Its very clear that majority of the buyers have a budget range of 1.5 Cr - 2.5 Cr. I think it would be a good idea to have such premium homes who have the right balance of budget + decent carpet area + atleast basic amenities. Such homes should have more demand as compared to Luxury/Ultra Luxury
Good idea.. may be builders need to purchase land parcels rationally... they cant pay exorbitant prices which indirectly inflate the land rates and when they hit the wall, instead of decreasing prices they will increase density. Price of land is just a perceived value and one can find many examples of land rates crashing in many cities, if they grow irrationally. In any case regular customer has to bear the loss and compromise. Unfortunate reality.

Area can be big ... focus on increasing sizes of the areas which matter ..like bedrooms , kitchen .... Also we north Indians love balconies and fresh air ...stop making Mumbai designs with matchbox balconies .. Sizes can be from 1800 to 3000 sqft .. price ..from 10000 to 12500 .. I think bulider doing this can hit JACKPOT
SS Cendana was a good example for premium home segment. Price: 7000 Pre-Launch to 11,000 last tower, Density: 100 per acre, Tier 2 Builder, Size: 1450-1850. As per my knowledge it is sold out project. So SS cendana is proof for demand of premium homes.
Builders should realise ASAP that it is India where good 70%is middle class families how can they afford such unreasonable rates?? We all want a decent society with basic amenities with size of 1200-1800 sqft at a price of 8000-10000max. We are not asking for lavish infinity pool,just a basic living space so that atleast our kids could lead a good life.
