    Never seen such a RIDICULOUSLY SMALL kitchen in my life!….no wonder you showed it for about 3 seconds…..crazy for a house this size!

    Hi James that was really interesting. We are midway through our build of a similar in size house here in Prachin Buri without the pool. So it's been interesting in terms of layout & materials used, also the premium you pay when buying into such a development. Really happy to have more regular content of late. Thanks for all the effort you put into these videos

    Looks really nice I didn't see an outdoor kitchen or a stove oven hood combination in the indoor part of the house. You didn't go to the back of the house all you shot was down the side of the house showing the water tank and pump no outdoor kitchen course needs a refrigerator. I only saw 1 A/C unit, the one in the living room. I did not see any others in the video.maybe I just missed it. Otherwise good price range, good video. I like the little pool kind of cool off when it's hot. Also you did not mention if it's going to have a gate and walled fence when they build another house next to this one. will it have a electric gate? Maybe you can do a follow-up video as this project develops.

    This is one of the best houses so far James. The size, design, storage, and other features (windows/bathrooms/kitchen) make it closer to what westerners/foreigners would like. It's such a shame that we can't purchase this sort of property in Thailand (well not without many hoops and uncertainty). Its a tad frustrating given anyone can walk into Australia/New Zealand/UK and own land and houses etc, but we can't do the same in most of Asia. I would be happy for there to be a large foreign investment levy/tax so that there is a better return for Thailand/people selling, and only on stock that is on the market unsold for a period of time. One day maybe. Thanks again James, one of the best houses so far. 👍👍

    I liked the place light and airy the kitchen seamed Abit small for the house size the bedrooms were a good size thanks for sharing

    Is it just me, or was there something weird about the bathrooms? They seemed a bit cramped, and the doors open so that if someone walks in while you're taking the team to the Superbowl, you'll be hit by the door!
    It would have been cool if the agent had a picture, or a model, of what the subdivision will look like when it's completed.
    I like a big yard, but my wife showed me a few places that have community pools, parks, and lots of places in the neighborhood for me to walk & exercise.

      @James Abroad I think maybe I'm a bit too critical. Instead of just looking at these homes, I'm asking if they are sufficient for me.
      For me, it's mostly the older properties that are most appealing. They seem to have more space, and a few renovations could make them quite nice.
      Oh- have you thought about a series on "fixer uppers?" You could split your real estate videos into new developments and deals on 2nd hand houses.
      Just a thought that popped into my head.
      The wife is finally starting to look at prices and realizing that the dollars and baht get much more in Rayong than around here in Pattaya.
      I just need to get her to consider that the plans for Utapao Airport and the surrounding areas could bring a lot more shopping/activities/etc to Rayong in the next 10 years.

    Some nice finishes but some weird design choices like the storage under the stairs with the giant window!? The wasted hall space on the second floor that makes no sense. Why not split that between the bedrooms? The kitchen was pretty underwhelming as you said

    I attempted to go to that water park in the summer. Apparently it's mandatory to wear Speedos. The guy on the gate hated my M&S swimming shorts and tried to insist that I hire some used speedos! Declined and went to the pub instead.

    Wow sizable! That was very nicely finished too. Five Million sounds high in Thailand but $169k USD for all of that is dirt cheap anywhere else. Thanks for another great video walk thru!

    Look like a nice house with a pool similar in Nan. This in Phitsanulok a nice area. The house can be built with a aircon in living room and bedroom. Great video James

    Yes, yes and yes.. Absolutely one of the nicer ones, and ok priced... Would just need a fantastic 7/11 next door and all would be jolly good :D Safe trip to BKK/Krung Thep Maha Nakhon

    One of the better if not the best project home in this price range you've looked at IMO. I really like the thought put into storage and adequate wardrobe space. Nice flow to the house aswell. Like you said a few small upgrades would make it better. The toilets were quite nice aswell, reminiscent almost of the petrol station toilets you explored recently.
    PS in regards to 0:09:40 What's the strain she's offering to throw in? Are we talking only an ounce or a full pound? 😉
    Looking forward to more father and daughter adventurising escapades from Bangkok.

    Wow James I value my privacy but I would make an exception for that place and and so well priced. I know that area pretty well and it is in hitting distance of most places. I can do Surat to there in 13 hours hence use it an overnight town good restaurants and sort of student vibe at night great spot.

    Really nice house. Like the open spaces but if you want to spend +5 mill do you really want the similar house that maybe 10+ have?
    Still nice interior. Great with a pool. 👍

    Thai houses have evolved for the better.....there were time that I thought ..".this must be the best way to fuck up the inside off a house filling it up with useless rooms and spaces"- but not anymore when I see this house.... would love to live in this house

    Some things are good quality some not, eg cheap doors. Always too many windows in new houses.

    Great video as usual. Funny thing, an oldish video popped up as sometimes happens. It was from Dec 4 2021, entitled plainly "3 BR house for sale in north Thailand", and I saw 210k views!!! I rubbed the old eyes, looked again, and there it still was! What on earth happened? Of course it'd be great if this were always the case, but I'm so curious about what happened. Do you know?

    Hi James. I have just started the process of buying a new build home on koh Samui. I would like to know the cost of a new kitchen fitted? I thought you may know. Western kitchen. Also, places to find tiles in bangkok? Maybe make a video on it? Just an idea..

      Depends how much your willing to spend. You can get pretty much anything you want in Bangkok. So many building companies for tiles, home pro, thaiwatsadu, global house etc. All have similar products and prices. Good luck with the new house.👍🍺

    Not bad at all. Love the design, always been a fan of huge windows. Nice little pool, interior looks a bit more classy compared to a lotta other houses. Kitchen area looks nice but it's missing a stove/induction plate? For a single man like me that would certainly provide enough space for me and my hobbies. Too many bathroomsd tho but we know by now that's common in thailand. Shame about the road noise tho.
