Very informative video as always. House's are perfect for someone looking to start up an Airbnb business. The complex doesn't have much character but once people move in it will give it some extra vibes. It's easily accessible from the airport and near various tourist attractions, this will definitely attract people from around the world.
For the people complaining about price here is some math for you. Land in a decent area is at least 3 million. Construction price is now $11,000 per square foot for decent tiles, granite countertop etc. The size of this house is approx 800 sqft so you are looking at 8.8 million add that to the 3 million that 11.8 million. If you are getting a mortgage for the land you have to pay 30% out of pocket. You also have to put a significant amount of your own money down for a construction loan if you are going through a bank. Now remember you have to find a good contractor and many a people will tell you how hard that is, even with family members who might steal your money. Instead of that hassle some people rather buy into a gated community with 5% down and have peace of mind, access to a gym and a swimming pool.

I love the fact that you can't build up. I don't want my neighbour blocking my view and sea breeze! I love the location. Thanks for doing these house tours. It help people like myself who live overseas to see our options. I think these are reasonably priced for the location and amenities. They are selling very fast too. Barely got one in Phase 7 and those haven't even started building yet and they are basically sold out!! Those complaining about the price and size must not be looking at houses in Jamaica. Not everybody wants to deal with the hassle of buying land and building which is most times, more expensive especially dealing with some of these crooked contractors.

Not complaining about the lot size, its decent but i would prefer to see these developers build 2 stories homes so you have more living space...bedrooms & bath upstairs, living & dining downstairs. That's better use of the land
You’ll be able to build two story at the back but it is not allowed at the front of the complex for obvious reasons...blocking the sea view
Why build upstairs ever think you gonna get old.? Why the hassle with stairs
They give you the option to expand vertically or horizontally on some of the units.

Thanks for travelling across the island of Jamaica to show us this beautiful housing development. This development looks really beautiful and well thought out and the pricing is not too bad seeing what is happening to the Jamaican currency. My only hope is that more housing developers and NHT will consider those persons who cannot afford these houses and make sensible houses like these for those persons even if they are smaller. There are persons who have attended university and is working who will or may never be able to afford one of these houses unless they get help from family members, that i believe is a big shame and sadness.

@@TheDelprattFamily so true, I made the mistake and passed on Drax Hall when it was 13million for the 3bd/2bth ended up paying 17mil one year later. Now they are selling for 34mil. These guys don't know real estate market in Jamaica.
Not even NHT delivering houses at these prices. And no matter how we gripe, thats just the value of our real estate now.
Only buy and build is a cheaper option but you have to have tje fortifude of Job for dealing with these contractors and lawyers

Despite what people are saying I think these will value way more in 2years. Even if you can build a house for that money you should also consider the amenities and the area. Your getting swimming pool, gym, kids play park, tennis court, solar water heater and fencing and the community gated. Also land in a good area is expensive can run like 6mil plus. In kingston you cannot get a gated apartment of that size with the same amenities for that money. from my own observation , the value of gated communties normally increases very rapidily in few yrs. Alot of people are out building the value of their community which is a big mistake as the houses will never sell for any good value.

The grill doesn't come with the units. This model unit was finished adn furnished before are was secured hence the grill

Usually in developments like these, land space is the same expect for corner lots that you have to pay extra for, nice house, have seen comments where other say it is small, but it is a decent size and for people like me who would be retiring, don't no big house to clean

$16M JMD is equivalent to $142k CND... that can only get u a lil appartment here (1 bedroom) and those are HOUSES so I say it's worth it!! And they are lovely!!

I’m not trying to be negative or be rude, but these homes look like some type of government assistant housing. Plain, no design, no space in between your neighbor, they all look the exact same.
Jamaica don't do housing assistance like section8 here 😒 in America. You have to work and pay your rent or mortgage.

Super Tlilly it seems as if Macy Shaw do not know what a government assistant housing stock looks like. Even Food for the Poor board houses looks good which is made from board and erected on concrete base fitted with built-in bathroom and come with a water tank and solar panel. Some Jamaicans may be poor but Wi boasy. (We are boastful)

If it a gated community y grill the model unit it simply advertising that it isn't safe and its small and no shape good the main problem i have with most of these houses is if you plan to do addition most likely u will put on second floor and that roof design only makes the process more costly im a stick with trelawny for now. I have seen townhouses sold in the US for more and the master bedroom can barely hold a queen bed with other furniture. Have also seen condos where the 2nd bedroom could only hold a twin bed and the "dining room" barely could hold a 4 seating table, not to mention, no verandah and no yard space .. the condo was going for 125K USD over 15 yrs ago
I have also been told property is much cheaper in Jamaica compared to other Caribbean nation's such as Trinidad, Grenada, Bahamas, Barbados etc

My concern is how close is it to the sea and how flat is the land? what if there's a storm surge will the houses be flooded out? These sizes are now the norm for the price... Aint going to get anywhere bigger for less that 16mil....we have to just take ot or leave it. Its a huge plus of this comes with AC and or Water heater..... Seen some for similar prices that comes with no ac or heater or anything lile that.

I currently live in Queens NY, I already own my home here I have tenants so I should be ok
Today I was looking and I decided I wanted to invest in a 2 bedroom apt in Kingston. I’ve contacted 3 mortgage providers and I uploaded all documents that is required so that I can pick which mortgage will be best for me... thank you guys for providing me with all information that I needed to get the process started

New York City is a mega city, probably one of the most developed and wealthiest cities in the world. With that comes unequal distribution of wealth: some places have ultra modern, luxurious and high end homes and apartments; some have run-down, poor houses and apartments. Even so, NYC has a lot to offer and is one of the most visited places in the world. Besides, people who live in NYC make US dollars and would more able to afford these houses than people who live in JA.

And the property has been secure long before that as phase 1 was already handed over and has residents there. So this is a good question we can pose to the developers why is it now grilled?

The open plan kitchen living areas can be dangerous. The kitchen should have fire doors for safety reasons.

3bed/2bath is available as well per their website.
Its 2020 and developers in Jamaica still building these communities with above ground utilities that just looks cheap and doesn't fit well with the general aesthetics of the surrounding area.underground would have made such a significant difference to the look of the community instead u have wires running everywhere like ur in rema or some inner city community
Developers have to follow the code. So dont take it up with develooers but with the ppl who write these codes without amending them. I think its cost why Jamaica was built the way it was unlike first world countries that have underground structures from the start.
People who love to criticize and they don't own nothing. At least breeze don't blow down JA houses like the US.

Not sure why they grilled the front porch that was not necessary at all. As you can see the other houses had no grill at the front.
That may have been done because that house was built for staging so it was built before the neighborhood was secured.
