    In today's video we did something we've never done before. We went on an apartment tour with Juan Camilo! We will show you 3 different apartments in 3 different neighborhoods and different price ranges. The apartments are located in El Poblado, Envigado and Sabaneta.

    Very nice, Ive been to Medellin, Ive been to other parts of Colombia, and ive stayed in El poblado and Envigado, very nice but apartments are not for me. I more prefer areas like Guatape, or Santa Fe de Antiaqua

      Yeah, and from his other videos he said it's pretty necessary to pay in full because it's hard to get loans for a home in Colombia.

      Johna I plan to retire in Colombia. How to Expat had a video a while back that said the Col. gov. were changing the rules for the perm. visa I think the old rule was around 145000.00 and they were to raise it to 165000.00 U.S. for the price of ones home to qualify for the visa. Best to check with Expat to get the scoop best wishes.

    My guess is supply will outweigh demand because fewer gringos will be coming here for my guesstimate is at least a year. Medellin hasn't seen this before so it will be interesting to see how it plays out!

      Generally quite low around USD 150-200/m. Property taxes are neglectable (USD 200/y).

    My wife called her father yesterday and it seemed they just extended the cuarentena until well into the summer. We like taking vacations during the off-season but it is still not clear whether US tourists will be allowed in 2020. Medellin and Cartagena are on the list of places to live perhaps 12 years from now.

    excelente video. Keep in mind that foreigners generally will not get a mortgage there. Mortgages are not that common in Colombia in general.

    Thank you for all your informative & well-made videos.
    With the USD so strong @3.700, why not just rent , a top-notch penthouse apt, with no worries?
    If after 6 months, the place has problems (noise etc....), just do not renew lease, and find another nice apt.

      That's true, I think the primary decision should be rent or buy, because of course also the purchase prices are down now. Best is to rent for a while and then start thinking about if buying is an option or not.

    Very nicely-done video and presentation. The only thing I would take issue with is all these place were very pricey. On Colombian classifieds I've found great 2 bedroom apts in the same areas for well under $100k (though I understand these were 3 bedroom apts in the video).

      Yes the price range can vary a lot, but keep in mind the location of the apartments. There are some very nice apartment in some sketchy areas. I would say not a lot of foreigners would find something they are happy in under 100k in Medellin. But you are right a friend (Colombian) bought a 1 bedroom apartment around 5 years ago for 30k

      @@HowToExpat yeah, I think if you don't know Spanish, then using a relocating service is better. The nice-looking 2-3 bedrooms I saw in Laureles, El Poblado, and Envigado on Colombian classifieds were around $80k, minimum. Of course, they go much higher than that, too.

    Sam can you do Bogota? I prefer moving there instead of Medellin. Am from the Caribbean which is always hot and humid so I wouldn't mind some cold weather and dressing warmly especially when going out at night.

      Look at Rionegro, cooler by about 5 degrees and I would say if you like envigado you will like rionegro, now with the tunnel it is a suburb of Medellin

      @@HowToExpat Maybe this can help explain to your clients that Medellín and its metro area have a lot of micro climate options to choose from. If they like cooler temperatures there is Rionegro ; or the mountains around Medellín.

    What kind of a downturn in housing prices is expected in Medellin? Surely the economy is going to take a significant hit?

      Hard to say. As many apartments are not leveraged with mortgages it could be that it's not going to take a big hit, and the Colombian pesos is creeping up (gaining value) against the dollar. So I would say it's probably a very good time to buy now.

    Thank you. I am interested in buying multiple 1 bedroom apartments near parque lleras and rent ouy with air b&b for investment purposes. Can you also show us properties that can be used for short term leaset? I pay about $80 per day to stay air b&b apartment near parque llenas. So i thought that i can buy a couple of them and rent out to earn additional income.

      Thanks for your comment. Just keep in mind that short-term rentals are kinda illegal. If you rent for over 30 days it's no problem but if you offer short-term rentals you actually need a license and have to do a lot of paperwork just like the hotels.

      People with a monthly income of $ 600 don't live in that neighborhood. The average monthly income of the neighborhood is $ 5000 US dollars

      @@dilee2086 well to be fair I think there are some good prices in other parts of Medellin but honestly if I was trying to buy a property in Colombia I would hope to be able to get something quite nice for around $100,000 but at the same time markets don't stay cheap forever so maybe thats not realistic.. here in the US it seems like there aren't any good deals either.. its either you buy something that needs alot of work or you're simply not going to get a good price.

    Reconsider carefully buying any residential property in Colombia. You most probably will end up paying much more tax than your home country.

    Poblado is too hilly to walk around, its not very 'Colombian', its a dangerous area at night (especially around Parque Lleras), and the only expats it really suits are Americans from say Miami or New York who are used to the high rise life, no walking about, ubers everywhere, food delivery, artificial lifestyle and cut off from the real world. Worst part of Medellin in my view !
