It's very normal for young couples to love trendy areas, but you're a young couple that's also ready to make additions to your family. These townhouses will become even tinier after you have your first baby. A house is a big investment. Do not limit your options. Explore even what you think you don't like. What’s important is to look out for open fields near by and other factors that can devalue the area in the next five-to 10 years, consider crime rate etc. visit the nearby police station to find out how safe the area is. It’s always best to buy a spacious house and a building that has been standing for years. Newly builds are not recommendable because you don’t know the durability of the building quality. Secondly paying rates and taxes is way better than paying LEVIES + Rates and Taxes + Water and electricity. The monthly expenses really add up in complexes and townhouses. When making an offer always look at market value of the area not the house alone. Theres a market value ceiling and even if owners renovate above the ceiling it’s not your fault, they took a risk. Lastly, just a tip, when viewing a house don’t overshow your emotions always be neutral. Because when you over praise a house you give a negotiation upper hand to the agent. And if you decide that you want to go the house route take your time, you’ll be surprised how many gorgeous houses pop up

Stunning home but I wouldn’t recommend you buy a house that is way above the average value of properties in that same area. Property location is one of the key things you have to look at when making such a long term investment, any property investor (or estate agent who’s not looking for a quick sale) will tell you this. The owners probably over invested with the renovations because of a lack of market research, quite unfortunate! The better investment would be to rather buy a fixer upper in a great area than buying an over priced (for the area) property in a not so great area. PS. I’m going off of the R2million vs R800k example you gave and the disparity between the two price points.

Of what we were able to see of the neighboring houses, they don't give the same as the house, which is a concern, that house might stand out, and as you mentioned, hard to resell. You guys are planning to start a family, how are the preschools and schools in the area. Will you have to drive kilometers just to take your bundle to school? Will your kids have to be up @5, just to be on time for school? Most importantly, how is security in the area, with a stand alone house you have to consider that, especially with the kind of job you do, the luxury unboxing and all that, which I love by the way. How is the sense of community, especially armed response, CPO, etc. Sana, there is a lot to think about, also, most of the time your first house is rarely your dream house, will you be able to sell the this house. I think, you guys need to rope in some professional to help with the decision making. Last vlog you mentioned your husband's work provides housing what what, we have that at my job, and they are usually quite good in advising in these kinda situations. I was in your situation 3 years back and I chose a stand alone house with a big yard and a crazy big pool, I could’ve chosen the trendy areas with new developments but they were not what I wanted..now my daughters play in the yard and swim and I’m so happy with my decision

The house is beautiful and big babe,the upmarket ones are trendy but very tiny for someone who wants a big kitchen,pool and walk in closet 😊 I would say prioritize having enough space to cook your family meals while your kids are playing in the big yard and later chill outside and have a swim 😊
The last house is actually the only house you've actually viewed. New developments are a scam. They sell you "new" with cheap materials and cut corners with major faults and in the end youll spend so much repairing a so called new house. I think I know the area you're in and it is not a bad area. People who say buy a bad house in a good area don't understand how distorted the Cape Town property market is. It's over-priced, mismatched, and is has so much politics behind it. The owner knows theyve overpriced it. Since they've put so much effort in updating it they're simply trying to get the best return for their investment so submit your budget and see what happens. Lastly dont confuse looking for a home and looking for an investment with a return. A home is one thing. An investment is entirely different. Having both in 1 will confuse what youre trying to do. How you feel is also what matters, youre glowing in that last house and it indeed a good find.
The last house is completely beautiful, it’s stunning. Area looks decent as well. My personal critique is this, SAFETY. I love estates and developments because of the added security. I find stand alone houses a bit intimidating because of the climate we are living in here in South Africa. My boyfriend sometimes travels for work and I would still want to feel completely safe in his absence. Everything has got its pros and cons… this house is 100 times better than a lot of houses I’ve seen. It’s absolutely amazing. If the area is gated, I say go for it. ❤

When we bought our house 8 years ago it was not good looking at all but our yard is huge and in a beautiful area, we only did minor renovations so that it’s just comfortable for us. 8 years later my 2 boys are now older (9&11) only now we are ready to turn it into our dream house and guess what we decided to engage our kids (including my 3 year old baby girl believe it or not she had her own inputs on how she wants her room 😂) in the plans of changing this house and they are happy to put in their input and it’s so exciting for them, so the newly renovated house will not only be enjoyed by us but by the kids as well. I’d say buy the yard and the area and build your dream house in it❤

Its very hard to sell houses that are above the area value. But I learned that new developments are expensive, they charm you with new features & modern design…BUT they are small. Rather buy a fixer upper in a good area, they are bigger have more land space, so you can always get more value for them in the long term
The best advice I received was never buy big house unnecessary, we tend to go for 4- 5 bedrooms which most times only 3 will be utilised full time Secondly I think location location is key, and it’s unfortunate that in most cases best location in new development and nice estates gives you small houses so it’s a struggle but you must choose which one is a priority for you and your family (taking future children into consideration) Lastly consider buying full title deeds house as it allows you to extend your house unlike sectional, in our case 4bed and 3 and half was R3M whereas 3bed with 2 and half was R2,5M but our agent told us it takes max R200K to add 1bed with en-suite and extend patio which you’ll do it to your own taste This shows that there’s a lot to consider when buying a house, it’s a big decision. I love the last house, it's giving Wendy's Home, it's giving Vongai, it's giving grow your parsley and thyme in your little herb garden outside your kitchen, it's giving kids running around the yard, having a tree house it's giving a bigger picture😍. It's nice to be at a secure upmarket estate but those can feel very claustrophobic. Farmstyle suburban living is now a thing. If they renovated and are selling it for R800k more and there are people interested in buying you guys will do the same should the need arise.

My goodness that closet space and en-suite makes up for the smaller main bedroom. I love that the bedroom has direct access to the pool area and kitchen. This house is beautiful and even though it is a stand alone, the area really looks peaceful and safe. 10/10

For the fabric upholstery (headboard) I know Coricraft has coriguard that helps the fabric not stain easily. I have it on my couches and headboards, both are light in colour and it’s really good.

When buying you check the value of the surrounding houses. Eg we bought an old house in Hyde Park/Craighall and the neighbors houses are renovated but our values are similar. The yard is big 4000 sqm.

Around here I think areas where you will get a nice return when you sell is Parklands North, Sandown and Sunningdale,possibly West Beach too. The area of the 2nd house might not be upscale, but I love that you wont have to renovate the house,it would be moving into a modern home, the space is also perfect for when you start growing the family. The first house was quite small and I find that all the houses there are tiny but sooooo overpriced. Pray about it ❤

I think a stand alone house in suburbia would fit your family needs as you are a growing family. These development townhouses will only limit you. The best decision I made was purchasing a big stand alone house at age 29 in a decent area instead at a fair price that matched houses in the area as opposed to a boujee area where the same sized house would be double the price for a stand alone or half the size for the same price in a development.

We renovated and our house looks good thus far, still long to go. But my ok neighbourhood has also changed. New people have bought homes and also renovated. The 2nd house looks stunning, the area looks good but it’s by a T junction and stops signs that’s just an indicator of high traffic which can be noisy during peak hours I personally advocate for freestanding especially for kids, townhouses tend to get tinier as the family grows and there isn’t room for extension. In terms of area look for an area with great schools, low crime, development/renovations. Check the trends in the area, it will indicate if it’s a sought after area. Please don’t hesitate to look at homes needing a little touch up yoi might find a hidden gem.

Of what we were able to see of the neighboring houses, they don't give the same as the house, which is a concern, that house might stand out, and as you mentioned, hard to resell. You guys are planning to start a family, how are the preschools and schools in the area. Will you have to drive kilometers just to take your bundle to school? Will your kids have to be up @5, just to be on time for school? Most importantly, how is security in the area, with a stand alone house you have to consider that, especially with the kind of job you do, the luxury unboxing and all that, which I love by the way. How is the sense of community, especially armed response, CPO, etc. Sana, there is a lot to think about, also, most of the time your first house is rarely your dream house, will you be able to sell the this house. I think, you guys need to rope in some professional to help with the decision making. Last vlog you mentioned your husband's work provides housing what what, we have that at my job, and they are usually quite good in advising in these kinda situations. I was in your situation 3 years back and I chose a stand alone house with a big yard and a crazy big pool, I could’ve chosen the trendy areas with new developments but they were not what I wanted..now my daughters play in the yard and swim and I’m so happy with my decision

The last house is actually the only house you've actually viewed. New developments are a scam. They sell you "new" with cheap materials and cut corners with major faults and in the end youll spend so much repairing a so called new house.
I think I know the area you're in and it is not a bad area. People who say buy a bad house in a good area don't understand how distorted the Cape Town property market is. It's over-priced, mismatched, and is has so much politics behind it.
The owner knows theyve overpriced it. Since they've put so much effort in updating it they're simply trying to get the best return for their investment so submit your budget and see what happens.
Lastly dont confuse looking for a home and looking for an investment with a return. A home is one thing. An investment is entirely different. Having both in 1 will confuse what youre trying to do. How you feel is also what matters, youre glowing in that last house and it indeed a good find.
The last house is completely beautiful, it’s stunning. Area looks decent as well.
My personal critique is this, SAFETY. I love estates and developments because of the added security. I find stand alone houses a bit intimidating because of the climate we are living in here in South Africa. My boyfriend sometimes travels for work and I would still want to feel completely safe in his absence.
Everything has got its pros and cons… this house is 100 times better than a lot of houses I’ve seen. It’s absolutely amazing.

When we bought our house 8 years ago it was not good looking at all but our yard is huge and in a beautiful area, we only did minor renovations so that it’s just comfortable for us. 8 years later my 2 boys are now older (9&11) only now we are ready to turn it into our dream house and guess what we decided to engage our kids (including my 3 year old baby girl believe it or not she had her own inputs on how she wants her room 😂) in the plans of changing this house and they are happy to put in their input and it’s so exciting for them, so the newly renovated house will not only be enjoyed by us but by the kids as well. I’d say buy the yard and the area and build your dream house in it❤

Its very hard to sell houses that are above the area value. But I learned that new developments are expensive, they charm you with new features & modern design…BUT they are small. Rather buy a fixer upper in a good area, they are bigger have more land space, so you can always get more value for them in the long term

The best advice I received was never buy big house unnecessary, we tend to go for 4- 5 bedrooms which most times only 3 will be utilised full time
Secondly I think location location is key, and it’s unfortunate that in most cases best location in new development and nice estates gives you small houses so it’s a struggle but you must choose which one is a priority for you and your family (taking future children into consideration)
Lastly consider buying full title deeds house as it allows you to extend your house unlike sectional, in our case 4bed and 3 and half was R3M whereas 3bed with 2 and half was R2,5M but our agent told us it takes max R200K to add 1bed with en-suite and extend patio which you’ll do it to your own taste

I love the last house, it's giving Wendy's Home, it's giving Vongai, it's giving grow your parsley and thyme in your little herb garden outside your kitchen, it's giving kids running around the yard, having a tree house it's giving a bigger picture😍. It's nice to be at a secure upmarket estate but those can feel very claustrophobic. Farmstyle suburban living is now a thing. If they renovated and are selling it for R800k more and there are people interested in buying you guys will do the same should the need arise.

I honestly think the second house is ideal for family and rising kids, those other boujie areas you viewed are too confined. imagine you working on the landscaping to your preference when you get the house it would look great. If the neighborhood is secure and you are able to stretch your budget..go for it.

For the fabric upholstery (headboard) I know Coricraft has coriguard that helps the fabric not stain easily. I have it on my couches and headboards, both are light in colour and it’s really good.

When buying you check the value of the surrounding houses. Eg we bought an old house in Hyde Park/Craighall and the neighbors houses are renovated but our values are similar. The yard is big 4000 sqm.

Around here I think areas where you will get a nice return when you sell is Parklands North, Sandown and Sunningdale,possibly West Beach too. The area of the 2nd house might not be upscale, but I love that you wont have to renovate the house,it would be moving into a modern home, the space is also perfect for when you start growing the family.
The first house was quite small and I find that all the houses there are tiny but sooooo overpriced.

I think a stand alone house in suburbia would fit your family needs as you are a growing family. These development townhouses will only limit you. The best decision I made was purchasing a big stand alone house at age 29 in a decent area instead at a fair price that matched houses in the area as opposed to a boujee area where the same sized house would be double the price for a stand alone or half the size for the same price in a development.

We renovated and our house looks good thus far, still long to go. But my ok neighbourhood has also changed. New people have bought homes and also renovated. So I think neighbourhoods like people evolve. I like the second house, the space is niice. Please don’t compromise on space. Lots of ❤

The 2nd house looks stunning, the area looks good but it’s by a T junction and stops signs that’s just an indicator of high traffic which can be noisy during peak hours
I personally advocate for freestanding especially for kids, townhouses tend to get tinier as the family grows and there isn’t room for extension.
In terms of area look for an area with great schools, low crime, development/renovations. Check the trends in the area, it will indicate if it’s a sought after area. Please don’t hesitate to look at homes needing a little touch up yoi might find a hidden gem.

The second house is the best option compared to the other houses you have viewed it’s spacious and you can even extend your main bedroom the area is not bad but still a good neighborhood.
Definitely love the last house please put an offer to it, outside you can always make it what you want so definitely take it, ticks most of the boxes so yah god will definitely come through for you❤
