Good morning 🌄 A great informative video. We generally only get bits and pieces of this, but you put it all together! I'm so happy you're back! 🏡

Appreciate it Porter. Yeah, me and Jing are just getting started knowing each other... but we seem to click, so thanx for noticing the VIBE :)
I believe it's generally preferable to explore buying an existing property before considering building from scratch. However, if you can't find something suitable and decide to proceed with constructing your dream home, there are essential factors to keep in mind. First and foremost, before you commence any construction work, it is crucial to obtain a water letter and acquire all the necessary permits. It's important to note that obtaining these permits may be challenging and time-consuming. Therefore, you should anticipate the need to rent a temporary residence while you wait for the permits to be approved in order to begin building your ideal home.
Wow great video. Very informative! Thank you 🙏
Glad you enjoyed it tip, thanx for sayin'.

Coming in August, and want to pick your brain!
Great to see new videos on this channel.
I am a bit different than most. If I ever bought there it would be in the Central Valley. I would not buy without attending one of the relocation retreats too.
We know someone from the states who has a house down there and it has gone well. His brother was the developer so of course not everyone has that option. It was new construction.
Wait, rent it out and not have to declare taxes? The IRS does ask about foreign income.
YEs, the relocation retreat is good INFO, for sure and it's always nice to hear when thing go well with real estate because as everyone knows, it doesn't always here. Thanx for sharing.
Great info. Not all homes or land are being sold by Ticos to Gringos. Many other scenarios exists I have found. Im in process of buying in Central Pacific , Puntarenas from a Canadian. But yes contracts are all in Spanish.
Trust No One. Just like the X-Files. Great video and no BS. Thanks Michael.
Thanks for the informative video Michael, by the way I sent you an email asking about a residency company/person recommendation. Hope that you got it.
Hello, thank you for a great video. Friend of mine just got 20 ha of the property on East coast of CR from a local tribe. He says it was a reward for developing a water cleaning system ( whatever it is???). They were so impressed, therefore this reward. He just started to build a basic infrastructure and a first house for himself cutting huge trees on the property, using local labourers to build it paying them very little money. Plan is to divide the rest of the property into individual parcels and sell with a profit. Based on what you described in your video, my friend must be living in LaLaLand, trying to show off and things might go south pretty soon unless he has some guardian angel watching over him. I wish him all the best, but still would like to hear your opinion on this whole situation. I would truly appreciate it. And by the way, he doesn't speak Spanish but speaks broken English.
good info guys... i am looking at a house now in valle azul...been talking with a agent from remax...dealing with crap still in new jersey but hoping by oct....
Best of luck Doug,, I'm sure it will all work out... but yeah, seems always to be a lot of crap to work out lol
I'm trying to buy as well. And have jumped through many hoops.
Interested in the relocation retreat
👍👍
Apparently the south west coast is the new place to be. Any internal info on this? Great video, tks!
🙏❤
:) Rebel.
ya, 2 years is a good time to test there
How about with new build condo complex’s? Do I need to hire lawyer etc for those type
Of key turn investments?
Gladly I'm an American but Latino. Dark skin, and naturally fluent in Spanish with a Argentina dialect. My wife is a tica/nica. Highly considering buying land and build a small house. Miami is just insane expensive unfortunately. Going to do some research soon
What is considered a good budget when moving? What should I expect to pay for a 2/1 home that maybe needs some work in Central Valley
I fill out the form for the car rental but no response.
So is this something you can help with Michael (not getting gringo)?
What's your thoughts on realtors charging $1K - $2K per day to show you around at some long term rentals or to buy?
$1 k - $2k WOW. That is crazy. I would charge $100-$200 just to make sure you are not waiting my time.
It's not our job to show you around. You should know what you are looking for, and what area you want.
Realtors have writeups, videos, 360 walk-throughs, and photos of properties. that should give you an inkling of what it looks like. You should know if that is something you will be interested in or not before going to see it in person. If you're not 90%+ sure you want a particular property you should not be waising anyones time going to see it.
So, yeah, I can see why why want to charge , but I think that price is a bit much.
How do we contact her?
What is the female agents name, contact details and company name?
Ok, property tax? Like US, even when you pay mortgage off, you get the title but paying tax every year etc..you never really own the property.
Wow shes beautiful……its a comment lol
How much is the houses going for there
all depends on the location of the house and how big it is.
How is it they're Realtors yet you don't need license like you do in US. There are no MLS or real estate laws in CR.
Because it's not the US. **I don't recommend or sit down with anyone who I don't trust.
is there coffee in those empty looking cups ?? lol
mine, most definitely.
I drank most of it and definitely needed a refill lol.
The title should’ve been: Real Estate at its poorest explanation way in Costa Rica
From a Tico, your wording of choice was a bit harsh and insulting. Considering many of the things you mentioned can by also true in any US state.
Rough conversing ,he said - she said.😮
She was cooking at first he should've let her speak LOL Costa Rica isn't for everyone.
You don't need to be a resident. Ah, so that's the reason property is so expensive.
We have properties that say different. It's the 'condo's by the beach',,,, most of the properties we show are very affordable and with a nice chunk of land. **and let's not forget about the cheap property taxes.
Costa Rica is just like any other place in that regards. Here in MA Cape Cod is stupid expensive. Inland not so much.
Please allow your guests to talk- it’s really obnoxious how much you interrupt her. She’s the expert. Ask the questions and stop interrupting, especially if it’s a woman….
Just registered on your portal please reply when possible.
Can we obtain a Costa Rica passport?
Do you have an instagram?
No, sorry we do not
