected. Click "Dungeon" or "Upstairs" if it gives you the option and delete those rooms

    Why would you have your menagerie right next to the portal, instead of something you would use more frequently like an armour stand in a workshop?

      When you have 8 pets you want to get them as quickly as possible.
      As a more serious answer, armor stand is not used often to warrant a closer placement. At this stage in my account, I only repair barrows equipment once every 4 months. You move past with having lower tier gear knowing you have access to Bandos, Ancestral, and Arma gear.
      If you're repairing gear often, obviously replace the location of the room. It's your account and playstyle do what you want. But overall, a house such as this is late game for those that have the 50m+ GP to make it as efficient as it can be.

      I had the same question, wouldn’t the portal nexus room be more convenient to put there where the menagerie was? Still a great guide I did exactly what he did except I rotated the achievement room

    my exit portal garden is in same spot and with the same 3x3, but it doesnt center it out like it does in yours, my house is just in a corner of a massive field still, is there a solution to that?

      try repositioning all your rooms, and retry the layout where everything is going to be placed

      This may be a long shot, but maybe the world you're playing on?
      Other than that, without an upper floor, nor a basement and the house is as far in the corner as it can, I'm unsure on what else there could be to assist you

      @@BigSteveFTW I had the same problem for a while. Try going into viewer mode and make sure you don't have a dungeon or an upstairs.

    This video would have been a lot less annoying if you started out by saying, "We do a 3×3 house and avoid dungeons and upstairs to keep the load time minimal." Instead of telling me to "Don't do this and this!!!" - without giving a reason til the end
