Here are some steps below to get you prepared.
Step 1: Start gathering a down payment
One of the most important steps to buying a house for the first time? Figure out your finances. Buying a new home (particularly for the first time) requires a mortgage, where a lender fronts you the money and you pay it back over time. However, in order to get a mortgage, you’ll need some sort of down payment. So how much do you need?
Ideally a down payment on a mortgage should be 20% of the home’s price to avoid added fees, but if you don’t have that much of a down payment, don’t worry. A mortgage down payment can be as low as 10%, 5%, or even 0% for certain types of mortgages (e.g., VA Loan or a USDA loan).
Step 2: Check your credit score
Did you forget to pay off a couple of credit cards? Unfortunately, it’ll affect your credit score.
In addition to having a down payment, a first-time home buyer will need a decent credit score. Minimum of 620 is best. This three-digit number is a numerical summary of your credit report, a detailed document outlining how well you’ve paid off past debts like for credit cards and college student loans.
A lender will check your score and report in order to estimate the odds that you will deliver your monthly payment, too.
In turn, the lender will use this info to decide whether or not to loan you money, as well as how much and at what interest rate. If a lender sees some late payments on your credit cards or other blemishes in your credit report, this can lower your odds of getting a loan with a great interest rate, or perhaps even jeopardize your chances of getting any loan at all.
Step 3: Get pre-approved for a mortgage ( Most Important)
Another one of the most important first-time home buyer steps? Seeking pre-approval from a lender for a home loan. This is where you meet with a loan officer. Each mortgage lender will scrutinize your financial background-such as your debt to income ratio and assets-and use this info to determine whether to loan you money, and what size monthly payment you can realistically afford. This will help you target homes in your price range. And that’s good, because a purchase price that’s beyond your financial reach will make you sweat your mortgage payment and puts you at risk of defaulting on your loan.
As a buyer, just keep in mind that mortgage pre-approval is different from mortgage pre-qualification. Pre-qualify, and you’re undergoing a much simpler process that can give you a ballpark figure of what you can afford to borrow, but with no promise from the lender. Getting pre-approved you’ll have to provide more paperwork, but it’s worth the trouble since it guarantees your creditworthy and can truly buy a home.

I expect with hurricanes ravaging Florida lately, no access to flood insurance except through the government, that prices will go down a lot more.

Built in the 90s, realistically the first one is not worth a penny more than $250k. Super tiny lot too. When people realize that homeowners insurance on these homes averages $4k+ a year (if you can even get coverage) plus super high taxes based on the new purchase price. Prices will continue to drop.
As a Canadian, I would consider any one of those as a winter holiday home. Of course, the first pick would be the one with the pool !

I would buy any of these houses you will be upside down in the next 2 years. Under 1500sqft ie not worth 300,000. Wait until eithe the price drop or interest rates fall. Bought my house a year ago, 2500 sqft 4B, 3bth, formal dining and living 3 car garage for $285, 000 with 2.5 % interest rate. $180 HOA per quarter. If you already live somewhere I suggest you wait. House prices and interest rates are crazy right now ,

Hey Kaleb. Happy Sunday. Move in ready under 3k? Ok. Let’s see. 1st home. Ok. Nice front elevation. 3/2. Nook to the right through kitchen. Clean garage. Living room off kitchen. 1st & 3nd bedroom ok as well as the bathroom. Primary ok. Closet not bad. En-suite small but not bad. Nice size backyard. Lovely pool. Not bad at all Kaleb. Don’t recall the laundry room or one in the garage. Starter or retirement home. 2nd home. Nice front elevation. So front sitting area. Garage. Kitchen on sight looks dated. Nice size primary. En-suite small. Redo kitchen. Room for pool questionable. Bedrooms ok but to 1 bath not good plus no 1/2 bath. 3rd home. Don’t care for the front elevation. 1100sq ft? Very small. Bathroom dated. Guest bedrooms ok. Space small for living and dining. Kitchen meh. Primary ok. Smallest closet. En-suite small but nice. Covered enclosed lanai. Huge yard for a pool. Not bad at all. Do they have something against character & front porches in Florida?
I have to move there in next few months for aging parents and am feeling very wary of regretting
moving to a faux mediterranean box with popcorn ceiling, cheap finishes and garish tile everywhere.
I looked in Mt. Dora which looks much better with a real town square & more of a bungalow look, but parents
in Clermont are already grumbling about it being a better investment to buy new.
In your expert opinion would it be a better investment to buy a cheaply built new or a well cared for vintage.

Hey Kaleb I just watched your latest Video. The First home was nice, But No Dining Room, which is a Bummer, Not a fan of Swimming Pools. And no Patio. 2nd Home The Driveway and Garage needs to be Repaved, No Patio, Needs a all around Fenced. 3rd I really do like, But I would have put Carpeting, Upgrading Both Bathrooms, Needs paint on the Outside. I really Liked the Kitchen, and loved the Enclosed Patio, Plus needs Turf Green Maintenance. ByThe Way Where was the Laundry Room, But Overall I like the last home. Great Video 👍👏😍❤️📸
