To give you an example my fiancé former boss has a dive shop w/10 rooms to rent in Puerto Galera for sale. It is one of the nicest dive shops in Puerto Galera. His asking price is 65m pesos but I’m sure he will take less.

It’s in Sabang area along the beach (though the beach is being a bit generous in that area). When I was there it was I would say that it is one of the top two dive shops there. I know the owner spent a million dollars for the land and building the property. The reason why they are selling it is because they are building a new resort so they are looking to help fund it with the sale of the dive shop.

That Bacong airport has been discussed for many years, i wouldn't hold my breath on that

Even the locals are not sure it will get built. Existing airport improvements are more likely to occur.

I watched the entire video but must have missed the room count? How many rooms? (singles, doubles, matrimonial/king)
When is high season? I know you said that the electricity averages about 30,000 peso's but how about gas (propane) and water? I assume that its municipal water being so close the the sea? How many employees? What is the cost for Internet/Wifi and cable tv?
Would the owner consider a trade or entertain financing? I have a 43 room hotel in Cusco, Peru which is the town closest to the Unesco heritage site of Machu Picchu / "Lost city of the Inca's" opened since 2015 so the construction is new and there is no work to be done. (Turnkey) Thanks!

There's no pronounced seasonality here
They have 2 deep wells, so water basically free. And of course they have municipal water, which is also extremely cheap
Propane bill is also small
Currently they have 13 employees
Starlink cost about $50 per month
The owner is going to sell the resort at full price because he moved outside of the country.

For the price this resort is on the market for, I would think the owners unit would be a lot more extravagant. It’s nice but not as nice as the rest of the resort.

For as nice and well developed as this resort is, and for the amount of money that was apparently spent creating this resort, I am surprised the owners unit was not more extravagant. @@Alex_Kosh Perhaps a house, definitely not on a condo or a resort. It's an amazing property to be sure but it'll never realize a return on the investment. Condos lose value. They're ok to live in but they're not money makers in the long run.

You cannot buy any buildings in the Philippines unless your married to a philippine women and even then it has to be in her name.
