I'm an Agent & i approve of this message 👌 Absolutely Bonkers 💯 %!
LETS GO!!! I wanted to really show the data. These prices are something to talk about.
We will definitely SKIP Lennar on our home searches from now on!
Those prices are something to keep an eye on. Thank you for commenting Kyle!
@@realestatemindset You know your a really good sport. I however am not. I don't like confrontations and I have been waiting to buy for YEARS. I want my money from a special place built by special people. Not people who treat others like this. Your channel is great congrats! You will hear from us in the future.
Those boxy houses at 16:51 are possibly the ugliest things I’ve ever seen.
Calling the cops as you're providing free marketing while they're price cutting and desperate for buyers and sales. You can't make it up, just can't help some folks. If that were one of my sales staff or management, I'd fire him for preventing sales...🤣
I'm just looking at the data man. The drama might make for good video but for me it sucks lol
Builders don't want to look desperate to sell these homes. It's bad PR to have others reporting they have too much product because they planned poorly (and are likely cutting corners to finish the job without spending more money). They don't want people to see what's happening until they've purchased.
"Officer, arrest this man."
-"What has he done?"
"He was walking through the neighborhood and talking about our price cuts and incentives."
-😑
😂wow! Lennar trying (and failing) to shakedown and intimidate The Bonk!!!! Epic!😮
LOL honestly I would have left so much more in IF that guy did not email me personally. I didn't have the heart to expose him and what exactly he said.
There’s not many real reporters like you out there man. Keep up the great work👍🏾🔥
Travis - your mug is probably on Lennar’s most wanted list😂👍🏻
which is wild considering he is saying this Lennar community is relatively affordable. He's literally selling for them if someone is looking for houses there.
@@markpitchford7375 exactly bro they called my employer. I'm debating contacting OSHA to file a report and than going after a retraining order
There is no way I would buy a new home without having a home inspector on site from day one!
Inspection will give you nothing… Builders have their inspectors, and they don’t care about buyers' inspectors. They laugh at it… how I know I deal with it on daily basis. Most builders under 500k doing shitty job in Texas, that is approved by their inspectors unfortunately
If you purchase a home, make sure you get an experienced contract attorney before signing! Hortons contracts are one sided and leave themselves with a boatload of escape clauses!
They aren't going to alter their contract for you. Now the attorney might point something out that makes you not want to buy from them but don't expect any of them to change their language on it unless it is something related to the house such as options, etc.
These are all builders, not just Horton. I've learn that you literally take all the risk in a new home and if there was something to happen to your home and they don't honor it, you do need an incredible lawyer to sue which then dismisses anything they are suppose to honor under warranty in the first year. Make sure you all do your home inspections, pre-wall, after and mid warranty year. Make sure you get a really good inspector.
@@Portodan3482 Even a good inspector doesn't have x-ray vision! I was a certified home inspector and a General Contractor. You will find out about all the shoddy construction that was not inspected properly prior to, okay to cover approval, after the first quake, hurricane, tornado, flood, ect! The damage from a lesser intensity event can result in major structural damage! That's when crappy workmanship rears it's ugly head! The only way that I would even think about buying one of those thrown up homes is to monitor it through all the building phase.... Especially spec homes!
you got them nervous lol they showed it by acting up. you are doing great. thank you for what you do. 👏🏼
This boots-on-the-ground approach is shockingly absent among the interwebs. Keep this up.
I looked at Southton Meadows in July 2022. The doufus sales rep said no negotiation on price. I responded that I'd be back in a year or two. Thanks for going to San Antonio, Travis.
The worst homes to buy are the ones built at the end of a boom.
Always corners cut, cheaper materials and skipped features.
The small houses look awesome. No shared walls. Much quieter. Whoever is building those give them a medal.
I like how the ads have nice green lawns and green bushes etc. And then the reality hits after you move in that you are in a desert during a drought.
And Lennar makes it very difficult to work with an outside realtor as they have lots of rules designed to keep outside representation away from the negotiation process or they refuse provide that realtor any commission, this placing the buyer in a difficult position where they would technically be responsible for providing the buyer’s agent any compensation. This is at least according to what I’ve seen in a few instances here where I live.
When buying any home how do we make sure the foundation is stable. I bought a home in Arizona and took out all the carpet. The living room and the master bedroom had long and wide strips open in the concrete apparently didn’t let the concrete set up or too thin.. Built in 1995. Check out the windows and stucco. Should of known better there were cracks. Buyer be ware.
Thanks for persevering past that bully 😤 to keep us informed.😎 You the man!✨🏆✨
WOW! Glad you decided to post the rude Rep.
He's obviously not having a good day.
Super happy to see prices drop to or below '22 prices.
Here we go!
I am a subcontractor for Lennar, D.R. Horton, Stone Bridge Homes, Stafford Homes, David Weekley in the Salem Oregon, Hillsboro Oregon areas. Love your videos great information. If you have any question about the current building, going on in Oregon let me know. We'd love you to make a video on the Portland metro area. Cheers!
Well done Sir. USA, public street no one needs his consent to film him for 2 reasons
1. There are cameras all around us on peoples’ door, in malls and so on.
2. While he said he did not want to be filmed, he kept getting close to you entering the
shot.
Remember Karens? That was Ken.
I’m definitely AVOIDING Lennar homes! Thank you for this sure eye opening information ℹ️
Pure Gold! Lennar is so upset they are "arresting people for trespassing" because they know no one is buying!😂😂😂
That building manger or Sales rep needs to take a chill pill Travis doesn't control the intrest Rates 😂👍🇺🇸
THAT CLOSE UP THOUGH. GOT MY THUMBS UP.
Beware of DR HORTON in SA as well. Shoddy work, bad leaking, walls caving in, cabinets disconnecting from wall, etc. As soon as people are moving in, in my neighborhood
I appreciate knowing what is going on in this Country. It’s easy to ignore. Most of us have enough to concern ourselves with our own family. But things can change overnight. Thank you for doing our homework.
No one works harder than you sir! Job well job! If they are trying to escort you out you must be doing something right
Phenomenal bonkers! They should be paying you AFTER the apology!
The Lennar price cuts are "fake". They post them as lower, but if you view the contract it will be the higher price. They say the lower price is the "cash price", but of course they don't tell you that until you see the higher price on the contract. I can only assume Lennar has something to hide? There is no other reason for what is happening in this video and this is baffling. You would think they view this as free advertisement.
Welcome back to Texas! Can’t wait for more Austin content!
In central Florida I was at a new build today. I work leak detection house is already sold and plumbing is massively failing. Every outlet ever switch has massive gaps, home is full timber build, in a hurricane prone area... built on a swamp. I needed to pull the fridge out and it couldn't be done because they built the island to close. I do 3 a week where new plumbing leaks at slab. Wouldn't ever buy a house built in caved area
Based on my research and from CZcams, there is a certain minority group that is being persuaded to buy these properties. I know 💯 that he is afraid you are driving his business away. Thank you for this video. I will try to forward it to a few people I know.
I'm a soul brother I'll say it for you. They want the chocolate factory to buy these crap homes.
@@jermon983 lol you sure its not hispanic folks? they are in texas. idk
To be fair the guy thought you were a potential buyer and he thought he was trying to save you from a potential Lennar Landmine purchase. LOL , This situation doesn't even surprise me. I was close to going with Lennar but so many red flags from the sales person and before putting down deposit did some more research and thank god I dodge that potential Lennar Landmine nightmare. I feel really bad for the majority of buyers that fell on those grenades. I swear Lennar picks up day workers with zero experience to build homes. Here's a nail gun. Go ahead and shoot it everywhere! LOL "Everything is included" Don't worry the Warranty will take care of everything after closing. Just sign right now. DOH
Thank you, Travis! I've subscribed and given you a big thumbs up. These on the ground reports are very valuable. I'm in SW FL, looking forward to seeing a report on this area once the FL bubble pops.
You are THE man, Travis!! Thank you for showing us the truth, and saving many people from believing the builder/saleman FOMO bs.
Very appreciative for what you’re doing.
Um, NO YOU DIDN'T!!!! NOT THIS BOMB ASS INTRO. WOW TRAVIS!!!!! JUST PHENOMENAL!!!!🔥🔥🔥🔥🔥🔥🔥🔥🔥🔥🔥🔥🔥🔥🔥🔥🔥🔥🔥
Well, this was exceptional!!!! I wish those prices were in my are. 2019 my area was 150-160k. Now 300k
@@mellie1022 Texas is overall experiencing many signs of price crashing.
I was buying a new construction home in Colorado from Lennar and had to cancel the deal due to extremely poor customer service and many issues with the build quality throughout the process. Lennar is the last choice for when I will buy a new home. Renting like you are for now. Cheers ✌️
Would never buy a Lennar home and tell anyone considering it not to do so.
The issue with looking at small houses by per square foot cost is that they still have some of the same fixed costs as a house twice it’s size; mobilization, kitchen, bathroom, mechanical, etc. So they may unfairly look expensive on a per square foot basis.
Don’t forget labor too. If it costs 70k per house in contractor labor to build a 3000 sqft home and it also costs 70k to build a 500 sqft house then you’re going to see a huge cost per square foot on the small house
Just like buying a small bag of peanuts at 7-11 costs more per nut compared to buying a giant family sized bag at Costco, buying a tiny house costs more psf than buying a three bedroom, two bath will cost psf. Buying anything in a large quantity as opposed to a small quantity will always bring a smaller price per count.
@@nowyouknowrealestate5703 that is “economy of scale” which is not what I am talking about. Regardless of the square footage of a two bed, one bath house, it has the same fixed cost of one bathroom and one kitchen, and probably one car garage. Those are fixed costs that aren’t discounted based on the overall square footage, so it makes the cost per square foot appear much higher in a smaller home.
Not really buying that, bigger homes need bigger AC (or mulitple), more flooring, more roofing, more windows, more bathrooms, and generally while small vs. large homes with both have a kitchen - the expectation of a larger home is usually to have a kitchen finished to a higher level. A small condo can have vinyl floor and laminate countertops - but that won't fly in any 4+ bedroom home.
Top notch boots-on-the-ground investigative journalism. Keep fighting the good fight Travis.
Dingleberry literally walked straight into your camera view on a public area and tells you he does not want to be recorded. 🤣 He just doesn’t want you recording his half behind effort building POS tract homes.
YOU ARE THE MAN!!!!! thanks for all you sweat and tears!
First, those drums in your intro. Bomb! Way to do excellent in person reporting! You're the man!
Thanks for opening this one back up for us.
I'm sorry to hear about the harassment you experienced from the community representative during the tour. That behavior is unacceptable and unprofessional. Despite the incident, you remained professional and informative throughout the video, which is commendable. I look forward to seeing more of your data on finding great deals in the real estate market. Keep up the good work!
Just watched the beginning of your video. Your diligence is much appreciated. SUBSCRIBED!
Yes thank you. Much needed
Great courage displayed! People need to hear your voice. Don’t stop, but proceed with caution.
Thank you for your info. I WAS considering a Lennar home until you helped me see the potential problems I could have with them after the sale.
What a crazy Lennar guy. I don't see why he's so paranoid!😅 And new starter homes are about$450,000 starting price bare bones in the supposedly desirable areas of PHX. Shoe boxes.
Same for the Palm Springs/Coachella area - where the majority of the population are migrant and entry level hospitality workers!
That guy is so lucky to be able to harass you !!! On a public street 😮
Continue what you are doing and bringing those outstanding review of the current market. Very few people are out there doing what you are doing. I love the boots on ground video and you are always spot on. Obviously no law was broken as you were in public street.
Thanks for not backing down…We appreciate your boots in the trenches….
Thanks, Travis. Love the San Antonio update and looking forward to more. Appreciate all your efforts.
Love these videos, thank you for educating us on other markets!
Wow great job Travis! Thank you so much for all the info
SHEA homes, a builder in CA straight up lied to me about what would be in the house. When I demanded to be made whole they told me there was nothing they could do. I never posted a review.
This is awesome! Continue what your doing. Your doing just great!
Wow I’ll have to keep this in mind when considering a lennar or recommending them to friends and family.
Wow. Sorry you had to deal with this Travis.
Thanks man, it 100% threw me off the rest of the trip but no worries! Hope you enjoy the data!

"I'm not aggressive" said in an aggressive way 🤣 Great video blow it up!
Thanks so much brother love you dude! You know I left a ton out. Did not have the heart to wreck em with full truth.
Would love to see the full interaction because his behavior is appalling and I think anyone considering Lennar should get a complete picture of how they treat people. But respect your decision.
Keep doing this, I enjoy the on foot information and appreciate your work.
Love the boots on the ground videos. Keep ‘em coming.
Great content! Very professionally polished.
Thank you so much. Threw me off a hit after dealing with that rep. I just tried to keep pushing threw

Thank you for all you do man. God Bless You. Stay safe !!!
Travis! You’re the best❤ Thank you for this awesome video and keeping us updated!
TX Realtor here and I’ve dealt with Lennar, totally unpleasant experience for both myself and the clients…since then I advise clients to steer clear…they are one of the more affordable builders so for those wanting a new home on the entry level, they are one of the very few choices which is unfortunate. Great vid and info btw…
Thank you Travis, you are awesome
Daang SA! Sorry this happened brother....we truly appreciate your efforts
Really appreciate the San Antonio review!!!
Great video! Great information!
I live very close to this location. I too have noticed prices going down. So for now I will be patiently waiting for prices to drop. BTW thanks for the video and transparency.
Thank you for all the information brother. I don't even know if I will buy a 2nd home, but you're making me confident that if the situation is right I will be armed with the right information. I would love to see if you do a boots on the ground for my area in the Antelope Valley California. Thanks again.
The ones without the garages remind me of houses you would see in the hood! 😮
We love you Travis! Thanks for everything you do brother!
