You know what would be great? If you could manage to make virtual tours of each town in your area. I’d love to get a better feel for instance of the look and character of the towns, how close are the houses to one another, how well maintained the properties are, etc. It would be nice to see the stores and restaurants, the libraries and schools, and hospitals. Just a quick 15-20 minute tour maybe with a few resident interviews included. Plus of course all the pertinent real estate info like average prices, taxes, school district ratings etc. Anything unique to the town. I think you would be great at it and boy would it be helpful in pinning down an area for your buyers to focus on.
I’ve got a few of these! I’ve done Milton, Rehoboth, Lewes, and Bethany so far.

Angola by the Bay,although not a town is the best kept secret on the coast. You own the land, have bay access and spectacular amenities for a low HOA fee. Prices never seem to get too crazy either.
They fall into the Lewes zip code - but I agree! So many great options in there & hardly any one knows it’s there!
I like these affordable areas. I shop at the Walmart in George Town. It is too “urban” for me. My favorite area is Lewes or Rohobeth beach which did not make the list.
