Interesting you bring up the New York as you pump the Toronto market. My two cents: Maybe you guys are a little too young to remember what happened in NY a few decades ago. One million people left the city in the 1960's and 70's. That's a population loss that didn't recover for 20 years. Why? The city leaders let the city decline - dirty, crime ridden, and quite literally falling apart. Capital fled. I look at Toronto today and I can't help but wonder - dysfunctional transit system, graffiti and weeds growing everywhere, drug addiction epidemic. The standard of many things have fallen, from restaurants to entertainment. It's just not the city city it was pre-2020. Add to that work-from-home (high commercial vacancy in the core), gridlocked roads, etc. and people might question if Toronto is a three star hotel charging five star prices.
Thanks so much for tuning in and sharing your two cents! This is something I have given a lot of thought on and to be honest at a high level I agree with most of your points. The country and city under its current leadership is clearly on a path of decline and it is undeniable. You can see and feel it everywhere, which is both sad and avoidable. However, we are not alone as most major US and European cities are experiencing similar issues. I still remain hopeful, that we are not past the point of no return and that things can ( and hopefully will ) be course corrected over the next few years, but that still remains to be seen. I think this is a great point and is perhaps something we should explore in greater depth on an upcoming podcast. Cheers!
